LEASE AGREEMENT

This agreement of lease is made at Lahore on this 1st day of Feb, 2024, between
Mr. Kamran Arshad S/o Iqbal Arshad R/o House No 44 Street 803 Tehsil District
Sheikhupura. Holding C.N.I.C No. 32304-9225679- (hereinafter called to as the
LESSOR of First Part).
AND
Ecotech Solutions holding Company No. 1663516 , (hereinafter called to as the Lessee )

(Expressions Lessor and Lessee wherever the context so permits shall always mean and
include their respective heirs, successors, legal representatives, and assignees).

AND WHEREAS The Lessor being the absolute owner of Building No. 25 F1,
Measuring (10-Marla) Saturated in Johar Town Lahore, having Electricity, Gas, Water,
in running condition has agreed to lease on the Second Floor and the lessee has agreed to
take on lease at the monthly rent Rs.570,000/- (Rupees Fifty Seven Thousand only)
commencing from 01-02-2024, Rent will be paid up to 01st to 5th of month on the
following terms and conation:-
1. That the Lessee has paid Rs.57,000/- (Rupees Fifty Seven Thousand only) on account of
advance rent for One months with effect from 01-02-2024 and Rs.570,000/- (Rupees
Fifty Seven Thousand only) refundable security subject to fulfillment of all the terms
and conditions of this agreement. Thus, the Total amount paid by the Lessee to the
Lesser is Rs.1,00,000/- (Rupees One Lac Thousand only). The amount of the
Security will be refundable in lump sum after deduction any damages coursed to the
said Premises or to its fittings and fixtures etc and clearance of outstanding bills any.
If the unpaid amount exceeds the security deposit, the lessee will deposit the
outstanding amount immediately.
2. That the Lessee cannot arrange any alteration or additional construction in the said
premises without obtaining prior permission in writing from the Lessor.

3. All charges for Electricity, telephone and consumed to the said premises during the
subsistence of the lessee, will be paid directly to the concerned billing authority by
the Lessee and submit photocopies of these to the Lessor every month on demand.
4. That the agreement of lease is made for a period of 1 year commencing from 01-02-
2024, and will expire on 01-02-2025.
5. That in case the Lessee or Lessor wants to terminate this Lease Agreement; it can be
terminated by Two month Notice in advance in writing (sent by TCS) to each other
on their address.

6. That the Lessee will use the premises purely for residential purposes only and in case
of any damages are caused to the said premises or its fittings and fixture etc. due to
the negligence of the Lessee or by his/her savants, the Lessee will get the same
repaired at his own cost to the entire satisfaction of the Lessor.
7. The monthly rent will remain the same for the First One Year and thereafter an
increase in the rental amount shall be made at the rate of 10% after every year on the
progressive rent.
8. That there are on outstanding bills against the premises and the Lessor the cleared all
the outstanding bills/due.
9. That the Lessee under any circumstances will use the said premises for storing any
kind of explosives, detonators, drugs/narcotics, chemicals and any kind of
inflammable material prohibited by Law.
10. That after the expiry of lease period, the Lessee will vacate the said premises
unconditionally, peacefully and deliver vacant possession to the Lessor in good and
acceptable position/condition without claiming any money/compensation.
11. That the Lessor will give No Objection Certificate (NOC) to the Lessee for the
installation of telephone only.
12. If the lessee keeps the leased premises locked for 1 month then lessor will have right
to break to lock in the presence of two witnesses to take possession, lessee will have
no objection in this case.
13. The lessee will not sublet the premise and will handover the possession to the lessor.
