hereinafter called and referred to as the "LICENSOR" (which term or expression shall unless excluded by or repugnant to
the context be deemed to mean and include her executors, administrators, legal representatives and assigns) of the ONE
PART ADHAR NO. 9965 4001 8617

AND

SARMISTHA PRAMANICK D/O BISWANATH PRAMANICK Occupation - SERVICE, by nationality - Indian, residing at
75/H/9/2, B.M.RD. (DR. By, faith-HINDU, S.CH.BANERJEE.RD) KOLKATA MUNICIPAL CORPORATION, BELIGHATA,
KOLKATA NORTH PIN 700010 VOTER CARD: ILJ2596526

Herein after called and referred to as the "LICENSEES" (which term or expression shall unless excluded by or repugnant
to the context be deemed to mean and include her executors, administrators, legal representatives and assigns) of the
OTHER PART

WHEREAS the Licensor is the lawful owner of a self contained residential house having with a super built up area of 550
Sq. Ft.(APPROX) be the same a little more or less comprising of 1(ONE) bed room, 1(one) kitchen, 1(ONE) HALL, 1(ONE)
BALCONY and 1(ONE) toilet along with wall color and fittings of fan and light and proportionate share of common areas
and facilities, being premises,PRAYASH-II, KRISHNAPUR CHANDIBERIA (MONDAL PARA) P.O-MILLAN BAZAAR, P.S-
BAGUIATI, KOLKATA-700102

AND WHEREAS the Licensee herein approached to the Licensor to use the super built up area of 550 Sq. Ft.(APPROX) be
the same a little more or less comprising of 1(ONE) bed room, 1(one) kitchen, 1 (ONE) HALL, 1(ONE) BALCONY and
1(ONE) toilet along with wall color and fittings of fan and light and proportionate share of common areas and facilities,
being premises, PRAYASH-II, KRISHNAPUR CHANDIBERIA (MONDAL PARA) P.O-MILLAN BAZAAR, P.S-BAGUIATI,
KOLKATA-700102 of the said portion as leave and license basis for his RESEDINTIAL purpose and accordingly the Licensor
herein is agreed to grant the said leave & license portion on leave and license for 11 (eleven) months and subsequently
after mutual discussions between the parties herein this agreement witnesses as follows.
TERMS AND CONDITIONS

1. DATE OF COMMENCEMENT :- 1ST AUGUST, 2023

2. DATE OF EXPIRY :- 30TH JUNE, 2024

3. PLACE UNDER LEAVE AND LICENSE :- ALL THAT of residential house having with a super built up area of 550 Sq. Ft.
(APPROX) be the same a little more or less comprising of 1(ONE) bed room, 1(one) kitchen, 1(ONE) HALL, 1(ONE)
BALCONY and 1(ONE) toilet along with wall color and fittings of fan and light and proportionate share of common areas
and facilities, being premises, PRAYASH-II, KRISHNAPUR CHANDIBERIA (MONDAL PARA) P.O-MILLAN BAZAAR, P.S-
BAGUIATI, KOLKATA-700102

4. LICENSE FEE:- Rs. 8,000 (Rupees EIGHT THOUSAND ONLY) per month EXCLUDING maintenance charges.

5. PAYMENT TERMS:-To be payable on and within 10TH each English current month in cash.

6. SECURITY DEPOSIT : At the time of execution of this agreement the Licensee shall pay Rs. 8,000 (Rupees EIGHT
THOUSAND ONLY) to the licensor as interest free security deposit and the said security deposit shall be refunded by the
licensor to the licensee without any interest at the time of expiry of this agreement after deducting arrear, dues etc. If
any.

7. ELECTRIC CHARGES:-That the said Licensee shall promptly and diligently pay the Electricity Charges as raised as per
the Electric Meter standing in the name of the Licensors...

8. ADDITION & ALTERATION:-The licensee shall not make any addition and alteration of the said flat and he shall use the
said flat like a prudent man.

9. PERIOD:-The leave and license will be in force for 11 (Eleven) months only from 1ST AUGUST, 2023 TO 30TH JUNE,
2024. The matter of extension of license period entirely depends upon the pleasure / decision of the licensor.

10.TERMINATION PRIOR TO EXPIRY:-In case the licensee wants to vacate before the expiry of the period as stated herein
before, he will give 1 ONE MONTH notice in writing to the licensor and accordingly if licensor wants to terminate this
agreement before the expiry of the period he has to follow the similar condition of giving notice for one month.

11.SUB-LEASE OR SUB-TENANCY:- The licensee will not permitted to deliver his possession or part of his possession in
sub-lease or in sub-tenancy on the basic of this agreement or to deliver his possession and / or part of her possession to
any third party.
12.PURPOSE:-That the licensee is not permitted to use the said licensed portion for his RESIDENTIAL purpose under any
law or provision of the State of West Bengal. He will be permitted for residential purpose only.

13.BREACH:-The breach of any of the above terms and conditions then this agreement shall stand CANCELLED and the
licensor shall take POSSESSION of the said portion without notice.

14.DAMARAGE:-That the Licensee shall keep the licensed premises in good and habitable condition without any
damage, if any damage caused by the licensee, the same will be replaced by the licensee or the said amount will be
deducted from the security deposit or licensee will repair at his cost and expenses of replace the damage portion or
article.

15.ROOF TOP:-That the Licensee shall use vacant or open space and roof of the said premises.

16.INFLAMMABLE:-That the Licensee shall not store or keep any highly inflammable or explosive materials in the
licensed premises except cooking gas.

17.SOCIETY/ NEBOURS:-That the Licensee shall not disturb Licensee of the said flat.

19. LEGAL STATUS OF THE LICENSE:-That under any circumstances this agreement will not be governed by the W.B.P.T.
Act, as it amended up-to-date and after the expiry of the aforesaid stipulated period the licensee shall surrender the
license in favour of the licensor without any excuse.

20. MORTGAGE :-That the licensee shall not mortgage or any financial institute or not make any cheat fund of the said
licensed portion or not any create any new admission partner or sister concern company of the said leave & License
portion within the stipulated period, in that cases the licensor shall not have any obligation or responsibility for such
occurrence.
SCHEDULE OF THE LICENSED FLAT

comprising of 1(ONE) bed room, 1(one) kitchen, 1(ONE) HALL, 1(ONE) BALCONY and 1(ONE) toilet along with wall color
and fittings of fan and light and proportionate share of common areas and facilities, being (MONDAL PARA) P.O-MILLAN
BAZAAR, P.S-BAGUIATI, KOLKATA-CHANDIBERIA

IN WITNESS WHEREOF both the parties hereunto put their respective hands on this the day, month and year first above
written.
