SECTION 12 48 53 - AREA RUGS

PART 1 - GENERAL

1.1 SUMMARY

A. Section includes custom, hand-knotted rugs.

B. Scope Includes:

1. Compliance with the General Conditions of Contract.


2. Compliance with all current and applicable statutory codes and requirements.
3. Completion of the design, fabrication, supply and installation of all items
specified herein, shown on the Contract Drawings, and as required to provide a
complete installation.
4. Completion of the design and coordination of all interfaces with adjoining
systems and trades prior to the commencement of fabrication.

C. The Owner requires the Contractor to implement practices and procedures to meet the
project's environmental performance goals, which include compliance with the
requirements determined by the Sustainability Consultant’s design documentation
(LEED & WELL), and applicable local authority Green Building Regulation. Specific
project goals that may impact this area of work include, but are not limited to: reduced
impact of construction activities, construction waste recycling, reduction of water and
energy usage, adequate protection for storing materials, use of recycled-content
materials, use of locally manufactured materials, use of low-emitting materials, use of
materials having EPD's, and avoid use of restricted materials. The Contractor shall
ensure that the requirements related to these goals, as defined in individual
specification sections are implemented to the fullest extent. Substitutions, or other
changes to the work proposed by the Contractor or their Subcontractors, shall not be
allowed if such changes compromise the aforementioned environmental goals and
Green Building Regulation compliance.

1. Contractor shall, at all times undertake to ensure that all targeted goals are
achieved. As and when any risks arise that could compromise the achievement of
one or more of the targeted goals, the Contractor shall bring these to the attention
of the Employer's Representative immediately.

1.2 STANDARDS

A. Except as modified by governing codes and by the Contract Documents, comply with
the applicable provisions and recommendations of the following:

1. The Carpet and Rug Institute "The Carpet Specifiers' Handbook."


2. The Carpet and Rug Institute "CRI 104 Standard for Installation of Commercial
Carpet, edition Sept. 2015."

1.3 ACTION SUBMITTALS

A. Product Data: For each product indicated.

B. Sustainable Design Submittals: Refer to Division 01 Section "Sustainable Design


Requirements."

C. Shop Drawings: Include the following:

1. Seam locations.
2. Pattern type, repeat, location, direction, and starting point.
3. Pile direction.
4. Insets and borders.

D. Samples: For each for each rug and exposed accessory and for each color and pattern
required.

1.4 INFORMATIONAL SUBMITTALS

A. Embodied Carbon Submittals:

1. Completed Environmental Product Declaration Reporting Form for each


principal product type in this Section.
2. For products with completed Environmental Product Declaration Reporting
Forms claiming availability of an applicable EPD, provide the Product-Specific
or Industry-Wide Type III Environmental Product Declaration (EPD) in
compliance with ISO 14025.

B. Qualification Data: For Installer.

C. Product Schedule: Use same room and product designations indicated on Drawings
and in schedules.

D. Warranties: Special warranties specified in this Section.

1.5 CLOSEOUT SUBMITTALS

A. Maintenance data.

B. Operation and Maintenance (O&M) Manuals: Include component list with the
manufacturer’s reference numbers, descriptions of materials and procedures
forrepairing and cleaning of finishes, and cleaning frequency.

1.6 QUALITY ASSURANCE

A. Installer Qualifications: A qualified installer who is certified by the Floor Covering


Installation Board or who can demonstrate compliance with its certification program
requirements.

B. Manufacturer Qualifications: Manufacturers performing the Work of this Section shall


be, during the bidding period as well as during installation, ISO 9001 and ISO 9002
certified or equivalent.

1.7 DELIVERY, STORAGE, AND HANDLING

A. Comply with CRI 104.

1.8 PROJECT CONDITIONS

A. Comply with CRI 104.

B. Environmental Limitations: Do not install rug until wet work in spaces is complete and
dry, and ambient temperature and humidity conditions are maintained at the levels
indicated for Project when occupied for its intended use.

1.9 WARRANTY

A. Rug Warranty: Manufacturer's standard form in which manufacturer agrees to replace


rug that does not comply with requirements or that fails within 20 years from date of
Substantial Completion. Warranty does not include deterioration or failure of rug from
unusual traffic, failure of substrate, vandalism, or abuse. Failures include, but are not
limited to, more than 10 percent loss of face fiber, edge raveling, snags, runs, and
delamination.

PART 2 - PRODUCTS

2.1 AREA RUG (AR##)

A. Products: Subject to compliance with requirements, provide one of the following:

1. Custom area rug per Finish Schedule.

PART 3 - EXECUTION

3.1 INSTALLATION

A. Install parallel to walls and borders.

B. Provide protection until Substantial Completion.
