and NCR. The company is managed by professionals having over 30+ years of residential
construction and Project Management expertise. Our Founder is an IIM graduate having
over 3 decades of industry experience in Project Management.

We believe that the project of building your home is yours and it is very important that you
are in control of the entire project. When we speak about Control, we mean you being in
control of your ideas, concept, layout planning, schedules, and your financial budget while
we focus in providing you with the best in Project Management.

Your home comes with a 10-year warranty on structure, Zero escalation price & a Time
clause penalty where we pay you if we go beyond our scheduled timeline of the project.

 All other third-party product warranty documents shall be handed over to the Owner on completion of the
project.

1. The start of the project is on the date of commencement of construction after demolishing of existing structure,
obtaining approvals from the Government authorities and all decisions pertaining to design & material selection
is taken by the Owner.
2. At the start of the project we will share a clear time schedule which will also include the time when the Owner
and family will need to make certain decisions.
3. In the event Jade Homes fails to complete the project within the timeline assured, the Company will be liable to
pay the Owner a Delay Penalty. The calculation of the Delay Penalty will end on the day Completion Certificate is
received or the Owner is invited for inspection & handover.
4. The Project delivery time will or may extend due to the following reasons:
(a) In case there are any Site specific restriction on time
(b) In case there are any delays in taking decisions by the Owner.
(c) If the Owner changes a Pre-approved decision where the work may have to stop.
(d) Any Upgradation work that may be decided during the course of scheduled work.
(e) If the Court or any Government body bans construction work.
(f) Natural disaster / calamities which are beyond Jade Homes control.
(g) Force majeure conditions.

5. Jade Homes completes the project when Completion Certificate is received or an Invitation letter is given to the
Owner for inspection & handover.
Our services:

Architecture Layout / Floor drawings / Based on Customer brief, Jade Homes Internal Architect will
External Facade provide layout drawings. Revisions are acceptable till
drawings are finalized. No change in drawings will be
acceptable after submission for approval
Liaison services Drawing approval Jade Homes Liaison team will submit necessary documents
to the Architect in the panel of the approving authority and
will be responsible in getting the drawings approved.
Customer will have to pay the charges for approval online
for sanction of drawings.
Structural Engineering Structural drawings as per Jade Homes appointed Chartered Structural Engineer
IS Code by Chartered will design, approve, and certify the Structural drawings.
Structural Engineer Size of foundation, columns, beam, and slab thickness
will be as per the drawings issued by the structural
engineer. 50 mm sunk is taken in bathrooms and
balconies with toe walls around them for better
waterproofing. Sleeves are planned in the structure for
services as per drawings. Structure drawings and
structure certificate will be shared on completion of the
project
MEP Engineering Mechanical, Electrical & Jade Homes appointed Engineer will provide Electrical
Plumbing drawings drawings which includes Telephone, WIFI, TV, LAN and
plumbing drawings for fresh water, wastewater and
rainwater harvesting.
Visualization service 2D, 3D & Walk-through Jade Homes visualization team will provide the customer 2D
visualization drawings and 3D visualization of the External façade and all
living spaces within covered area. 3D walk through services
will be charged extra.
Demolishing services Existing structure with Jade Homes through its assigned team will demolish
foundation within plot existing structure prior to preparing the plot for
area construction. The owner shall handover the house in an
empty & lockable condition.
Other services MCD, Police, NGET, Jade Homes will take complete responsibility in handling &
Neighborhood issues managing issues that may crop up during construction and
during the process of till handover. All costs will be in the scope of Jade Homes.

Structure:

Site Barricading Jade Homes will get the plot barricaded once the plot is handed over by the owner as
per rules & regulations.
Water & Electricity Water for construction will be used either from the existing borewell or water supplied
by the authorities. Electricity charges during construction will be paid by the owner.
Demolition Jade Homes with its assigned team will carry out demolishing activity adhering to
prescribed safety norms and will be completely responsible of ensuring no damage
takes place in adjacent buildings or structures. In case of any damages, Jade Homes will
be liable for repair / rectification as deemed fit.
There can be an extension of time in case the existing structure has a basement or a
common wall with the neighbouring structure.
Foundation, Columns, beams Site mix concrete with PPC cement from UltraTech / ACC having a cement, coarse sand
Plinth beams, and retaining and aggregate ratio of 1:1.5:3

Steel FE 500D of Rathi / Century make. In case the owner has preference to use TATA / Jindal
/ SAIL, differential amount will be charged extra
Slabs RMC of M25 grade of Ultra Tech / ACC make
Sand, dust & aggregate Coarse sand / dust will have 8% less of Silt and non-considerable amount of Mica Silt
having a colour of whitish / yellowish.
Fine sand used will be moisture free without any kind of lumps.
The size of aggregate should be around 10 mm & 20 mm and not more than 5% of the
total aggregate should be lesser than 10mm or more than 20 mm.
Bricks A- grade Red Clay bricks are used which are burnt uniformly. The quality of the bricks
are checked by striking two bricks together by marginal force. It should generate a
metallic sound. Broken bricks do not qualify quality standards unless brought for
preparing brick bats.
In 4.5” walls, we use 6 mm rebar as per code to give it additional strength.
Ratio of coarse sand and cement used for 4.5” wall is 1:4 and for 9” wall the ratio is 1:6
by volume
Internal wall plaster The ratio of cement, coarse sand and fine sand will be 1:2:3 in volume of Ultra Tech /
ACC make and Chicken mesh will be used in all wall joints to protect it from future
cracks.
External wall plaster The ratio of cement, coarse sand and fine sand will be 1:2:2 in volume of Ultra Tech /
ACC make. Chicken mesh is used in all joints to protect it from future cracks.
Wall thickness 12 mm thick plaster in all Internal areas and 18 mm thick plaster in all external walls
Curing of structure Curing compound of Fosroc / Pidilite is used on top of the slab, and sides of column &
beam
PCC PCC is done below foundation and below flooring area in stilt floor of 100 mm
thickness with cement, coarse sand and aggregate mix of approximately 1:4:8 in
volume.
Parapet wall on mumty Wall dimension will be 9” thick and 3’9” in height from the finished floor made of
brickwork.
Boundary wall The thickness of the wall will be 9” and the height will be of 6’ from the road level
constructed over a plinth beam with column gap of 15’ with brickwork.
Parapet wall on terrace Wall dimension will be 9” thick and 3’45” in height from the finished floor made of
brickwork.
POP All dry habitable areas will have a coat of POP of Sakarni / JK make
Anti-Termite treatment When there is a basement, Anti-termite treatment is done below the raft & below the
floor in open space on the stilt & ground floor of Century Terramite TC.
For Stilt + floors, anti-termite treatment is done below the foundation & below the
floor at stilt. A 200mm hole is dug after every 150 mm and filled with anti-termite
chemical.
Water proofing Crystalline compound is mixed in the concrete in plinth and all wet areas making it a
complete waterproof structure.
In the terrace, a waterproof chemical is first applied and then a mesh is laid 1 feet from
the parapet wall along the entire terrace making it a bowl. Crystalline compound is
then applied over the meshed area making it a waterproof structure.
Electrical:
Electricity Meter Provision for 1 electricity meter in each habitable floor and an additional meter for
common areas. Terrace is connected with the top floor.
Wire size Main panel to Distribution Board – 10 sq. mm, Light circuit – 1.5 sq. mm, Power & AC
circuit – 2.5 sq. mm and 4 sq. mm if wire is carrying load for 2 circuits, Light points &
Earthing – 1 sq. mm of Polycab make
MCB / ELCB capacity 1 ELCB per floor & 10A MCB for light circuit, 20A MCB for Power circuit & 32A MCB
for AC circuit of Havells / ABB make
Circuits Circuits will be separated on each floor having bedroom, attached toilet and balcony
in one circuit, kitchen in one circuit, living & dining room in one circuit and AC in one
circuit.
Load balancing As per electrical drawings
Earthing Pit 2 earthing pit for the home and 2 earthing pit for the lift making a depth of 3 meters
which will be filled with charcoal, salt and chemicals using GI pipe

TV wiring Co-axial wire is provided from mumty to LV junction box and then distributed to each
TV junction point.
Wi-fi Provision for 2 wi-fi points on each habitable floor, 1 each in stilt, basement &
terrace is provided with conduit having a steel wire inside to enable the wi-fi
provider to run the cable easily.

Plumbing:
Water Meter ONE water meter for each habitable floor is provided in Delhi & Single water meter is
provided in Uttar Pradesh & Haryana. Water meter should be provided by the Owner
of the plot as all connections are given on individual / joint names.
Plumbing Design Supply from Underground storage tank to Overhead tank distributed amongst the
number of overhead tanks as per design.
In case of borewell, supply from borewell to Overhead tank with one outlet
connection in Stilt or any other place as per drawings.
Sewage piping and waste water pipes are underslung to give access for future
repairs. The pipes are covered by providing a false ceiling.
All vertical plumbing stack in elevation, bathroom, kitchen, service balcony and other
areas are covered by brickwork or Cement boards with access for future service /
repair.
Main vertical pipes that are connected to the Manhole / Gully trap that run below
ground are of 160 mm and the rest of the pipes are 110 mm. Pipes that branch out
from the main pipe are 63mm & 40mm of 4kg pressure. All pipes are of Astral /
Supreme make
Overhead tanks Each habitable floor will be provided with ONE 1000 Liter capacity tank which will be
of Astral / Sintex 3 layer make. In case there is a basement, the water connection will
be provided from the Ground floor.
The location of the tanks will be on top of mumty.
Underground tank One RCC underground tank with internal separation for each habitable floor will be
provided. The internal walls of the tank will have white commercial tiles or extra tiles
from the habitable area may be used. The total capacity of the tank will be 6000
liters. In case the plot size is above 350 sq, yards, each habitable floor will have an
underground capacity of 3000 liters each.

Plumbing:
Water Supply pipes From the water meter 25mm pipe is used for supply to the underground tank
(UGT) and from underground tank to the overhead tank (OHT).
From OHT, pipes connected to bathrooms are of 25mm and to kitchen are of
20mm.
Water supply pipes on terrace are taken from OHT of the top habitable floor which
are concealed in the parapet wall of the terrace.
All pipes will be tested for 5MPa and will be of Astral / Supreme make
Additional water points One tap with double outlet is provided in each habitable floor for washing
machine. Additional ONE tap each is provided in balconies, sunken courtyard and
terrace.
Manhole, Catch basin & Gully Approximate size of manholes will be 600 x 600. Catch basin & Gully traps will be
trap 300 x 300. Depth will be planned based on the slope required. Cast Iron tank covers
will be used and in places like Stilt or any other visible places, the covers will have
stone over it.
Rain water Harvesting Pipe layout will be designed where all rain water will be brought to one
underground tank. The depth of the underground tank will depend on the design.
An overflow pipe will be connected to the main drainage manhole with a non-
return valve.

Internal Doors & Frames:


Main door for each habitable Factory made Engineered wood with veneer. Choice of Veneer can be made by the
floor owner from Jade Homes catalogue. Any choices made apart from the suggested
veneer shown in the catalogue which may be costlier than what is suggested will
be considered add-on and the differential charges will be paid by the Owner.
Chowkat will be of Ghana teak wood.
Door height will be 2350 mm & width will be 1200 mm. Finished door panel
thickness will be 44 mm. Doors come with one long SS handle of Jade Homes
selected make. Locking system will be of Godrej / Dorset manual operated. Magic
eye, door stopper chain and magnetic stopper is included.
Bedroom & Bathroom doors Factory made Engineered wood with laminate. Choice of laminate can be made by
the owner from Jade Homes catalogue. Any choices made apart from the what is
shown in the catalogue may impact the cost and in such cases it will be considered
an add-on and the differential charges will be paid by the owner.
Chowkat will be of Ghana teak wood.
Door height will be 2350 mm. Width of bedrooms will be 1050 mm and bathrooms
will be 900 mm as per design. Finished door panel thickness will be 38 mm. Doors
come with lock body and key cylinder of Godrej make with SS handle, latch and a
magnetic door stopper. Magnetic door stoppers are not provided in bathrooms.
Doors in Kitchen In case the kitchen design is not an open kitchen, Door height will be 2350 mm and
width will be 1050 mm. Finished door panel thickness will be 38 mm.
Chowkat will be of Ghana teak wood. The door will have a frame made out of
Factory made Engineered wood fitted with 6 mm glass.
Door in Stilt Factory made Engineered wood with Veneer finish as shown in Jade Homes
catalogue. Door height will be 2350 mm, width will be 1200 mm and the door
panel thickness will be 44 mm. The door will come with one lock of Godrej make,
one long SS handle and a magnetic door stopper.
Terrace door Plain steel door with inside latch for locking.
Servant, Stilt & Terrace toilets Fabricated aluminium doors & frames with ACP / MPC panelling having internal
and external latch for locking.
Make Century Ply or equivalent having 5 year warranty, termite resistant.
External Doors & Windows:
Habitable unit & Basement doors UPVC 3 track profile having 6 mm toughened glass and bug mesh with a height of
2400 mm and width as per design. Operating mechanism will be sliding
Windows in Servant, Terrace & Fabricated aluminium windows & frames with 6 mm toughened glass. Operating
Stilt bathrooms mechanism will be sliding.
Staircase Fixed UPVC windows on all floors apart for Mumty
Bathrooms UPVC 2 track profile windows. The operating system will be as per design
depending upon the available space and location.
Brand Prominence (German Technology) with 10 year warrantee on profile

Wardrobes:
Material HDHMR will be used in Carcass and finished with laminate. Shutter will be of high
quality MDF and finished with laminate as per choice of the Owner.
Specifications The wardrobe will have two drawers with lock. Hinges will be of Hettich make.
Wardrobe will have one lock in one shutter and the other shutter will have a
tower bolt. The height of the wardrobe will be up to standard false ceiling height
and the width will be 6’. Internal design of the wardrobe will be planned based
on the owners choice having a maximum of 2 drawers with lock per wardrobe.
Material brand Century Ply or equivalent
Warranty 5 years on woodwork and 2 years on hardware

Vanity in bathrooms:
Material Vanity carcass to be made of BWR ply and finished with laminate. Shutters will be
made of high quality MDF and finished with high gloss or matt finish laminate of
owners choice.
Specification: The height of the vanity depends on the wash basin used. However for table top
basin the height will be 400 mm and the width will be 900 mm depending upon
space availability and design. Granite top not exceeding Rs.85.00 per sq. feet.
Warranty 5 year warranty on woodwork and 2 years for hardware.

Modular kitchen: (In case of Duplex, one modular kitchen per duplex will be provided.)
Material Carcass will be made of BWR-FR ply with laminate finish. Shutters will be made
of high quality MDF and finished with laminate of owners choice. Hinges and
channels will be soft close of Hettich make.
Specification Our Architect / Interior designer will design the kitchen taking into
consideration placement of RO below the sink, hob & chimney, refrigerator,
dishwasher, oven & microwave. Size of the modular kitchen will be 100 sq. feet
720 mm space below the counter and 720 mm tall and 340 mm deep space
above the counter except over the hob & chimney area.

Set of 3 drawers ( 2 medium & 1 large) below the hob for cutlery & utensils.

Wiring & Control Electricity is supplied to outdoor unit and indoor unit draws power from outdoor

future as per the need and requirement of the owner.

Elevator:
6 PAX 408 kg load capacity with 5 doors OTIS Elevator GEN2 PRIME of stainless steel finish, push button, one handle on
the rear side, vinyl flooring & decorative ceiling with LED light.
Zero Escalation Price:
