DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF SALE, made and executed this _________ day of ___________________________
at __________________________________, by VINCENT B. DE MESA married to Jojielyn M. De Mesa,
of legal age, Filipino citizen and resident of Sta. Ana, City of Sto. Tomas, Batangas, for and in
favor of VICTORIA D. FRANCISCO, married to Alidel F. Francisco, of legal age, Filipino
citizen, and with resident and postal address at 31 Carmel Housing Canlubang, Calamba
Laguna hereinafter called the VENDEE;

WITNESSETH:

That the VENDOR is the true and registered owner of a parcel of land situated at
Brgy. Sta. Clara, City of Sto. Tomas, Batangas which is more particularly described as
follows, to wit:

PROPERTY INDEX NO. 024-26-0024-007-77

“A parcel of land (Cad/Survey No. 6598-C-2), situated in Sta. Ana, City of


Sto. Tomas, Batangas. Bounded on the North: ALN 038; South: ALN 079; East:
ALN 078 and on the West: ALN 076 xxxx containing an area of EIGHTY NINE
(89) SQUARE METERS , more or less.

That FOR AND IN CONSIDERATION of the sum of PESOS: FIFTY THOUSAND


PESOS (Php 50,000.00), Philippine Currency, in hand paid by the VENDEE unto the
VENDOR who is the lawful and absolute owner of the aforesaid parcel of land with no
improvements found thereon, having executed this Deed, the latter hereby, by these
present SELL, TRANSFER AND CONVEY unto the VENDEE, her heirs, assigns and
successors-in-interest, the land above-described consisting an area EIGHTY NINE (89)
SQUARE METERS, more or less.

That the VENDOR hereby warrant unto the VENDEE full title and ownership over a
portion of the land above-described, free from all liens and encumbrances whatsoever;

That the said property does not fall under the provisions of R.A. 6657 or the
Comprehensive Agrarian Reform Law and that the vendors have notified the owners of the
adjoining lots in compliance with the provisions of Art. 1621 to 1622 of the Revised Civil
Code of the Philippines.

IN WITNESS WHEREOF, the parties have hereunder subscribed their names this
