DEED OF ABSOLUTE SALE OF LAND

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Sale of Land is made and executed by:

I, ANGELES T. ESTAVILLO, of legal age, widower, Filipino, and resident of Masaya Centro,
San Agustin, Isabela (hereinafter referred to us the SELLER)

-AND-

I, ELIZALDE D. OSERA, of legal age, Filipino, married, of legal age, Filipino and resident of
Masaya Centro, San Agustin, Isabela; (hereinafter referred to as the BUYER);

WITNESSETH

That the SELLER is the registered owner of a certain a parcel of land together with all the
important improvements found therein, as evidenced by Transfer Certificate of Title (TCT) No.
T-340290 situated in Masaya Centro, Municipality of San Agustin, Province of Isabela and
more particularly described as follows, to wit:

DESCRIPTION OF THE LAND

That for and in consideration of the sum of SIX HUNDRED THOUSAND (600,000.00),
Philippine Pesos, receipt in full is hereby acknowledged to his entire satisfaction, the SELLER
do hereby CEDE, TRANSFER and CONVEY, unto the said BUYER, their heirs and assigns, the
above- described parcel of lot, with all the improvement found thereon;

That the SELLER hereby warrants his title over the land above- described, with full right to
dispose of the same free from above all liens and encumbrances, and that henceforth, full right
of ownership and possession of the whole property shall pertain to the buyers.

IN WITNESS WHEREOF, I have hereunto signed this deed absolute sale, this 1st day of July,
2024, in the Municipality of Jones.

This instrument, consisting of two (2) page/s, including the page on which this
acknowledgement is written refers to a Deed of Absolute Sale of Land portion of parcel of land
together with the improvements, signed on each and every page thereof by the concerned
parties and their witness, and sealed with my notarial seal.
