SHOP RENTAL AGREEMENT

This Shop Rental Agreement is made and effective from 7th day of May 2023 (07.05.2023)
by and between: -
MR. M LOHITH
S/o MUNILINGE GOWDA
No.2001, South End E Cross,
9th Block, Jayanagar
Bangalore - 560 069

Hereinafter called the OWNER/LESSOR (which term wherever the context so admits shall
mean and include his heirs/legal representative, executors, administrators and assigns) of
the one part AND

Hereinafter called the “LESSEE/TENANT” (which term wherever the context so


admits shall mean and include his heirs/legal representative, executors,
administrators and assigns) of the OTHER PART:

Whereas the Owner/Lessor is the sole and absolute owner of the Industrial
RCC building of 900 Sq ft measuring 40 ft East to West, 30 Sq ft North to
South to at 11,18th B Cross, Rastrakavi kuvempu nagara, 5th Main N.S
Palya BTM layout 2nd Stage Bangalore 560076, more fully described here
under and herein after called “Schedule Premises”.

Whereas the lessor upon the request of the lessee hereby let out the ground
floor of the Scheduled premises on rental basis for his commercial purpose
under the following terms and conditions and whereas the lessee agreed to
the schedule premises on rental basis

NOW THIS AGREEMENT WITNESSETH AS FOLLOWS

1. The tenancy shall be a period of 11 Months and commencing from


07.05.2024

2. The Lessee Shall pay monthly rent of Rs 30800/- (Thirty Thousand


Eight Hundred Rupees only) and monthly rent shall be payable to
lessor on or before 10th of every succeeding English calendar month

3. The lessee has paid a sum of Rs.2,50,000/- (Rupees two lakh fifty
thousand rupees) by way of online transfer (NEFT) towards the Security
deposit to the owner . The owner has acknowledged the receipt of the
same. This advance amount shall not carry any interest, and the same
will be repayable by the owner to the tenant while vacating the scheduled
premises after deducting the dues and damages if any.

4. The Lessee shall pay the Electricity charges separately to the concerned
department regularly as per the bill received every month without fail and
hand over the monthly bills to the lessor. Water charges shall be shared
equally with his other tenants

5. If lease wants to be continued after 11 months, the lessee shall pay 10 %


increased rent on existing rent

6. The lessee shall use the scheduled premises, for his commercial purposes
and shall keep the premises in good and tenantable condition.

7. The lessee shall not store any explosive or inflammable materials in the
scheduled premises

8. The lessee shall not sublet, or underlet the premises to any persons
unless permitted by the Owner.
9. That the lessor shall permit the lessor or his respective to inspect the
premises and carry out any minor repairs needed during the tenancy
period
10. If any damage is caused to the scheduled premises the lessee shall get it
replaced at it own cost and risk
11. Either of the parties give 3 months’ notice prior to the termination of
tenancy
12. The lessee shall pay towards the painting charges at the time of vacating
the scheduled premises
13. The lessee shall do undertake to obtain from the competent authorities all
the necessary licenses permission etc. to run the industry
14. The lessee shall use the scheduled premises for industrial purposes only
and not for any other purposes
15. The lessor shall pay the land taxes and other property taxes in the respect
of scheduled property
16. The lessee is entitled to make necessary minor alterations inside the
premises at this cost or installation of machineries and equipment’s with
the written permission of the lessor
17. At present the scheduled premises has electricity lighting connection and
10 HP power is existing. If any additional power is required by the lessee,
the lessor shall get the additional power supply sanctioned by KPTCL, the
lessee shall bear the entire cost of internal wiring from metering board to
all equipment’s proposed to be installed inside the premises
18. At present the schedule premises has got BWSSP Water supply
connection.
19. The lessee is entitled to remove all the fixtures and equipment’s installed
by them in the premises at the end of the lease period. If the lessee
decided not to remove the fixtures the lessor shall pay the prevailing the
market value of these fixtures
20. The lessee shall pay the water charges to the BWSSP every month.

SCHEDULE PROPERTY

All the piece and parcel of the site measuring East to West: 40 feet and
North to South: 30 feet at 11,18th B Cross, Rastrakavi kuvempu nagara,
5th Main N.S Palya BTM layout 2nd Stage Bangalore 560076

And bounded on the:

East by : Site no 61
West by : 30’ Road
North by : Site no 48
South by : Site no 65

IN WITNESSES WHEREOF both the LESSOR and the LESSEE have set
their respective hands on this day, month and year as mentioned above.
