DEED OF EXTRA-JUDICIAL SETTLEMENT OF ESTATE OF A DECEASED

PERSON WITH DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This agreement made and entered into by among:

JOVITA F. ORDONIO (deceased) represented by JOVINITO O. DE GUZMAN and

ANGELICA O. DE GUZMAN, ROMEO F. ORDONIO, all of legal ages, Filipino Citizens, and all
residents of Brgy. Canaoalan, Binmaley, Pangasinan;

WITNESSETH THAT:

WHEREAS, the parties hereto are the surviving spouse and children, who are compulsory
and sole heirs of the late, PASTORA F. ORDONIO, who died on ____________________ in
_____________________________________;

WHEREAS, said deceased died intestate without any WILL or TESTAMENT and without any
outstanding debts in favour of any person or entity;

WHEREAS, at the time of her death, said deceased left behind parcel of land more
particularly described as follows, to wit:

“A portion of parcel of land situated at Brgy. Canaoalan, Binmaley, Pangasinan. Bounded on

the North by ______________________; on the South by ___________________________; on the
East by ______________________________ and on the West by,
________________________________; containing an area of
______________________________________________square meters more or less covered by TCT
No. ________________ Tax Dec. No. _____________________________” NOTE: That the subject
property was named under Andres Flores, with a common understanding that it should be divided in
the future and it is owned coomon by the heirs of ________________________________.

WHEREAS, it is to the best interest of the parties hereto to divide, partition and adjudicate
unto themselves the above described properties;

NOW THEREFORE, invoking the provisions of Sec. 1 and 4 Rule 74 of the Revised Rules of
Court, the parties hereto hereby divide, partition and adjudicate unto themselves the above described
properties in pro-indiviso:

ABSOLUTE SALE:

That I, JOVINITO O. DE GUZMAN and ANGELICA O. DE GUZMAN of legal ages,

Filipinos, and residents of Cervantes St., Brgy. Pob. Bugallon, for and in consideration of the amount
of TWO HUNDRED THOUSAND PESOS (Php 200,000.00) Philippine Currency, to me paid in
hand and the receipt of which is hereby acknowledged from ROMEO F. ORDONIO, of legal age,
Filipino citizen, and a resident of Brgy. Canaoalan, Binmaley, Pangasinan, do by these presents
hereby CEDE, SELL, TRANSFER AND CONVEY by way of Absolute Sale unto the said VENDEE, her
heirs, successors and assigns, certain parcel of land described above which is free from all liens,
charges, and other encumbrances whatsoever. And hereby warrant peaceful possession and
ownership of the same and further defend their rights, title and interest against any lawful claim or
claims of any other whomsoever.

That Article 1623 of the Civil Code of the Philippines has been duly complied with.

IN WITNESS WHEREOF, we have hereunto affixed our hands this ___ day of ___ 2017 at

Before me, at the place and date mentioned above, personally appeared the above-named
persons who executed the foregoing deed of EXTRAJUDICIAL SETTLEMENT OF ESTATE OF A
DECEASED PERSON WITH ABSOLUTE SALE of a parcel of land and further acknowledged and sworn
to that the same are the result of their free own will and voluntary acts and deeds.

This instrument consists of two (2) pages including this page where the acknowledgment is
written, signed by the parties and their instrumental witnesses.
