PROJECT NO. 01
An eight meter (8.00 m) wide cluster street bisects the site at its long axis and
intersects the main RROW at a right angle. The road slopes at 10% from west to
east, which is also the direction of the cluster street that serves as direct access to
the 10 lots, 5 on each side of the cluster street. The two end lots on the western
portion shall be 31.45% wide than the adjacent lot at the center of the development.

The RROW slopes at 1/3 of 1.0%, uniformly draining west. The road has a 2.4m wide
sidewalk on each side. The site uniformly slopes at 8% towards the RROW and also
slopes at 8% towards the vacant lot in front. The surface of the sidewalk shall be
generally considered as elevation 0.0m.
To the left of the site is a vacant lot (as viewed from the RROW) and to the rear of the
project are 3-storey single-detached residences.
D. Design Objectives

attractive to middle-income renters and lessees;

PROJECT NO. 04
The esplanade will be considered elevation 0.0m. The flood line is 0.50m lower than
the esplanade. The 30-meter RROW has 2.40m sidewalks on each side, but has
become an arcaded street by virtue of a city ordinance. The project uses green
building concepts. At the east of the lot are two government office complexes, and
across the lot are private low-rise office buildings.

The primary RROW is intersected at right angles by two minor streets, each with six

factory, across the site are two karaoke bars and a restobar with live performances.
Across the creek are two-storey rowhouses.
