3-DAY NOTICE TO PAY RENT OR QUIT

For Rent Due after April 1, 2022

NOTICE TO THE ABOVE-NAMED PERSON(S) AND ANY OTHER OCCUPANTS OF THE ABOVE-
REFERENCED PREMISES:

WITHIN THREE (3) DAYS, not including Saturdays, Sundays or judicial holidays, after the service on you of
this Notice, you MUST make payment PAYABLE TO: (landlord) the rent for the premises amounting to the
total sum of $8,750.00 calculated as follows:

$1250.00 which came due on April 1, 2024, for the rental period from 4/1/2024 to 4/30/2024.

$1250.00 which came due on March 30, 2024, for the rental period from 3/1/2024 to 3/31/2024.

$1250.00 which came due on Feb. 1, 2024, for the rental period from 2/1/2024 to 2/29/2024.

$1250.00 which came due on Jan. 1, 2024, for the rental period from 1/1/2024 to 1/31/2024.

$1250.00 which came due on Dec. 1, 2023, for the rental period from 12/1/2023 to 12/31/2023.

$1250.00 which came due on Nov. 1, 2023, for the rental period from 11/1/2023 to 11/30/2023.

$1250.00 which came due on Oct. 1, 2023, for the rental period from 10/1/2023 to 10/31/2023.

OR QUIT AND DELIVER THE POSSESSION OF THE PREMISES.

If you do not perform, cure the breach, or give up possession by the required time, the Landlord declares the
forfeiture of your Rental/Lease Agreement and will initiate legal proceedings against you seeking not only
damages, attorneys’ fees and possession, but also a statutory penalty of up to $600 (California Code of Civil
Procedure §1174).

NOTICE: pursuant to Section 1785.26 of the California Civil Code, as required by law, you are hereby notified
that a negative credit report reflecting on your credit record may be submitted to one or more credit reporting
agencies if you fail to fulfill the terms of your credit obligation. Penal Code, Section 594 provides that any
person who maliciously damages or destroys the property of another is subject to fine and imprisonment. This
Three-Day Notice to Pay Rent or Quit supersedes all previous Three-Day Notices to Pay Rent or Quit, if any.

This notice does not demand rent payments that came due prior to April 1, 2022, however, any amounts you
may have owed prior to April 1, 2022, are not waived and the Landlord reserves the right to pursue those
amounts in a separate action.

Acceptable methods of payment are: Money Orders and Cashier’s Check, Cash/Check through the Walk in
Payment System (WIPS): WIPS PAYMENT METHOD: The amount demanded in this notice may also be paid
through the WIPS program. You may make this payment in person to the 7/11 which is located at 1519 N.
Gaffey street, Wilmington, CA and open 7 days per week/24 hours per day. When making a WIPS payment, the
payee must be Aida Aparcio – WIPS #22012371889 pr Carlos Martinez WIPS #220099948956 to the following
WIPS ACCOUNT NUMBER. This WIPS Participation Location is within a 5-mile radius of the Subject
Property.

The amount demanded in this Notice must exceed one month’s worth of “fair market rent” as determined by the
U.S. Department of Housing and Urban Development. This amount is adjusted annually.

Rent owed must be more than the following:

Studio Apartment: $1,534.00


One-Bedroom: $1,747.00
Two-Bedroom: $2,222.00
Three-Bedroom: $2,888.00
Four-Bedroom: $3,170.00
