Between: …………………………………………………. (Hereinafter known as Lessor),

And: KAIAWORKS Limited, (hereafter referred to as the Tenant)

Whereas: The Lessor agreed to lease an accommodation unit located in Aiyura


VILLAGE along the Norikori Nombia Road in Obura Wonenara District in Eastern
Highlands Province to the Tenant commencing on (day) …………………. (date) ………of
Month) ………………… (year)…………….

It is agreed and declared between the Lessor and the Tenant as follows:

1.0 The Tenant agrees to pay the Lessor a rental rate of K________ per
Month.

2.0 The Tenant shall pay the said amount by direct deposit into a
nominated bank account every month ending. The Lessor shall
provide an invoice every after 30 or 31 days to the Tenant for
processing his/her payment. Invoice must be submitted every 25th
Day of the Month with bank account details explicitly stipulated.

3.0 Provision of food ratio or other house hold goods will duly be the
Tenant’s responsibility. The Tenant shall promptly notify the
Lessor of any breakdown in the premises. The Tenant shall not
make any alterations or additions without the written consent of
the Lessor.

4.0 The Tenant shall be required to give 7 days’ advance notice to the
Lessor should it intend to terminate the lease.

5.0 Upon signing this Agreement, the two parties execute this lease
and acknowledge that this Agreement is binding and the two
parties agree not to vary the terms of this Agreement without due
and proper consultation.

In Witness Whereof the parties have caused this Agreement to be signed by their
duly authorized representatives on the date herein before mentioned.
