FinancialJustification
The proposal is for Supply, Erection, Installation, Testing and Commissioning of Elevator at your site as per
the offer &conditions. The prices are in INR.
Price: -

5 Validity Our quotation is valid for (30) days from the date of offer
Tax Details: -
The transaction for this contract shall be treated as “Works Contract” charged @ 18% for composite
supply in relation to immovable property - Supply, Installation and testing and commissioning of Elevator
at your site.
Any increase in the prevailing tax structure or any indirect tax as may be applicable revised, renamed,
reviewed, modified in any manner (such as CGST, SGST, IGST, UTGST, Duties or Octroi, Cess etc.)
will be charged and recovered over and above the contract price. Any variation in the present and future
taxation structure including land but not limited to and/or levy of additional taxes by the Central/State
and Local Authorities or Municipal levy, as applicable to buyer will be exclusively borne by you.
Note: In case you claim any concessional or exemption on taxes under any law, you shall solely be liable
for ensuring the compliances and shall indemnify My FTA lifts against all cost, expenses and liabilities
arising out of such transactions.
Payment Terms: -
1 30% Advance On receipt of the Order.
2 60 % before dispatch of material.
3 10% upon Commissioning and at the time of handover.
Note: In the event of any delay in building construction, non-availability of power or for any reason
beyond My FTA Lifts control final payment shall be released within 90 days of material supply.

Guarantee
Guarantee: -
The equipment offered is covered by our guarantee for 12 months from the date of intimation/completion
of Installation and request for handover to client or 12 months from the date of intimation readiness of
material at our works The guarantee includes replacement or repairs of all components, which are faulty,
and does not cover defects arising out of vandalism, theft, rain, fire, rodents etc. The warranty shall be void
in case of tampering or maintained or serviced by a technician not authorized by FTA LIFTS.
Free Maintenance Period: -
The free maintenance is for a period of 12 months from the date of installation and as intimated to you on
completion of installation, or 12 months from the date of intimation readiness of material at our works.
The date of free maintenance shall remain unchanged irrespective of any delay in building completion,
inspection or commencing the use of elevator. FTA lifts Service response time 30 Min.
Maintenance will consist of regular examination and any necessary calibration/adjustments and
lubrications of the equipment by our maintenance team or representatives. All the parts required because of
normal wear and tear will be provided except such parts as may be needed because of negligence, misuse,
accidents, willful damage, mishandling, theft, vandalism or sabotage.
The maintenance shall be carried on normal working days and working hour Is between 9 am and 6.30 pm
and our team shall have free access to the building and the elevator.
Delivery Of Lift Material: -
We would be in a position to Fabricate all components for this lift within 6 – 8 weeks, only if the
following is completed: -
1. Approval of general Arrangement drawings (GAD) by the Customer is done.
2. Completion of shaft, plastering of the lift well walls (If enclosure walls are in brick) with white wash is
done.
3. Fulfillment of Payments as per schedule and Availability of Form A from Client.
In case the above conditions are not met, we reserve the right to defer the date of dispatch.
Installation: -
We have included in the Quotation the price of Erection of all the lift components and all skilled and
unskilled labor necessary to complete the erection, wiring and testing of the lift. Installation of the lift shall
be completed within 06 – 07 weeks from the date of installation provided the site is ready as per customer
Scope of working schedule-IV.
Handing Over
To avoid any inconvenience, you agree to take over the lift as soon as the erection is done Our erection
team will test and commission the lift and will give you a week’s prior notice for taking over the lift.
Please note the commissioning team has the instructions not to allow customers to use the Elevator unless
Officially handed over with all documentation. .

Force Majeure and Other Conditions: -

FTA Lifts will not be liable for direct, indirect or consequential losses or damages that may be caused to
client/ consignee due to delay in delivery/ erection/maintenance of the Elevator or on
account/event of power outage, strikes, lockouts, fire, explosion, theft, floods, riots, commotion, war or act
of God and other force majeure conditions.
Demurrage Charges: -
In case the material is manufactures at our works on the date agreed with customer & the same has not
been dispatched to the site due to non-receipt of payment, non-readiness of site, non-availability of
proper storage space or any other reason, which is attributed to customer, the demurrage charges @ 0.5 %
of contract value shall become applicable from the date of intimation of material being ready at our
works.
Cancellation of Contract: -
In the event of cancellation of contract, we shall be charging you as follow.
10% of the contract value with GST if the order is cancelled before the GA drawing is prepared.
25% of the contact value with GST if the order is cancelled within a month after the GA drawings
approved.
40% of the contract value with GST if the order is cancelled after 2 months of the approval of the GA
drawings.
90% of the contract value with all applicable GST if the order is cancelled after the material has been
delivered at your site.
100% of the contract value with all applicable GST if the installation has begun at site.
Termination: -
In case the supply of lift materials is not completed WITHIN 1YEAR from the date of conclusion of the
contract due to default or delay on compliance of any terms of the contract by customer, company shall be
at liberty at any time thereafter to offer a revised time schedule for execution of the contact against revised
price and payment terms.
In case customer do- not accepts the revised offer made in accordance with clause (a) within 4 weeks of
such revised offer, company shall be at liberty to treat the contact as cancelled by customer and proceed in
accordance with the above cancellation of contact.
Title To Property (Ownership of Material):-
Any material supplied by us shall remain our property until payment is received in full and the lift is
handed over. We reserve the right to remove any equipment supplied by us at your cost in case of default
of any payment by you, irrespective of the manner of attachments of the reality, sale, mortgage or lease of
the premises. Owner should take care of adequate insurance coverage against any damage, pilferage or
theft at site, for the materials unloaded at owner’s site and kept in the designated storage area allocated
bywoner, as all such storage and safe guarding risk shall be to the owner’s account.
Right to Use: -
You are not entitled to use the equipment under the following circumstances
1. Any usage of the equipment for any purpose before the formal handover to you.
2. Without making full and final payment.
Delayed Payment: -
Interest at the rate of 18% per annumshall be payable to us on all amount remaining unpaid amount after

15 days from the due date. We reserve the right to discontinue our work at any time until the overdue payment
with interest is released.
Surplus Material: -
All surplus material, consumable goods packing cases, tools and tackles wiring material etc. employed during
execution of the contract shall remain our property and we have right to take such materials
Supplied back into our possessions.
Reconditioning & Remobilization Charges: -
In case the installation work is stopped for more than 6 weeks, due to site condition or non-availability of
power supply, remobilization charges of 5% of the total contract value would be charged additional over the
contract value, whenever we are asked tore start the work. This would need to be paid before the start of the
work again. You would have to give us 2-3 weeks of time to re mobilize. In case of material is not in workable
condition, pilferage or any kind of damage, there-conditioning or replacement cost would be to your account.
Validity: -
Unless otherwise specified, and thereafter it is subject to change or withdrawal without notice at our sole
Discretion.
Arbitration or Legal Jurisdiction: -
In the event of different or disputes in connection with agreement over the rights of obligation of parties, here the
disputes or difference shall be referred to our arbitration in accordance with the Indian arbitration ACT, 1996 or a
amended. All proceeding related to the matter shall be instituted in jurisdiction only.
Claims: -
In the case of more than one elevator are to be sold/ installed in one complex of the customer or at more
than one projects, each elevator shall be treated as a separate unit for delivery, installation, handling overhand
payment as per the terms of contract.
Our Obligation
In addition to the supply of all the Lift materials as per specifications, we agree to perform the following
when applicable
Technical Assistance: -
We agree to provide technical assistance for getting approval with the Electrical Inspector or Lift Inspector
whenever applicable. This includes for all electrical lay-out drawings concerned with the Lifts and also
General Arrangement Drawings. However, the application and fees for inspection or approval will have to
be submitted by you. We will provide suitable guidance. The purchaser further agrees not to use the
product(s) until the clearance/license is obtained. Any liability arising out of using the Elevator/Escalator
without Proper clearance/License shall be that of the purchaser without Proper clearance/License shall be that
of the purchaser.

General Arrangements Drawing: -
The General Arrangement Drawing will be sent to you in triplicate in approximately 7-10 Days from the
date of receiving complete site details along with order and advances. The purpose of this drawing is to
clearly indicate to your pertinent dimensional details of the Lift Shaft, Pit, machine room, car and landing
opening etc., In case any modification is required by you in our General Arrangement Drawing it is
advisable to hold on construction till the revised General Arrangement Drawing is resubmitted by us and
Approved by you. Please note that the above set of drawings will give you complete information for the
civil constructions
Customer Scope of Work
The tender excludes, the following items and it shall be responsibility of customers to provide these to
meetour requirements
Before Erection &Commissioning: -
1 Storing of material at site 35 Sq. Meters (space at ground floor), with dry, Ventilated and
illuminated storage space protected from theft and damage, weather protection and locking
arrangement within 10-meter radius before material delivery at site. This room will remain in
possession of installation engineer till erection is completed and handed over.
2 Construction of lift shaft and overhead as per general Arrangement drawing, Builders work such
as forming Lift Well, pit and overhead as per IS norms 9” brick or 6” RCC which shall be dry
and free from dust with necessary access according to local regulations and all minor builders
work such as cutting away etc., and also Lift Shaft painting/White wash with 2 coats.
3 Load hooks or I-beam for lifting the machine designed for 2000 kg load.
4 Dividing beams for multiple wells and inter-well pit screens shall be provided if required. Pit
Should be waterproof.
5 Entrance shall be rough finished as per drawings and Guarding on the openings on all floor.
6 Lift Scaffolding, Planks and ladders to fix in the shaft as per our requirement to be provided by
theclient.
7 Fees for inspection of the Lift by the lift Inspector or Electrical inspector or any other fees Charge by
the surveyor or Corporation or Municipality or other Government agencies to be borne by client.
8 Reduction Channels if required to reduce the shaft will be provided by customer.

Electricals: -
1 Working lights for shaft and temporary and permanent electricity supplies. Cost of electricity and
water to be provided by the client to carry out the erection and testing work.
2 Wiring of main and earth wires from the source of supply to the top floor terminating in a TPIC switch
fuse near the control.

3 Provide power supply on the lift top floor during the installation and permanent operation of
elevators. Electric power of 415V 50Hz 3 Phase terminating in suitable main switches for power and
lighting circuits with necessary breakers accessories like MCB’s (rating as mentioned in our general
arrangement drawing),suitable earthing leads and other protective device necessary to meet legal code
requirements.
4 Suitable lightings of the shaft way and overhead exhaust fan, rubber mat, fire
Extinguisher and First Aid box to be provided.
5 The lift power wiring (Armored cable) should be taken from outside lift shaft.
6 The single-phase wiring for lift bulk head fitting also to be taken from ground floor to lift the
top floor separately for each lift.
During Erection &Commissioning: -
1 Minor Builder Works such as Whole cutting and grouting of landing push button boxes, indicator.
Grouting of control board, Grouting of Buffers in the Pit etc.
2 Cleaning down, renewal or replacement of lift equipment damaged by dust to dry grinding of mosaic
Or other builder’s work.
3 Sill support & Header support channel/ bracket to provide if the wall thickness is

4 Architraves fixing and decoration of the landing entrance. (Work will stop during this time).
5 If specifications like telephone, piped music, BMS Contracts, are being supplied in the elevators, then
we will terminate the wirings for the same in the respective lift top floor, all subsequent work/wiring
and including supply and installation of telephones speakers etc., will have to be carried out by other
contractors.
6 Window, Exhaust fan, Tube Lights, Ceiling fan to be provided in Machine Room.
7 Proper Entrance door to provide in Machine Room.
8 Proper & clear Access to be provided for machine Room.
9 Machine Beams to be Provided by client.
10 Channel for placing the machine to be Provided by Client.

Your acceptance of this agreement and its approval by and its approval by an authorized manager of FTA
Lifts will constitute exclusively and entirely the agreement for the services herein described. All other prior
representations or agreements, whether written or verbal, will be deemed to be merged herein and no other
changes in or addition to this agreement will be recognized unless that is duly executed by both parties. The
proposal accepted in it’s entirely and shall constitute the entire agreement as contemplated by FTA Lifts and
Purchaser. No agent or employee shall have the authority to waive or modify any of the terms of this
agreement without the written approval of an authorized MY FTA LIFTS manager.
