RENTAL AGREEMENT

This rental agreement is made on ………………………………….. Between the

Landlady;
JACQUELYNE AKINYI ONYANGO and the Tenant………………………………..
Both parties agree as followed:
1. This Agreement will be for a term beginning
on…………………………………....and ending on ………………………………..at
the expiration of the term, this tenancy shall be terminated unless both parties mutually
agree to renew and continue the tenancy under agreed- upon terms.
2. The Tenant shall remit the monthly rent payment on the 5th day of each month to
M-pesa number 0729285690, unless otherwise instructed by the Landlady. In the
event that the rent is not received by specific due date, the Tenant agrees to pay late
penalty of 10% which shall be remitted together with the overdue rent.
3. The Tenant is prohibited from subletting or assigning this tenancy without obtaining
prior written consent from the Landlady. Any such subletting or assignment without
permission shall be considered a breach of this agreement.
4. The Tenant shall not undertake any construction or make alterations to the premises
without obtaining the consent of landlady- Any such changes made without proper
authorization will be considered a violation of this agreement.

5. In the event that the Tenant wished to terminate this tenancy and vacate the
Premises, the Tenant shall provide the landlady with a written notice of intent to
terminate at least two months prior to the intended date.

6. The Landlady reverses the right to access the property and conduct inspections at
any reasonable time, provided that the landlady gives the Tenant reasonable notice.
7. You shall not be a nuisance or antisocial in the compound. Mutual respect should be
maintained between the Landlady and Tenants at all times. Should it be deemed
otherwise, your tenancy will be terminated.
