This sale deed is made and executed on this :2 5' aay of January 2007, at

1-. Sri. THAKUR BHAGAT SINGk son of late Sri. T. Bansi Singh, aged about 37 years,
occupation: business, resident of H.No.14-2-69, Goshamahal, Hyderabad,

Smt. CH. JAYASHREE, wife of Sri. Ch. Prabhakar, aged about 39 years, occupation
: housewife, resident of Plot No.2S, Suman Colony, West Marredpally, Secunderabad ..

Hereinafter collectively referred to as "THE VENDORS".

The terms VENDORS and VENDEE shall 'mean and include their respective legal
heirs, nominees, executors, administrators, representatives, successors, assignees etc.

WHEREASthe vendors herein are the absolute owners, pattedars and possessors of
agricultural land admeasuring Ac.1-00Guntas equivalent to 0.404 hectares, fn survey
No.49/1{ part of Madeenaguda Village, situated at Madeenaguda Villaqe &
Grampanchayat, ~erilingampally Revenue Mandai & Municipality, Ranga Reddy District,
(hereinafter referred to as THE SCHEDULEPROPERTYand more specifically described in
THE SCHEDULEat the foot of this document), having purchased the same throygh\a .
registered sale deed dated 06-12-2005, which is registered as document No.19244bf
2005, in the office of Joint Sub Registrar-II, R.O. Ranga Reddy District.

AND WHEREAS the vendors for their legal necessities have offered to sellthe
schedule property free from all encumbrances, to the vendee for a total and valid consid-
eration of Rs.75,OO,OOO/-(Rupees seventy five lakhs only); And whereas the vendee has
accepted to purchase the above said schedule property for the said consideration;.

NOW THIS DEED WITNESSETH AS FOLLOWS:

1. That in pursuance to the above sald: agreement and in conslderatlon of
Rs.75,00,OOO/-(Rupees seventy five lakhs only) the vendee w~1Iand truly paid the
entire sale consideration to the vendors as hereunder ; the receipt whereof the
vendors do hereby acknowledge, accept and confirm.
(i) Rs.25,OO,000/- through cheque NO.870609, dated 18-10-2006;'
in favour of vendor NO.1 <.
with the consent of vendor No.2;
(ii) Rs.25,OO,OOO/- through cheque No.870610, dated 18-10-2006;
in favour of vendor No.1;
(iii) Rs.25,OO,OOO/- through cheque NO,870611, dated 18':10-2006;
in favour of vendor No.2;
all drawn on Andhra Bank, Film Nagar branch,
1 Jubilee Hills, Hyderabad;

2. That the vendors having received the entire sale consideration, doth by these pre-
sents indefeasibly grant, sell, convey and transfer unto the vendee THE SCHEDULE
PROPERTYtogether with all rights, title, interest of whatsoever both at law and in
equity of the vendors unto and upon THE SCHEDULEPROPERlY.

3. That the vendors hereby declare that they have got absolute, negotiable and mar-
ketable right, title and interest in respect of the schedule property and that there is
no legal impediment to convey the same provided herein .:

4. That the vendors do hereby assure unto the vendee that the property conveyed
hereunder is free from all charges, mortgages, court litigations, family disputes or
any encumbrances of whatsoever nature.

5. That the vendors hereby agree and undertake to indemnify and keep indemnified
the vendee against all losses, damages, costs that the vendee may be put to by
reason of any defect in title or by virtue of any act of the vendors or their predeces-
sor in title, heirs, successors or by any person or persons claiming through and or
acting in trust for them. :

6. That the vendors have delivered the vacant, physical and peaceful possession of
THE SCHEDULE PROPERTYto the vendee TO HAVE AND TO HOLD the same
absolutely and forever.

7. That the vendors have paid all taxes,cess and demands in respect of THE SCHED-
ULE PROPERTYupto the date of execution of this deed and hereinafter it is the
responsibility of the vendee.

8. That the vendors do hereby declare and covenant with the vendees that they shall
execute and do all such acts as may be necessary to more effectually assure the
vendee with respect to the title conveyed hereunder.

9. That the land conveyed hereunder is not'an assigned land as defined in A.P. As-
signed land (Prohibtion of Transfers) Act IX of 1977. The vendors are not a surplus
land holder under A.P. Land Reforms (Cei.ling on Agricultural Holdings) Act 1973,
and there is no house or any construction 'm the schedule propertv. " . I

10. That the vendors further declare that the schedule property is not attracted by the
Provisions of A.P. Land Reforms (Ceiling on Agricultural Holdings) Act, NO.1 of
1973.

11. That the schedule property is within the peripheral area of Hyderabad Urban
Agglomoration. However,the Government of Andhra Pradeshexempted the schedule
property from Urban Land (Ceilling & Regulation) Act 1976 vide G.O.Ms. NO.733
Revenue CUC-II) Department, dated 31-10-1988.

12. That the. vendors hereby declare that~hey owning vacant land admeasuring
Ac.1-00 quntas in the peripheral area of Hyderabad Urban Agglomoration; that
after issuance of G.O.Ms. NO.733 Rev. CUe-II) Department dt.31-10-1988 and
availing the exemption granted therein, they have so far transferred an extent of nil
Sq. Yards and through this document they are transferring an extent of AC.l-00
guntas.

13, That the vendors do hereby declare that there are no mango trees,coconut trees,
betel leaf gardens, orange groves or any such other gardens that there are no
mines or quarries of granites or such other valuable stones, that there are no
machinery no fish ponds etc., in the lands now being transferred, that if any sup-
pression of facts are notices at a future date, the vendors will be liable for prosecu-
tion as per law, besides payment of deficit duty,
