A Brief Introduction
Founded in 2008 by a consortium of Australian survey companies Aus-Surv Middle East has developed into a UAE
company specialising in all aspects of property measurement.

Our team includes surveyors, architects and technicians from Australia, the Middle East, United Kingdom and India.
Our core team collectively has over 70 years of experience in all aspects of property surveys and over 30 years
experience here in the UAE.

With our depth of experience, we can review each project and develop a solution tailored to the client’s requirements
that complies with all UAE regulations.

Aus-Surv Middle East is fully ISO 9001:2008 accredited. This gives our clients real confidence in our product and
services. Quality assurance is an ‘every day’ task with annual evaluation and certification. Each member of our team
strives to produce a better product which benefits all our clients.
Survey services
JOPD Surveys
The Jointly Owned Property Law No.27 of 2007 came into effect in June 2010 with the release of the General
Regulations Concerning Jointly Owned Property and the Survey Regulations and Directions. Aus-Surv Middle East
specialises in large mixed use developments working closely with the client’s legal and management team to achieve
a practical and effective management structure. We also provide the documentation for Oqood and Ejari registration
for villas, apartments, shopping malls and any form of real estate development.

GFA Surveys
In all Tecom (DTMFZA) zones there is a requirement to have a final GFA survey completed on projects by a third
party surveyor, prior to the issue of the BCC. ASME has completed over 30 submissions to DTMFZA including
very complex mixed use developments and has established a solid reputation in this line of work. We have also
been involved in providing advice and measuring areas, by various methods of measurement for large commercial
developments in DIFC, DM and also for SPA dispute resolution.

Measured Building Surveys


The firm undertakes all aspects relating to measured building surveys including floor plans, elevations, sections,
and 3D models. This is an area we specialise in and undertake all our building Surveys using state of the art on-site
software, specifically written for carrying out this type of work. This provides efficient and continuous visual and
dimensional checks which dispenses with the archaic “pen and paper” method allowing for a self-checking and
streamlined approach and delivery of this type of survey, resulting in a quicker and more reliable service.
3D Laser Scanning
The firm has experience in 3D Laser Scanning; data capture, processing and production of 2D and 3D models.
We can provide clients with a full 3D real-time data capture solution suitable for precise, detailed work. This is
particularly suitable for base data for BIM models and the very accurate location of as-built environments (eg:
shopping malls) for re-development work.

3D CAD Modelling
Our in-house CAD department can provide full 3D CAD modelling service, utilising collated survey data to produce
models of building or land in various formats, which can then be used for a number of purposes such as a design
base, a Daylight / Sunlight study or processed further into 3D visualisations and ‘fly-throughs’ capable of being
navigated by the end user. Our team has extensive experience in AutoCAD and Solidworks as well as knowledge
of other leading 3D applications such as MicroStation and Vectorworks.

BIM
Building Information Modelling (BIM) is the means by which everyone can understand a building or structure through
the use of a digital model. Using 3D Laser Scanning we create the framework for the 3D model for BIM. This powerful
management of data for the whole life cycle of a project creates value from the collaborative efforts of people,
process and technology.
Engineering Surveys
The firm has been involved in two very high profile developments (Burj Khalifa & Dubai Sports Swimming Complex)
where unique survey solutions have been developed for high precision set out and surveys. Deformation, settlement,
concrete shrinkage and creep and other movements in projects under construction need to be precisely monitored
with a survey programme and system in place that will produce the desired results.

Regulatory
There are many measurement codes in use in the UAE; eg: Dubai Land Department, Tecom, Dubai Municipality,
DIFC, Aldar, Abu Dhabi Municipality, IPMS etc. Most are variations on BOMA and RICS standards which have been
in use for many years. Aus-Surv Middle East has worked with all of these codes of measurement and can advise on
the most appropriate for a particular development or use and one that will meet the government requirements.

Topographical Surveys
The firm is typically commissioned by architects and developers to undertake topographical surveys to gather survey
data about natural and man-made features, including heights / elevations, in order to produce 3D representation of
the site. Our team is experienced in surveys of all sizes and complexities with surveys completed using extensive
on-site coding library, providing the ability to continually view, edit and check data at all stages in line with your
requirements.
