The valuation report centers mainly on the estimate of current market value of
the above described properties as per verbal request of General Services Office to the
Provincial Appraisal Committee, for reference for insurance purposes.

The market value estimated in this report is specifically as of this time.

There was no limiting condition in this request hence the representatives were
able to explore and gathered relevant market data for valuation.

Preliminary Analysis and Data Selection and Collection:

Batangas province is located in the mainland of Luzon which is about 113

kilometers away south of the Metropolitan Manila Area bounded in the North by the
province of Cavite, in the East by province of Laguna and Quezon, in the South by
Verde island Passage and in the West by West Philippine Sea. It is accessible through
good roads from Manila by way of Cavite via Tagaytay City-Nasugbu Road in the
Northwest side, and by way of Laguna via Calamba-Sto. Tomas Road on the
Northeast. From Quezon province by way of two entrances passing San Antonio-
Padre Garcia Road and Candelaria-San Juan Road on the East.
