2. Situation in Peru
According to Gestion (2020), the Smart buildings are one of the most recent real estate trends
in our country and respond to the needs of a new public, which seeks communion between
the digital and physical worlds. The simple fact of placing the word "Smart" to some
architectural, technological or any other term, seems to make it novel or futuristic. Some
examples such as Smart City, Smart Industry or Smart Commerce show us how the adjective
"Smart" begins to be more common than we think and, moreover, it no longer sounds so
strange to us. Well, Smart Building is also a novel concept and used in the world of
architecture today. The tricky part, as with any ambiguous and innovative term, is to find a
clear definition of it. There are already many writings about it and we will not find a 100% clear
definition, but we could define Smart Building as: "That construction that seeks full energy
efficiency in its use, achieving this objective through integrated and automated management
and control of all its systems".

Examples of smart buildings in Peru

 Hotel Westin. This building is 120 meters high, has the LEED
certification, which is granted to the operation and maintenance of
existing buildings and that qualify optimization of energy performance
and minimum emissions, waste management, among others.
 New headquarters of Banco de la Nación. First Green Building in the
State to obtain LEED Certification
 National Library. Constitutes the installation of computer resources,
structured cabling and conservation systems.
 Credit Bank of Peru (La Molina headquarters). Building that has more
than 49,000 m² distributed over five levels. The wide floors maximize
flexibility, increase future adaptability and reduce dependency on
elevators.
 UTEC. This building considered the sun and the shade to generate
savings in electrical energy, taking advantage of daylight. Energy
consumption was reduced by 19% and a saving of 41% in water was
obtained. In 2016, it won the Royal Institute of British Architects (RIBA)
award for the best building in the world. Also it’s a beautiful building in
Peru for now :)
 Delgado Clinic.This building has more than 64,000 m², 10 floors, 3
emergency accesses including a heliport, 5 basements and 720 parking
spaces.
 BarloventoTower. In this tower the air conditioning, lighting, access
control, technical alarms, electrical panels, elevators were qualified.
 Interbank Tower. It was one of the first of its kind in Peru. The
inclination of the tower not only has an aesthetic function but also an
anti-seismic one.
