2) All personnel will be equipped with the necessary Personal Protective Equipment (PPE) (Safety
Helmet, Safety Shoes, Safety Gloves, Cover-all, etc…).
3) Ensure service shaft opening are provided with barricade, tape and safety nets.
4) The joint cooperation of personnel and management shall provide clean working conditions and
environmentally hazard-free work place.
5) Ensure adequate lighting is provided in the working area at all time.
6) Ensure safe installation, location and use of every scaffolding and ladders.
7) Provide good ventilation when working in rooms without any air circulation.
8) This procedure covers maintenance of Sprinkler System and Fire Extinguishers

2. PERMIT TO WORK

All work that is to be performed on site should be accompanied by the permit to work issued by the
Client.

3. METHODOLOGY FOR MAINTENANCE OF SPRINKLER SYSTEM

1. Check the total quantity of Sprinklers.

a. Is the sprinkler head dusty ?

If so clean the sprinkler with brush or cloth.

b. Is the sprinkler painted ?

If so clean the sprinkler with thinner and cloth. If still could not be rectified write in
job card , and mention the total quantity of sprinklers painted. Take photos of painted
sprinklers.

c. Is the sprinkler rusted ?

If so write in job card to replace the sprinklers, and mention the total quantity o sprinklers rusted. Take
photos of rusted sprinklers.

d. Is the sprinkler cover missing ?

If so write in job card to provide new sprinkler cover, and mention the total quantity. Take photos .

e. Is the sprinkler deflector obstructed/ deflector inside the ceiling ?

This is extremely dangerous situation as in case of fire emergency the sprinkler would not spray
water properly.

If so bring it to right level by adjusting the support. If not possible write in report with photos.

3. If there are rooms, cabins or store which has no sprinklers recommend for the same
in the job card.

4. Check if there is a drain line in the end of sprinkler line for flushing the system.
Recommend if not available.

4. METHODOLOGY FOR MAINTENANCE OF ZONE CONTROL VALVE


ASSEMBLY

1. Check if the location is labelled in the false ceiling.If not write in report so it can be done next
time.

2. Check if all components of ZCV assembly are present (Butterfly valve, Suitable pressure
gauge, Flow Switch, Test & Drain Valve).

Butterfly valve has to be first component.

Pressure gauge can be anywhere after the butterfly valve.

Flow switch should be before the test and drain line.

Recommend if any of this is not satisfied or if any of the components are missing.

3. Close butterfly valve and make sure supervisory signal is shown in panel.

4. Coordinate with the maintenance team and check if flow switch is connected to the system
and is giving alarm.

5. Note the pressure of the system from the pressure gauge of ZCV assembly and write in job
card with appropriate unit (PSI /Bar).

If the system has only sprinklers, pressure should not exceed 12 bar / 175PSI. If the pressure
exceeds the limit recommend Pressure reducing valve after the ZCV.

If the system has hose reels check if it is from the same delivery line as sprinklers, if so recommend a
PRV near each hose reel , If it is separate line for hose reels and sprinkler recommend one PRV for the
hose reel system.

5. METHODOLOGY FOR MAINTENANCE OF FIRE HOSE REEL

1. Clean the hose reel cabinet and hose reel if required.

2. If the hose reel or hose reel cabinet is damaged, mention in the job card with photos.

3. Make sure the gate valve is open for all the hose reels.

4. Open and check the flow and pressure of the hose reels.

5. Make sure all the hose reels are in easily accessible area and is not obstructed.

6. Check if the hose reels require a 1” PRV and recommend if the system requires the same.

6. METHODOLOGY FOR MAINTENANCE OF FIRE EXTINGUISHERS

1.Dry Powder Fire Extinguisher.

a. Check the pressure on the cylinder.


If the needle is below the green area the cylinder has low pressure and if the needle is
beyond the green area the cylinder is over pressurized, in both the cases it has to be
serviced. Write in job card the weight and type of the cylinders with the total quantity for
the same.

b. Check the chemical inside the cylinder.


Hold the cylinder by the nozzle and the bottom and turn upside down and upright again,
during which the chemical has to move freely inside the cylinder. If it is not then the
chemical inside the cylinder has dried up, try tapping the cylinder gently with a hammer
and see if the chemical can be loosened. Even after that if you are not able to feel the
chemical while turning the cylinder upside down and upright, write in job card the type
and weight of the cylinder with the total quantity for the same.

c. The date on the cylinder has to be checked if the date of last service is beyond one year,
write in job card the type and weight of the cylinder with the total quantity for the same.

d. The cylinder head requires a nozzle, pin, and the seal on the head; if not available on the
cylinder then write in job card the quantity of the cylinder with the same.

e. Make sure that the extinguisher is mounted on the wall and is in easily accessible areas at
appropriate distance. Mention in job card if any fire extinguishers require mounting
brackets.

2. Carbon dioxide (CO2) Fire Extinguisher

a. Check the top of the cylinder if it has a nozzle, seal and pin. If any of this is missing
write the same in the job card with the total quantity of the same.

b. If the cylinder has passed 5 years from the manufacturing date recommended for hydro
testing. This has to be done every 5 years. Write in job card with the quantity of the
same so the same with the total quantity.

c. Check the weight of the cylinder using a weighing scale and see it matches with what
is written on the cylinder, if not write in job card with the total quantity.
