1. AGREEMENT TO SALE

This mortgage deed is made on the between 'A' S/o

'B' aged 43 years, resident of Jaisalmer, (hereinafter called Mortgagor) on the first party and 'E'
S/o 'F' aged 55 years, resident of Jaisalmer (Thereinafter called mortgagee) is second party to the
deed.

Whereas, mortgagor has a house of own title, ownership and establishment, who's detailed
description is given in attached schedule.

And whereas, the mortgagor requires money for his daughter's wedding and business, the
mortgagor decided to get money by giving his house on mortgage to mortgagee. Mortgagee is
willing to give money in respect of taking that house on mortgage.

Thus the Deed Testimoninums that-

(1) Mortgagor has mortgaged the house to mortgagee by getting two lakh rupees.

(2) That the house has given to mortgagee in respect of consideration.

(3) That on that mortgage money interest shall be 12% per annum, that amount shall be paid to
mortgagee on demand along with interest.

(4) The around paid by mortgagor on time to time shall be first deposit in the interest box later
the rest amount shall be then reserve in main mortgage money box.

(5) On the failure of getting mortgage money by mortgagor, mortgagee shall get the right to sale
the mortgaged house and recover his mortgage money, and if whole of mortgage amount is not
get recovered by selling house then mortgagee shall have right to recover it from the other
property of mortgagor.

(6) Whereas, in existence of mortgage, mortgagor cannot transfer mortgage property (house) to
any other place.

(7) Whereas on payment of whole mortgage money and interest by mortgagor, he shall get a
receipt of mortgage and will execute a redemption of mortgage deed.

(8) Whereas, during mortgage, mortgagor shall pay all the taxes, fees etc. for mortgaged
property.

4. ENGLISH MORTGAGE

This mortgage deed is made on [date], between 'AB' (referred to as the


"Mortgagor") of the one part, and 'CD' (referred to as the "Mortgagee") of the other

Whereas, the Mortgagor is the rightful owner of the property described in the
attached schedule, and seeks to borrow a sum of Rs. [amount] from the Mortgagee,

5. LEASE DEED

6. LEAVE & LICENSE

License Agreement

This agreement is made on [Date] between:

Mr. A (referred to as the "Licensor") of the ONE PART, and Mr. C (referred to as
the "Licensee") of the OTHER PART.

7. EXCHANGE DEED

This Deed of Exchange is Made Between

8. GIFT DEED
KNOW ALL MEN BY THESE PRESENTS that I, John Smith, residing at 123 Main Street,

11. FRANCHISE AGREEMENT

Franchise Agreement:

staffing, management, and customer service, ensuring the outlet's efficient functioning and
adherence to XYZ Limited's guidelines and standards.
5. Obligations: The Agent commits to timely payment of rents and other charges associated with
the premise, maintenance of the lease agreement, and compliance with all legal and regulatory
requirements. Furthermore, the Agent agrees not to engage directly or indirectly in any business

activities that compete with XYZ Limited or involve goods similar to those offered by XYZ

12. INDEMNITY BOND

This agreement is made on this day of 20__, by and between:

to as the "Indemnifier"), of the ONE PART.

2. Canara HSBC Oriental Bank of Commerce Life Insurance Company Limited, a company

made by any person claiming interest or right under the Policy as such recovery.

hold harmless from any penalty, damages, costs, or any other amount payable of whatsoever
nature arising out of the Policy.

13. BOARD RESOLUTION

14. MEMORANDUM OF UNDERSTANDING

2. Confidential Information:
Includes any information exchanged between the Parties regarding business operations, financial
data, plans, etc., deemed proprietary and confidential.
3. Confidentiality Obligations:
- Receiving Party agrees not to disclose, reproduce, or distribute Confidential Information except
in connection with the Proposed Transaction.
- Parties will protect each other's Confidential Information with the same care as their own.
- Receiving Party shall return/destroy all Confidential Information upon request or termination of
the agreement.
4. Exceptions:
Confidential Information does not include publicly available information or data already
possessed by the Receiving Party.
5. Legal Compliance:
In case of legal requirement for disclosure, Receiving Party shall promptly notify and cooperate
with Disclosing Party, limiting disclosure to the extent required by law.
6. Use of Names and Trademarks:
Parties shall not use each other's names or trademarks without prior written approval.

7. Indemnification:

Receiving Party shall indemnify Disclosing Party for any costs or damages resulting from a
breach of this Agreement.
8. Term and Termination:
- Agreement is effective upon execution and continues until termination of Proposed
Transaction.
- Either Party may terminate with 30 days' notice. Provisions survive termination for [specified

9. Governing Law and Jurisdiction:
- Agreement governed by Indian law.
- Any dispute resolved through arbitration in Bangalore, India, in accordance with the Indian
Arbitration & Conciliation Act, 1996.
10. General Provisions:
- No oral agreements; all modifications must be in writing.
- Agreement and rights cannot be assigned without written consent.
- This Agreement executed in duplicate by authorized representatives.
