SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

That we, Spouses SALVADOR E. ROA and ROSARIO B. ROA, Filipinos, of legal ages,
married to each other, residents of Tagum City, Davao del Norte, Philippines, do hereby name,
constitute, and appoint Spouses EDGARDO D. RICHA and JOSEFINA G. RICHA, Filipinos, of
legal ages, married to each other, residents of Libay-libay, Maco, Davao de Oro, Philippines, to be our
true and lawful Attorneys-In-Fact for us and in our names, places, and stead, to do and perform the
following acts and things, to wit:

1. To sell all of our shares over that parcel of land situated in La Filipina, Tagum
City, Davao del Norte, Philippines, containing an area of 403 square meters,
more or less, and covered by TCT No. T-42479;

2. To negotiate the sale thereof and to execute and sign the Deed of Absolute
Sale, and any and all documents related to thereof and any and all
transactions;

3. To receive and receipt the proceeds of such sale; and

4. To execute and sign for and in our behalf all documents and papers necessary
and convenient to carry into effect the authority granted in the preceding
paragraph.

HEREBY GIVING AND GRANTING unto our said Attorney-in-fact full power and
authority requisite necessary to be done in and about the premises as fully to all intents and purposes
as we might or could lawfully do if personally present and hereby RATIFYING AND CONFIRMING
all that our said Attorney-in-fact shall lawfully do or cause under and by virtue of these present.
