Mohamed iliyas , residing at no 171,F


BLOCK Thanikachalam Nagar (west), 3rd Main Road, Ponniammanmedu, Chennai –
600 110 made this agreement on 21th June (here in after called the client of one part)
and Mr. P. Karthick, [ Proprietor of ARCHINSIGNERS ] COA no: CA/2018/100043,
Age 28, son of C.Palanivel, residing at 1/102, Kommiyamman Nagar, Erikkarai
street, Mudichur, Chennai – 600048. (Here in after called the contractor of the other
part) and M.A. Syed Moosa Kathiri, Age 47, son of M.A Amrullah, residing at No.
20/10, Sathya Sai Nagar, Kolathur, Chennai – 600 099. (Here in after called the
Working partner with contractor ).

Where as the client is desirous that the contractor execute the work of “Proposed
construction of residential building at ,no 171, F BLOCK Thanikachalam Nagar
(west), 3rd Main Road, Ponniammanmedu, Chennai – 600 110. (Here in after called
the works) and the client has accepted the offer by the construction in their quotation
dated 03.07.2022 for the execution and completion of such work therein at a cost of
Rs.21,50,000/- (Rupees Twenty One Lakhs and Fifty Thousand only).

Now this agreement witnesseth as follows:-

In this Agreement, words and expression shall have the same meaning as are
respectively assigned to them in the conditions of contract herein after referred to
and they shall be deemed to form and be read and construct as part of Agreement.

In consideration the payment to be made by the Client of the contractor as herein


after mentioned, the contractor here by covenant with the client to execute and
complete the work therein conformity in all aspects with the provision of the contract.
The client herein covenants to pay the contractor in consideration of the executions
and completion of the work where in the contracts price or such other sum as may
become payable under the provision of contracts at the times and in the manner
prescribed by the contracts.

The contractor shall construct and install the work in accordance with the
specification and drawing at the quote accepted as per the schedule attached with
agreement.

The contractor shall be responsible for the safety of all material and other all
activities on the site.
The contractor should use only good quality of materials

Electricity and Water should be provided by the client for construction

The client shall check the contractor’s work and notify the contractor responsibilities.
The client may instruct the contractor to search for a defect and to uncover and test
any work that the client considers may have a defect.

In construction,

1. In Ground floor, utility area will to be provided and the staircase has to be
reworked according to the plan.
2. In First floor, all the places mentioned in the plan will be provided.
3. In Second floor, all the places mentioned in the plan will be provided.
4. MS ladder will be provided in the second-floor open terrace to access the
upper terrace.
5. Grills(square tube) will be provided in the utility areas.
6. The Sub structure and Super structure works will be followed according to the
structural design provided by contractor.
7. The all above things will come under contractor scope and the building key
will be handed over within Five months from the date of signing the
Agreement.
8. Guarantee for the building construction – 1 year.

The contractor is not entitled any extra rate other than the rate provided in the
agreement.

Payments:- Payments will be made as per the stage rate other than the rate
provided in the agreement for the work executed.

The following documents shall be deemed to form and read and constructed as part
of this agreement:-

Drawing Details – Schedule IV

Schedule – I

1. Foundation
i). Earth Work excavation min size 4’0” x 4’0” x 6’0”
ii) Sand Filling in foundation 4’0” x 4’0” x3”
iii) P.C.C. 1:5:10 for foundation 4’0” x 4’0” x 4”
iv) R.C.C 1:2:4 for footing 4’0” x 4’0” x 15 tk
v) R.C.C. 1:2:4 for column 9”x9” grade beam
vi) Back Filling excavated sand + filling sand
2. Basement
i) P.C.C. with 1:4:8 for Grade beam bottom
ii) R.C.C 1:2:4 for Grade beam concrete
iii) Brick work with cm 1:5 of 9” thick wall
iv) Filling by ordinary filling sand
v) Height of basement from NGL of site
vi) Chamber burnt bricks will be used
3. Super Structure
i) Brick Work with Cm 1:5 of 9” thick for outer wall
ii) Brick Work with Cm 1:5 of 4 ½” thick for inner wall
4. Lintel:

150 mm to 200 mm R.C.C. 1:2:4 with Plastering CM 1: 5

5. Sunshade : R.C.C 1:2:4 with 50 mm to 75 mm with Plastering


6. Loft R.C.C 1:2:4 with 50 mm to 75 mm with Plastering
7. Flooring P.C.C 1:4:8 for flooring 4.5” thick
8. Roof Slab 125 mm to 150 mm R.C.C. 1:1:4 thick
9. Stair case R.C.C. 1:2:4 with 5” thick waist slab
10. Joineries Main door
Door Frame – 5”x3” in Second 2nd Quality Ghana teak

with varnish finish.

Door Shutter frame – 81” x 36” x 1.5” Readymade door

Door Shutter – Readymade Flush doors (Less than 3K) with


water proofing

Lock with mortise lock(Godrej brass lock) and other accessories


with Aluminium powder coated

Windows

UPVC sliding windows or openable windows

Panel with 4mm pinhead glass

Hinges with 1 max and other accessories

11. Plastering Ceiling Plastering cm 1:4

Inner Plastering cm 1:5 for outer walls with 12mm thick and
cement slurry finish.

Outer Plastering cm 1:5 for outer walls with 12mm thick and
sponge finish

12. Electrification

i). Light, Fan, 6A Plug points in all rooms & necessary 15A plug
points

ii) Two-way switches will be provided in all Bed rooms

iii) Litaski modular switches and ISI wire cable will be provided

iv). AC Provision will be given in bed rooms and living room

13. Plumbing and Sanitary Arrangements


i). All toilets with wash basin and EWC
ii). All water closets and wash basin are white ceramic (or) Ivory
(or) half white color
iii). Taps – 1 no wall mixer in each bathroom
1 no pillar cock in every bathroom wash basin
1 Health Faucet in every batchroom
2 nos in kitchen, 1 for metro water and 1 for
borewell water.
1 no Geyser point
1 no of handle in each toilet

Shower - 1 no in each bathroom

Fittings brands : Parryware { Not exceeding 25k for each


bathroom}

14. Parapet Wall : Brick work of 3’ – 0” height using cm 1:5 around the building
15. Weathering Course
i). Cooling tiles laid over the water proofing course.

16. Floor Finishing

i) Floor Finishing with 2’ x 2’ double charged vitrified Tiles – same as in the


ground floor (of cost Rs.55/- per S.ft)

17. Dadoing

i) Wall tiles will laid for 7’0” height in all toilets (Rs.45/- Sft)

ii) 3’0” height on kitchen wall (Rs. 45/- Sft)

18.Wardrobe

i) Cuddappa slab will be fixed in the cupboard area wherever necessary

ii) No shutters will be provided for cupboards and shelves

19. Kitchen Counter


i). Granite black Slab will be laid at the top of the kitchen counter top, stainless
steel sink will be provided.

20. Painting work

i) Inner Walls – One coat primer, Tractor emulsion paint (Asian) with Two
coats of wall putty finish

ii) Joineries – enamel paint finish

iii) Outer Walls with one coat primer, two coats Asian ace emulsion paint finish

iv)Doors with two coats of enamel paint over one coat primer

Note:

i. Electricity and water should be provided by the employer


ii. 20 mm aggregate used for all RCC Works
iii. 40 mm aggregate used for all PCC Works
iv. Lofts & Sunshade will be provided as per drawing
v. Doors, windows & Ventilators will be placed as per drawing
vi. External Electrical works (E.B. Service) are not including this contract
vii. Wooden cupboards work and kitchen chimney work are not include this
contract.

Material Specification:

For all brick work & Plastering works including:

RCC Structures – Ramco cements will be used

Rods – ARS TMT Bars as per structural design

Bricks – Vinod bricks and M sand 2nd wash quality

Electrical – Wiring – Orbit brand

Switches – Litaski brand

Plumbing – Finolex
Timber – Ghana Teak 2nd Quality

In case river sand price is reduced to the cost of m sand at the time of plastering
outer side plastering will be made using river sand.
