CONTRACT AGREEMENT

THAT I, (JASON MASLOG TIBON), of legal age, married, a resident of (Mohon, tagoloan
Misamis Oriental), hereinafter known as the CONTRACTOR and (Mrs. Hermila B.Joaquino),
of legal age, married, a resident of (Don mariano Village Pasil Kauswagan Cagyan de oro City)
and hereinafter known as the OWNER, do hereby agree and state:

1. That the CONTRACTOR agrees to finish/renovate mrs. Hermela Calixto House located
at don mariano village kauswagan cdo) at the contract price of Pesos: 1,102,506.00
(ONE MILLION ONE HUNDRED TWO THOUSAND FIVE HUNDRED SIX PESOS).

2. That the CONTRACTOR shall secure the necessary permits for construction, he shall
be responsible in purchasing materials, recruiting personnel, coordinating with the a
owner/s as regards to design details and approval of materials.

3. That the CONTRACTOR shall finish and turn over the said HOUSE RENOVATION at
the said contract price and in accordance with the plans and specifications

4. That the starting date of construction shall be on SEPTEMBER 26, 2021.

6. That the turnover date shall be on JANUARY 30, 2022.

5. 7. That the OWNER, agrees to pay 30% of the contract price in the amount of
Pesos: 330,751.8 (THREE HUNDRED THIRTY THOUSAND SEVEN HUNDRED
FIFTY ONE PESOS).
at least 5 working days before the projected starting date as down payment and the 70%
balance to be paid in Progress billing base on the contractors request to insure updated
material on site and weekly labor from the date of the signing until the projected
completion of the project. Additional cost, if any, shall be paid on an “as-required” basis.

8. That 5% of payments to the CONTRACTOR shall be retained by the OWNER as

guarantee of completion of work.

9. That the retention guarantee shall be released no later than two (2) weeks after the
acceptance of the owner of the renovation done.

10. That the Major SCOPE OF WORK are as follows:

I. GROUND FLOOR EXISTING HOUSE RENOVATION CONVERTED INTO 2 UNITS

APARTMENT: ESTIMETED PRICE : P 335,848.50
II. EXISTING KITCHEN RTEPAIR AND INSTALL NEW COMPONENT : ESTIMETED
PRICE :P 85,540
III. CONSTRUCTION OF CONCRETE 2ND FLOOR WITH TERRACE ON FRONT AREA:
ESTIMETED PRICE : P 574,735.50
IV. CONSTRUCTION OF 3 NEW GATE AND 2 WALL PARTITION DIVISION: ESTIMETED
PRICE : P 135,328
SCOPE OF WORK

I. CONCRETE AND STEEL WORKS

· Use standard rebars for steel reinforcement and floor slab
All structure built in 2nd floor must be all concrete structure as specified on plan
Stair must be concrete..

II.ELECTRICAL
· Layout and install new electrical wirings, conduits, boxes, circuit breakers, convenience
outlets and electrical provision for appliances, and new lightings every units
· Install pin lights, special drop lights, recessed lighting, halogen directional lights and
other electrical requirements as specified on the plans.

III CEILING:
· replace damage suspended ceiling joist system as specified on the reflected ceiling plan
· Use hardiflex board board as ceiling, finished with one coat of sealer and followed by two
semi-gloss enamel with stippled finish

III. GLASS:
Install 3/16mm thick brown glass panels in every new window and sliding door with
bottom frame in accordance with the working drawings .

IV. PLUMBING:
· Install new pipe line for water and soil waste pipe
Cleaning and restoration of old septic tank
· replace all damage plumbing fixture including water line
· install preparation and probation for water tank..
· Test all lines to at least 100 psi for 2 hrs.
· Submit as-built plan for plumbing for future reference

V. DOORS AND WINDOWS

· Use panel door on all new door opening as specified on plan
Use standard size glass sliding door at 2nd floor area
Use brown glass with aluminum frame analuk

VI. FLOORING:
Replacement of all damage tiles
New tiles installation at 2nd floor (verify owner for color approval)
· Install 16 x 16 Mariwasa ceramic floor tiles (specified color).

VII ROOFING SYSTEM

Installation of new roof at kitchen and 2nd floor area
Use steel trusses for all roofing system
· secure gutter leak test at fire wall area

VII. MISCELLANEOUS:
· Fabricate and install kitchen counter
Fabrication of Steel railing for stair and balcony
· Paint, tile, and finish interior walls as specified on plan
