COMMON CONCERNS:

Door handles loose on hall cupboard, lounge and front door. Doors not flush with frames on doors to front door, lounge and bedroom 1
cupboard. Stickers not removed on inner door edges on doors to cloakroom, lounge, bathroom, bedroom 2 and on bedroom 1 cupboard door.

Poor ceiling lines in hall and in lounge with various shrinkage on ceilings. Roses on

single pendant lights paint splashed in hall and in bedrooms.

Walls not square in hall (rh side of front door reveal and wall on right of lounge). Walls not plumb in cloakroom (rh side of window reveal)
and on starirs (top corner). Walls not straight / bowed in kitchen and in lounge. Poor finish to walls in bedroom 1 cupboard around combi
boiler. General shrinkage cracks around majority of doorframes and along window sills.

Recessed down-lighters – various lights paint splashed in cloakroom and in kitchen. Poor fitting

tiles on tiled sills.

Kitchen floor units, drawers and freezer – various doors not aligned / flush.

General creaking floorboards on landing and in bedroom 1 and top stair treads creak.

Exterior walls - general gaps in mortar on all exterior walls with poor alignment of joints along side wall top of eaves. Flaps on wall

vents missing?

Items requiring immediate attention:

Combi boiler faulty - noisy after use (whistling sound). Client first reported issue Jan 2019 and end of May 2020 when Heatcraft engineer
checked the boiler who concluded that boiler was likely to be faulty. Issue still not resolved. Replacement boiler required.

Bathroom extractor – loud buzzing sound heard from within bedroom 2 and in lounge. Requires further investigation. Shower

temperature controls – faulty hot water tap (slow to respond).

Roof - dry verge caps loose top corners. Roof

(Kitchen) – water ponding.

Rear security light - faulty? Emits low light when operational.
