CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made and entered into by and between:

I_______________________________________, Filipino and residing at 132 Purok 2, Sta. Cruz, San


Antonio, Nueva Ecija, herein referred to as the LESSORS, and _____________________________________ of
legal age(s), married/single, and resident(s) of __________________________________________, herein referred
to as the LESSEE(S);

-WITNESSETH-

That the LESSOR, is the owner of five (5) door commercial unit stalls located at Minanglo St., San
Francisco, San Antonio, Nueva Ecija:

That the LESSEE(S) had offered to rent and the LESSOR had agreed to lease unto the LESSEE(S)
___________________ the said commercial unit under the following terms and conditions;

1. That the lease shall be for a period of one (1) year, renewable for another year thereafter, upon mutual
agreement of the parties herein;
2. That the lease rental shall be ₱_________ per month, payable every _____ day of each month at the
LESSORS’ residence or office without need of any demand;
3. That upon the signing of this Contract, the LESSEE(S) shall pay the LESSOR(S) ₱_________
equivalent to one (1) month advance rental, and two (1) month deposit;
4. That this lease shall be effective starting _________________, and shall automatically expire on
_______________ , but that should be the LESSEE(S) desire to renew the lease, he/she/they on
______________ should inform the LESSORS of such intention at least one (1) month in advance
prior to such expiration;
5. That the LESSEE(S) acknowledges that the leased premises are in good and tenantable condition , and
thus hereby covenants to maintain the same in such condition free from unnecessary defects/damages,
excepting only ordinary wear and tear;
6. That the leased premises shall be used exclusively for commercial purposes only and not for any
other purpose;
7. That no pets are allowed within the leased premises, nor combustible materials or those of
obnoxious odors stored therein;
8. That the LESSEE(S) shall pay for the electric, water, telephone bills and such other services utilized
within the leased premises, and for these purposes, he/she shall exhibit to the LESSORS upon request,
proof such payments;
9. That the LESSEE(S) shall not assign or sublease the premises hereby leased or any part thereof
without the written consent of the LESSORS;
10. That the LESSEE(S) shall permit the LESSORS or their agents to enter, inspect and view the condition
of the premises during reasonable hours of the day or night;
11. That should the LESSEE(S) fail to pay the rent herein stipulated in accordance with the terms above-
mentioned or should violate any of the conditions of this contract, the LESSORS shall have the right to
eject the LESSEE(S) from the premises, and to collect and recover from him/her/ them all unpaid
rentals, and that the latter shall peacefully vacate and surrender possession of the leased premises of
the LEESORS.
12. That the LESSEE shall not close or abandon the leased premises for a period of more than one (1)
month without giving notice to the LESSOR; otherwise, the LESSEE hereby expressly gives the
LESSORS the authority to open and inspect the leased premises and to inventory the contents there in
the presents of witnesses, and thereafter to enter into possession of the premises holding the LESSOR
free from any liability whatsoever. In such case, the LESSEE shall be considered to be abandoned the
leased premises and that any and all remaining deposit shall be forfeited in favor of the LESSORS
without prejudice to any legal action that the LESSORS may deem appropriate. On the otherhand
should there be any unpaid rentals and bills for utilities, the LESSEE hereby appoints the LESSORS or
any of their authorized representatives as his/her/their Attorney-in-fact to sell the properties and things
that may be found in the abandoned leased premises and apply the proceeds thereof to unpaid rentals,
utilities and damages.\

13. Failure of the LESSORS to enforce any of the terms and conditions in this CONTRACT shall not be
construed as a waiver of such right, nor construed as a modification of the same.
