RENT AGREEMENT

This Rent agreement entered at Chennai on the 16 th day of


June 2024 between Mr.A.Karikalan Owner of the House No-
2,PulavarJaganathanStreet,PasumponNagar,Pammal,Chennai,Pin
-600075 and (hereinafter referred to as the LESSOR) which
expression shall unless excluded or repugnant to the context and
meaning there to include her heirs, administrators, executors,
legal representatives, and assignee on the FIRST PART.

AND

Mani,c/o Nanthagopal (hereinafter referred to as the LESSEE),


which expression shall unless excluded or repugnant to the
context and meaning thereto include his successors,
administrators on the SECOND PART.

The LESSEE having approached the Lesser for Rent the


Second portion i.e., East facing of the House No 2B,Ground
floor,PulavarJagannathanStreet,Pasumponnagar,Pammal,Chennai
,Pin-600075 to stay along with his family i.e., her Daughter, son
(the said portion comprises of one Drawing room, One bed room,
one kitchen and One bathroom) in the said premises for a period
of 11 months w.e.f 16th June 2024. The LESSEE requires the
premises on rent for temporary residence and whereas the
LESSOR has accepted the request of the LESSEE and agreed to
provide above mentioned premises to the LESSEE exclusively for
self-residential purpose on the following terms and conditions.

NOW THEREFORE THIS AGREEMENT WITNESSETH AND IT IS


HEREBY AGREED BY AND BETWEEN THE PARITES HERETO AS
FOLLOWS.

1. That the premises at the time of initial occupation has been


checked by the LESSEE who is satisfied about the wall
painting and working of sanitary, electrical, and other
fittings and fixtures provided in the premises which are in
newly constructed house.

2. That the legal heirs, executors, administrators, and


nominees of both the parties will also remain bound by all
terms and conditions of this lease agreement.

3. That the LESSEE or any member of his family residing with


him shall not be involved in any anti-social activities
which may cause damage to the LESSOR’s reputation. In
case the LESSEE or any member of his family residing with
him is found to do such act, the LESSOR will have the right
to get the premises vacated immediately without serving any
notice.

4. That LESSOR shall have the right to evict the tenant for
breach of any of the conditions mentioned in this deed
without prejudice to his right to release arrears of rent,
electricity bill, if any remaining unpaid.

5. That the rent shall be for a period of 11 months


commencing from 16th June 2024 and ending on 15th MAY
2025.

6. That the LESSEE shall pay to the LESSOR Rs. 7500/- (Rs.
Seven Thousand Rupees Only) and Water charge Rs.400/-
(Three hundred rupees only) per month towards the rent for
the rented premises w.e.f. 16th June 2024.

7. That the rent will be hiked @ 10% on completion of an 11


Month tenancy period if the Rent agreement is further
renewed/extended.

8. Tenancy may be reviewed with the mutual consent of both


the parties.
9. That the LESSEE shall pay Rs. 30000/-(Thirty thousand
Rupees only) as Security Deposit to the LESSOR which the
LESSOR shall retain as security and will refund the same to
the LESSEE on expiry of lease agreement and handing over
the vacant possession of the demised premises to the
LESSOR only after making adjustment of all outstanding
dues such as electricity bills, water bills and damage cost to
the demised premises (except normal wear and tear) if any,
by the LESSEE.

10. That the aforesaid amount of rent charges of rented


premises shall be paid by LESSEE pay rent on time.

11. That the LESSEE shall pay the electricity charges of the
demised premises as per bill received for electricity meter
installed for the said demised premises. The payment of
electricity charges shall be paid by the LESSEE directly to
the concerned authority and shall provide paid original bills
to the LESSOR after the said payment is made. Any dispute
regarding electricity bills or if any, shall be paid by the
LESSOR. Any dispute regarding electricity bills or
consumption of electricity shall be settled directly by
LESSEE with the concerned authority of the electricity
department.

12. That the LESSOR shall pay house tax as imposed by lawful
authority in respect of the demised premises.

13. That the LESSEE hereby undertakes that he will not


accommodate any other person in the Rented premises
without prior written permission of the LESSOR.

14. That the LESSEE shall not make any temporary or


permanent structural additions or alterations, or
constructions modifications in the outer and interior of the
demised premises. The LESSEE further undertakes not to
do any act which could cause, destroy, or diminish the
value of the property in any way.

15. That the LESSEE shall not temper with electricity wiring,
fitting, and fixtures. However, the LESSEE shall be entitled
to install Air Conditioner, Coolers etc. within the limit of
sanctioned load at his own cost without making any
material alterations.

16. That the LESSEE shall keep the premises hereby Rented in
a neat, clean, and habitable condition and shall observe all
the rules and regulations, of the local authorities pertaining
to the use thereof, and shall not misuse the premises in any
manner whatsoever. He shall have no objection to the
inspection of the premises by the LESSOR or any officer of
the Municipal Corporation of Chennai or any other
government/semi government officials on duty or any other
relevant authority on any day during 9 AM to 9 PM or at any
other time with prior intimation. The LESSEE also shall
allow the LESSOR and her representatives and workmen to
carryout repairs at reasonable times as and when
necessary.

17. That the LESSEE shall not keep any pet animal in the
demised premises.

18. If the LESSEE intends to vacate the premises before the


expiry of the lease period, he shall be bound to serve one
month’s notice to the LESSEE in writing. The place/address
of sending the notice shall be as mentioned herein for both
the parties i.e., to the LESSOR and the LESSEE.

19. That day-to-day maintenance and minor repairs, such as


electric fitting, repairs of water taps, sanitary fittings
pertaining to the Rented premises would be carried out by
the LESSEE at its own cost whereas the major repairs, if
any needed during the period of Rent, will be borne by the
LESSOR.

20. That the LESSEE shall vacate and hand over the vacant
possession of the demised premises to the LESSOR on
expiry of the notice period or termination of the rented
period whichever is earlier, in good condition. In case, the
LESSEE continues to occupy the premises beyond leased
period without the consent of the LESSOR, the LESSEE
shall be liable to pay to the without the consent of the
LESSOR, the LESSEE shall be liable to pay to the LESSOR
compensation by the way of damages for use and
occupation of the premises at the rate of Rs. 2000/- per day
till such time the vacant possession of the premises is
delivered to the LESSOR. This shall be, however, without
prejudice to the legal rights of the LESSOR to take
appropriate steps to recover the possession of demised
premises from the LESSEE.

21. On the expiry of the rent term i.e.,15 th May 2025., no fresh
notice would be required to be served to the LESSEE and
the LESSOR shall be entitled to take possession of the
Rented premises.
22. In case of any damage and repair to the property, general
discoloration of bathroom and kitchen tiles and fading of
wall paints, the tenant will be held responsible for the
repaired of all the above or else charges will be deduct from
security deposit.
23. That all disputes are subject to settlement in the
jurisdiction of Chennai Courts.
