Results:

According to the data we collected through multiple sources, there was a lot of data cleaning and
warehousing that was done before we started with the analytics of the data.
We worked on Tableau Software to showcase the data values and the prediction based on the
factors discussed in the data description earlier in the document. Hence, we have cleared a few
creative and intriguing visuals that help us explain and verify the data retrieved.

Graph 1 above shows the average housing prices from the year 2011 to 2023, for the city of
Toronto. As seen from the graph it is very evident that detached houses are the most expensive
houses followed by freehold townhouses and condo Townhouses and the least expensive are
Condos.
According to the forecast prediction for the next 5 years, we are expecting the prices to rise for
the city of Toronto, but the rise won't be as sharp as we could see from the year 2020 to 2022 the
time of covid. Also, the new laws being implemented for housing and loans and even for
immigrants will have a major impact on housing prices.
Graph 2 above shows the pricing forecast for different house category comparisons for different
cities in Ontario. The housing price for Toronto is maximum compared to all the cities whereas
the city of Oshawa has the lowest housing price in all the four categories. Brampton and
Mississauga are quite close to each other as condo townhouse prices beat Brampton Condo
houses after the year 2022 and are forecasted to go higher than Brampton in the next 5 years.
Whereas there is a huge price difference in the detached housing market for Brampton and
Mississauga.
We have 20 cities included in the dataset for the state of Ontario so we can compare multiple
cities with each other and can explain and forecast the prices for the next 5 years for those cities
for various house categories.
We created a dual axis Gantt and bar chart to compare the prices from current year to previous
year for different regions i.e. Durham Region (Oshawa, Pickering, Ajax, Whitby), Halton Region
(Burlington, Oakville), peel Region (Brampton, Mississauga, Caledon), York Region (Vaughan,
Richmond hill, Markham) and other area (Hamilton, Toronto, Barrie, etc.)
From the slider below we can select the year we want to compare with the previous year, the
digits on the top of the bar tell us the difference between the current and the previous year's
average prices and the arrow shows that from the year 2020 to 2021 there is a rise in the housing
price.
From the graph above we can see that there is a huge rise in the housing price for the York
region as compared to other regions of Ontario whereas the least price difference is for the
Durham region i.e. $63,996 for the year 2021 compared to 2020.

Graphs 4 and 5 compare the housing prices for a particular city in this example we have
considered Toronto. As shown in graph 4 we can justify that for a condo house in Toronto the 2-
bedroom apartment has more price as compared to 1 or 3-bedroom. For the year 2021, the 3-
bedroom condo was the cheapest of the rest two as the pricing was 29.77% of the total pricing of
condo apartments.
The graph 5 compares the YoY growth of various property types in the city of Toronto as can be
seen all bedroom houses rose by 14.97% and had equal growth in the price of all categories of
bedrooms in a condo house. The number in parentheses is the average house price for the
previous year and hence we can see a growth in the house price from the year 2021 to 2022,
whereas as we go from 2023 to 2024 there is a dip in the housing prices for the city of Toronto
due to multiple factors involved.
We created multiple calculated fields and parameters in Tableau to verify the data presented and
concluded the results in the visuals. Considering the area of Toronto the family size of people
living in that city is 2-3 person per family hence the number of houses having a two-bedroom
apartment has more demand and therefore has more pricing than the other two.

The above graph shows the YoY Pricing growth for the year 2021 compared to the year 2020 for
the different property types.
As can be seen from the table above the average household price for the city of Pickering for a
3-bedroom house and the price of a detached house is the maximum, then the freehold
townhouse, Condo Townhomes and the least expensive is the condo for a 3-bedroom apartment.
Compared to last year’s prices there is a high rise in the price of condos and freehold townhomes
as compared to the rest of the property market. There is just a 3.89% change in the housing price
for detached houses. Using the filters on the left we could also compare different cities for
different years and hence could decide which city of Ontario and which property type should be
good for investment purposes and which has more chances to grow.
