RESIDENTIAL APARTMENT LEASE

This Residential Apartment Lease Agreement (this "Lease") is made effective as of 05/01/20
by and between Oleander Partners LLC

("Landlord"), = and Juan Ernesto Hernandez Pacheco, Elieser Rodriguez Gomez

("Tenant"). The parties agree as follows:

1. PREMISES. Landlord, in consideration of the lease payments provided in this Lease,


leases to Tenant a2 _bedroom apartment located at 406 NW 22nd. Avenue
Apt. 306 Miami, FL 33125 (the "Premises").

2.. TERM. The lease term will begin on 05/01/2022 and will terminate on
04/30/2023

3. LEASE PAYMENTS. Tenant shall pay to Landlord monthly installments of $ 1,600.00 per
month, payable in advance on the rst day of each month, for a total lease payment of $ 19200.00

be changed from time to time by Landlord.

4. SECURITY DEPOSIT. At the time of the signing of this Lease, Tenant shall pay to
Landlord, in trust, a security deposit of S 1,600.00 to be held and disbursed for Tenant damages to the
Premises or other defaults under this Lease (if any) as provided by law.

5. POSSESSION. Tenant shall be entitled to possession on the rst day of the term of this
Lease, and shall yield possession to Landlord on the last day of the term of this Lease, unless
otherwise agreed by both parties in writing. At the expiration of the term, Tenant shall remove its
goods and effects and peaceably yield up the Premises to Landlord in as good condition as when
delivered to Tenant, ordinary wear and tear excepted.

6. USE OF PREMISES/ABSENCES. Tenant shall occupy and use the Premises as a


dwelling unit. Tenant shall notify Landlord of any anticipated extended absence of greater than
seven (7) days from the Premises not later than the rst day of the extended absence.

7. PETS. No pets shall be allowed on the Premises.

8. PROPERTY INSURANCE. Landlord and Tenant shall each be responsible to maintain


appropriaic insurance for their respective interests in the Premises and property located on the
Premises.

9. MAINTENANCE. Landlord shall keep the following in good repair: roof, exterior walls,
foundation, sewer, plumbing, heating, wiring, air conditioning, driveways, and sidewalks, except
