PRAKASH HALDER , Residing at Nasherkuli Gangnapur , Nadia ,
Pin- 741238, West Bengal , hereinafter called as the LICENSOR (
which expression shall unless excluded by or repugnant to the
context be deemed to mean and to include his/her heirs ,
executors, administrators , legal representatives and assigns ) of the

WHEREAS the Licensor is the absolute owner of Commercial Space Gi ing No.
38225 _, measuring an area 150 Sq.ft. at Nasherkuli Gangnapur , Nadia ,
Pin- 741238, West Bengal ,1* Floor.
AND WHEREAS the Licensce hereto being in need of accommodation for Commercial
Space (Shop) purpose and on his request the Licensor has agreed to grant leave and
license in the said Commercial Space (Shop) from: 01/08/2023 to 30/06/2024
exclusive for an period of 11 months under the following terms and conditions to
avoid future dispute and differences by and between the parties And notice period
Two Months :-
That the monthly leave and Licensee fee for the said Commercial Space
(Shop ) is Rs: 12,000/- per month and will pay within 7% day of each and
every English calendar month in advance excluding electrical and water
charge.
2. That in addition to the first month licensee will pay future a sum of
Rs : 12,000/- as security deposit and will be refunded at the time of
vacation provided no damages or loss in sustain and the said deposited
amount will not carry any interest.
3. That by mutual understanding the lease can be extended and renewed with
an enhanced rent of 10 % of the basic rent by another agreed time period.
4. That it is hereby agree that the Licensee hereto shall use and occupy the
aforesaid Commercial Space (Shop) for residential purpose only and shall
not assign or sublet or transfer in any part with the rooms on any portion
thereof.
5. That the Licensee shall be Commercial Space (Shop) for maintaining the
Commercial Space (Shop) is as good condition as possible except the
natural wear and tear.

‘That the Licensee will always allow the licensor or his/her jorized agent
to inspect the leased out premises in day time.
‘That the Licensee shall be responsible for all petty repairs of the
Commercial Space (Shop) .
‘That both the parties shall give Two month notice to other party if they
intends to terminate this agreement before the stipulated period.
That the Licensee shall not indulge in illegal or immoral activities nor he
shall keep any inflammable articles in the said Commercial Space(Shop) -
‘That the Licensee shall not make any additions and alterations without any
written permission first hand from the licensor.
That the supply of water will be according to the water supply by
the competent authority and no abatement of LICENCE fee will be
entertained on the ground of scarcity of water .
That the occupied portion of electric charges will be paid by the Licensee as
per bill of W. B. S. B, D. CO. Ltd. for the meter.
‘That this agreement will not come under the provision of W.B.. Premises
Tenancy Act,1997
‘That the instant agreement cannot be any point of time be interpreted as a
month to months license agreement or as agreement for license.
