I, ORTEZA MANALAYSAY LUCAS, of legal age, Filipino, residing at Block 1, Lot 6,

Dulalia Executive Village, T. Santiago, Ciente Reales, Valenzuela City, Metro Manila, do hereby
name, constitute, and appoint the GABRIEL & MENDOZA LAW OFFICES, and/or ATTY.
JOCELYN GERIAL GABRIEL and/or ATTY. DAVID MICHAEL O. GABRIEL or any of its
lawyers, or paralegal VOINE F. CANOY and/or GILBERT L. FORTIN and/or MICHAEL JAMES
AGAPITO with office address at Suite 601, Fil-Garcia Tower, Kalayaan Avenue Cor. Mayaman
Street, Diliman, Quezon City, Metro Manila, Philippines to be my true and lawful attorney, for me
and in my name, place and stead for the purpose of processing the Extrajudicial Settlement of
the Estate of Mr. Jovito Zamora Lucas with Deed of Absolute Sale in favor of Buyers Spouses
Edwin Luna Zamora and Evelyn Valeriano Zamora with the Bureau of Internal Revenue, and the
Local Government Unit of Malabon City including the Treasurer’s Office of Malabon City; To
process, pay and have the title of the property covered by the Extrajudicial Settlement of Sale
and Absolute Deed of Sale which is Transfer Certificate of Title No. M-26133 located at Malabon
City be transferred to the Spouses Edwin Luna Zamoa and Evelyn Valeriano Zamora; to sign
and secure all necessary documents with any local government unit including securing the
necessary copies of the tax declaration of Transfer Certificate of Title No. M-26133, and to sign
and secure all necessary documents from the Register of Deeds of Malabon or Valenzuela City,
City Treasurer's Office, or Assessors Office until the said Transfer Certificate of Title No M-
26133 has been transferred and processed under our names: To represent in having any
notices or orders published in any national or local newspaper of general circulation; and lastly,
this is to empower my attorney-in-fact to do any act or deed that we could personally do if we
are personally present.

HEREBY GIVING and GRANTING unto said attorney full powers and authority to do
and perform all and every act requisite or necessary for the purpose of acting for and in my
behalf to transfer the said Transfer Certificate of Title No. M-26133 located at Malabon City be
transferred to the Spouses Edwin Luna Zamora and Evelyn Valeriano Zamora.

HEREBY GIVING and GRANTING unto our said attorney full powers and authority to do
and perform all and every act requisite or necessary to carry into effect the foregoing authority,
as fully to all intents and purposes as I might or could lawfully do if personally present, with full
power of substitution and revocation, and hereby ratifying and confirming all that our said
attorney of her substitute shall lawfully do or cause to be done by virtue hereof.
