Statement of Work – Exterior Painting Services

Statement of Work
The proposed project is to re-paint all exterior building walls, wooden window sashes and
frames, down pipes and Roof Gutters with specified color codes at the American Center
Building.

MAIN BUILDING PAINTING WORK

The contractor shall provide all necessary plants, material and labor for carrying out surface
preparation of all external walls (washing required if algae and black mold has been formed) by
removing of loosen old paint layers and cement plaster completely and repairs to the concrete
slabs and reinforcement with cement: sand (1: 3) mixture with adding chemi-fix bonding
agent.
Especially, the contractor will have to pay details attention on the walls at ground level and
remove all loosen material (peel off number of paint layers /hollow sounds) and repair as needed.

After all surface preparation work and combine inspection with embassy supervisor, the
contractor shall apply a coat of wall primer (ICI brand) for plastered walls and wood primer for
wooden frames and metal primer for all metal, FE/BR door, wooden doors and PVC primers for
PVC gutters and down spouts. COR or FM will inspect the place and confirm to go for painting
work.

All primer application once completed, the contractor shall proceed with two coat of ICI brand of
weather shield (white/ off -white color -salt resistance) exterior paint on walls and wooden stuffs
and anti-corrosive paint and PVC pipes.
The contractor shall clean the main entrance wooden door and re-varnish (water base—Jet lack)
the entire wooden door and door frame with sanding sealers and top sealer.

Note: The contractor shall pay attention for exterior wooden windows and re-caulking (clear
weather proof silicon is preferred) shall be done for all windows’ gaps as a water proofing
methods after the final painting.

BOUNDARY WALLS PAINTING WORK

After the main building exterior painting work is finished, the contractor shall proceed to the
compound boundary walls surface preparation and defects repairing work with using cement and
sand mixture 1: 3 (do not use wall putty or filler for outside wall which will peel off at rainy
season. The exterior of the perimeter wall which is facing to the Galle Road shall be painted with
the same existing color.

The contractor shall apply two coat of wall primer on boundary walls and two top coat of
weather shield (ICI brand-forest green color) paint.

The contractor shall next proceed to the concrete curbs along the drive ways and cement
structures located in the compound with following same procedures as above.

WALK WAY ROOF STRUCTURE

The contractor shall remove rusted area on the metal roof structure by wire brushing and
applying anticorrosive primer.
The contractor shall paint 90% zinc phosphate two top coats (galvanized color) on the metal
roofing structure.
The contractor shall spray paint all the metal pillars along the walkway with same color.

All work shall be in accordance with recognized United States and international building code.
Where there is a difference in code requirements, the most stringent shall apply. Materials
provided shall be of the required international construction specifications and approved for the
intended use. The contractor shall abide by all Embassy rules and regulations including security
and safety regulations.

Note:
The contractor shall use proper scaffoldings and safety platforms on it while working and No
G.I.Pipes structures are allowed to work on it.
The Contractor shall measure the area during the site visit to determine his bill of materials.
The Contractor shall be solely liable for any mistakes in quantities.
The Contractor shall be specified the time period for entire project.
The contractor shall practice safety at site always such as safety shoes, safety belts, safety
harness and goggles as necessary.

All debris collected as a result of construction work shall be removed from the Embassy’s
compound prior to completion of the job.
