AND WHEREAS the TENANT has approached to the LANDLORD to grant lease in favour of the said
Tenant and on the basis of mutual agreement, the parties hereto entered into this agreement. The
terms and conditions as stated herein below.

NOW THIS AGREEMENT WITNESSES AND IT IS HEREBY MUTUALLY AGREED BY AND BETWEEN THE
PARTIES AS FOLLOWS:-

1. That the said premises area will be of approx 100/-sqft.

2. That the Rent of the said premises will be Rs8000/-(Eight Thousand Only) per month

3. That the said rented premises shall be used for Commercial purpose.

4. That the tenant shall not make any nuisance or annoyance in the said premises nor shall cause any
disturbance to anybody or any other neighbour in any manner whatsoever.

5. That the tenant may make any addition, alteration in the said premises.

6. That the Landlord and the tenant reserve the right to cancel the agreement by giving an adequate
notice of clear 30 days.

7. Rent agreement will be valid upto 3 Years from the date of commencement.

8. Rent will be increase 10% per year.
