HOUSE RULES:
(as previously agreed)
(1) ----- Only the guests booked in advance of check-in time will be permitted on the property.
(2) ----- The owner of the Airbnb account used for booking agrees to be staying in the home.
(3) ----- No smoking of any kind inside the home and No excessive consumption of alcohol and No illegal drugs.
(4) ----- Children are welcomed, however, all risk is assumed by guests.
(5) ----- Cooking: No cooking that has strong odors or that involves smoking or splattering grease.
(6) ----- Upon check-out, the premises must be left in good order
(meaning only that nothing is damaged with all dishes cleaned, and all trash placed in trash cans).
(7) ----- No food or beverages in the bedrooms (water is permitted).
(8 )----- Pets are welcomed,
however, all liability is assumed by the guest, and the guest agrees to clean up after the pet.
(9) -----The Guest agrees to clean small appliances after use, (Rice Cooker, Toasters, Coffee Maker, Blender, etc...)
(10)----Guests assume all liability and risk when using amenities
(11)-----Baby Crib: the guest agrees to bring own baby crib bedding and clean the baby crib after use.
(flat sheets in the home can be used for the crib)
(12)-----Quiet time is Midnight to 6:30 a.m.

ENTRY INTO THE HOME:

NOTE: Your code will be active beginning at 4:00 PM and will be deactivated after 12:00 PM on your check-out
date. (unless a different check-in or check-out time has been agreed upon)
To unlock the door, ENTER YOUR CODE and press the "Lock" BUTTON
***"Lock" BUTTON has an image of a lock on it. When successful the keypad will stay green. Wait a couple of
seconds for the deadbolt to release, (it will make a beep when it is done opening)
---- NOTE: Each number button on the keypad is used as the 2(two) different numbers shown on it. For example,
the button with '12' on it is used as number 1(one) and as number 2(two).
---- NOTE: If the keypad beeps 3(three) times and flashes red (a code entry error), simply start the process again
from the beginning.
ATTENTION: If 4(four) wrong codes are entered in a row, the keypad will beep 5(five) times, flash red, and will
not allow further code entry for a waiting period of 5(five) minutes.

WHEN GOING OUT:

To lock the deadbolt just press the "Lock" button, do not enter your code.

THERMOSTAT:
AC/HEAT
The thermostat is located in the hallway (to the left of the washer and dryer). It is a ‘NEST’ Thermostat, just turn
the outer ring on it to adjust temperature up or down. More instructions can be found on the internet.
NOTE: It is set to an automatically higher temperature when nobody is home, as soon as someone is home
automatically goes back to your setting. Also, It has reasonable preset limits, if you need a different temperature
than is available, please message me so I can change the settings.

HALL LINEN CLOSET:

(slatted door located across from the washer/dryer)
FLAT SHEETS, TOWELS, TRASH BAGS, SMALL TRASH BAGS, BLOW DRYER, IRON, TOILET PAPER,
FIRST AID KITS, ETC.

MY PHONE NUMBER:
Please use the Airbnb messaging system for all non-urgent matters. However, if there is any pressing issue, my 24/7
mobile number is: 702-480-8550 CALL TWICE! If it is an EMERGENCY and I don't answer, call back again
within 3 minutes, this will bypass the "Do Not Disturb" setting on my phone.

GROCERIES:
(these stores are full service with meat, produce, dairy, deli, and liquor)

WATER:
City tap water is safe for drinking.

BACKYARD:
You are welcome to use the backyard, basketball court, charcoal barbecue, and furniture that is located outside.
(charcoal/supplies not included for the barbecue). You can enter the backyard either through the outside gate or
through the bedroom door.
CAUTION: do not go into the blocked-off areas of the backyard, Blocked off areas are used as storage for my
business and are also being prepared for a future improvements.

TOILETS:
In both Poker and Sewage, a “Straight FLUSH” beats a “FULL-HOUSE” Every Time. It can be nearly impossible
to get a plumber on the weekend, so a clogged sewer can ruin an otherwise wonderful stay for you and for your
whole group. The sewer in this house is maintained well and works very well but, like any sewer, it is vulnerable to
clogging by tampons, wet wipes, and big wads of toilet paper. A few simple steps to keep your stay comfortable and
for you to keep getting the “Flush” instead of the “Full-House”… 1) When flushing, hold the toilet handle down
until the water tank is empty, about 3 seconds. 2) Do not ever flush any wet wipes or tampons 3) Use as little toilet
paper as possible. 4) Flush multiple times, It’s better to flush a little toilet paper a few times than to pile up toilet
paper in the bowl and try to flush a big wad all at once. Big wads of toilet paper, wet wipes, and tampons are the
usual culprits for clogging residential sewer mains. Like any house, this home is not immune to clogs.
EXTRA MATTRESSES, BABY CRIB, BABY HIGHCHAIR, etc. Are located in the outside building with the tan-
colored door that is to the right of the "What A Country" carving. Extra fitted sheets for the mattresses are in the
hall ‘Linen Closet’

SPILLS & MESSES,

There are fresh cleaning rags under the kitchen sink and broom, dustpan, and mop in the laundry area. Mop bucket,
additional mop, brooms, etc. are located outside under the bathroom window.

BEDDING and TOWELS,

All bedding and towels are washed and dried on the hottest settings for sterilization purposes.
(NOTE: every attempt is made to get all hair/lint out of the bedding, however some may remain, please know that
anything on the bedding has gone through the same sterilization process)

PARKING:
Both Driveways and all cobbled areas are for your private use. (space for four cars), and also anywhere on the
street is good for parking.

NOISE SENSOR:
Airbnb and the State of Nevada have implemented very strict rules against parties. The home is equipped with the
Airbnb-recommended and approved "Minut Noise Sensor" (it's located on the ceiling in the living room). Per State
short-term vacation rental rules, an approved noise sensor is required. If you are curious about the device, you can

CHECK-OUT INSTRUCTIONS:
Check-out time is 12:00 PM (unless a different time has been agreed upon).
When preparing for check out there is no need to do anything with towels or bedding (please leave towels and
bedding where/as they are). As long as the dishes are cleaned and the trash is in trash cans is enough. If there is
usable food and/or supplies that you don't want (even if already opened), please feel free to leave them, they will go
to someone in need. Also, it is quite helpful to know when you have checked out, please let me know when you
have checked out.
NOTE: If you need more time for check-out just let me know, late check-out is almost always possible.

CATS:
As stated in the listing, there is a family of cats that frequently visit outside on the property, they help keep the
pigeons away. The cats are all spayed/neutered and are well cared for. There is one cat that was injured a couple of
years ago and has a bad leg. Though it may look difficult, she gets along quite well. This property is a sanctuary,
please do not harm or harass the cats. NOTE: It is a felony in Nevada to abuse animals.

HOT TUB: There is a hot tub that wasn't mentioned in the listing. Unfortunately, it doesn't work. The repair
company has had an incredibly difficult time getting the circuit board to fix it. Please don’t touch it.
