LEASE DEED

This deed of lease made on this day of 26 th October, 2020,


between, Sri V Gunasekaran son of Venkatachalam, residing at 14/4,
Vivekandhar Salai, Nasiyanoor Road, Veerappampalayam, Thindal PO,
Erode – 638 009, Erode Dt hereinafter called the LESSOR of one part

And M/s Thangamayil Traders, a partnership firm having principal


place of business at 14/4, Vivekandhar Salai, Nasiyanoor Road,
Veerappampalayam, Thindal PO, Erode – 638 009, Erode Dt and
represented by partner Shri Chinnathambi the LESSEE of the other part.

Whereas the LESSOR is the absolute owner of the land at S F No


14/4, Vivekandhar Salai, Nasiyanoor Road, Veerappampalayam, Thindal
PO, Erode – 638 009, Erode Dt (More fully described in the schedule
hereto attached) has agreed to lease the said land and the LESSEE has
agreed to take on rent the said premises.

Now this lease agreement is entered into under the following conditions;

1. The LEASE shall commence from 01st November, 2020 for a period
of 11 months, which could be extended for a further period on
mutual agreement between the lessee and lessor.

2. The rent for the land is fixed at Rs 12000/- (Rupees Twelve


Thousand only) per annum for use in the Electrical and Pipes
trade of the lessee, payable every month before the 5 th of next
month. The amount of rent shall be enhanced by 5% at the end of
2 years of the term of this lease.

3. The LESSEE has herewith paid a rental deposit of Rs /-


which is repayable at the end of the lease term without any
interest back to the LESEE.

4. The LESSEE during the period of their occupation of the premises


shall keep the premises in the best condition, without any damage
to the intended future use of the land and any damage so made
shall be made good by the LESSEE

5. The LESSEE shall pay the relevant electrical charges and water
charges at due dates to the authorities concerned. The LESSOR
shall be the Municipal Tax and other applicable taxes.

6. The LESSEE shall keep the place tidy and pollution free and shall
not cause any disturbance to the neighborhood.

7. The LESSEE shall not sublet the whole or part of the land to any
third party.

8. It is agreed between the parties that the lease shall be for the
purpose of usage in LESSEE’s Business only.

9. The LESSOR covenants that the lessee shall be entitled to enjoy


the premises peacefully without any hindrance or interference
whatsoever during the term of the lease. The LESSOR shall have
the right to inspect the premises, with prior intimation to the
LESSEE.
10. The parties to this lease deed may terminate this lease deed
by giving notice of their intention to the other party, one month in
advance.

11. It is agreed between the lessor and the lessee that the lessee
at the time of vacating and handing over possession of the
premises shall deliver possession of the premises in the same
condition as when it was handed over, subject to however, normal
wear and tear.

IN WITNESS WHEREOF both the parties have signed this agreement in


token of acceptance of the terms and conditions on the date, month and
year above mentioned.
