EXTRAJUDICIAL SETTELMENT

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT is executed by and among:

ROSEMARIE B. MARQUEZ, widow, of legal age, and natural born


Filipino Citizen, with residence at 7 Road 12 Extension Brgy. Bahay Toro,
Project 8 Quezon City;

GERMAN FREDERICK B. MARQUEZ III, married, of legal age,


and natural born Filipino Citizen, with residence at 7 Road 12 Extension
Brgy. Bahay Toro, Project 8 Quezon City;

GERALDINE M. UY, married, of legal age, and natural born Filipino


Citizen, with residence at 7 Road 12 Extension Brgy. Bahay Toro, Project 8
Quezon City;

GEMMARIE M. PUNZALA, married, of legal age, and natural born


Filipino Citizen, with residence at 7 Road 12 Extension Brgy. Bahay Toro,
Project 8 Quezon City;

GERMAN FERDINAND B. MARQUEZ JR, married, of legal age,


and natural born Filipino Citizen, with residence at 7 Road 12 Extension
Brgy. Bahay Toro, Project 8 Quezon City;

WITNESSETH:

WHEREAS, on April 13, 2021, GERMAN CAPUSPUS MARQUEZ,


died intestate at St. Luke’s Medical Center 279 E. Rodriguez Sr. Ave.
Quezon City(Attached herewith is a machine copy of her Death Certificate,
marked as ANNEX “A” and made an integral part hereof

WHEREAS, decedent GERMAN CAPUSPUS MARQUEZ left ½ of


two real properties located at Alfonso Cavite City said real properties are
more particularly described as follows, to wit;

A parcel of land (l Lot 1467-C of the subd. Plan, Psd-04-


129103 being a portion of Lot 1467, Cad-466-D, Alfonso
Cadastre, LRC Rec. No.__) sit. In brgy. Marahan, Mun. of
Alfonso, Prov of Cavite, Bounded on the NE along line 1-
2 by Lot 1467-B (Existing Road) of the subd. Plan; on the
SE along line 2-3 by lot 1461, Cad-466-D, Alfonso
Cadastre; on the SW along line 3-4-5 by creek (10.00-40.00
m wide ); on the NW & SW along line 5-6-7 by lot 1467-D
of the subd. Plan; on the NW & NE along lines 7-8-9-10-11
by lot 1467-G (Existing Road) of the subd, plan; on the NE
& NW along line 11-12-13-1 by lot 1468 Cad -466-D,
Alfonso Cadatre Beginning at a pt. marked “1” on plan

bearing grid; date of the original survey; Jan 1983- July
1984 and that of the subd. Feb 12, 2000 and was approved
on June 8, 2000.

WHEREAS, the parties hereto are the legal heirs of the


decedent capable and entitled to succeed his estate they being his
spouse and children, respectively;

WHEREAS, there are no known debts or obligations due


against the estate of the decedent;

WHEREAS, no personal properties are involved in this


extrajudicial settlement of the estate of the decedent;

WHEREAS, invoking the provision of Section 1, Rule 74 of the


Revised Rules of Court of the Philippines, it is in the best interest of
the parties hereto to have agreed and they do so agree to DIVEDE,
PORTION, and ADJUDICATE among themselves, extra-judicially,
in equal shares the above-described real properties, in the following
proportion, one fifth (1/5) each.

WHEREAS, in the remote event that any other property of the


decedent should ever be found which is not included herein above,
the parties hereto further agree as they do so to settle and distribute
the same in like manner and proportion as herein established and
disposed.

NOW THEREFORE, for and in consideration of the foregoing


premises, the parties hereto, have agreed as they do so agree to DIVEDE,
PORTION, and ADJUCATE among themselves extra-judicially the above-
described real properties, in the manner and proportion herein before
mentioned.
