This RENTAL AGREEMENT is made and executed at Bangalore, on this 3rd day of March

2022, (03.03.2022) by and between:-

Mrs. ROSHINI ANGEL, W/o. JOSE THOMAS, Residing at No. 15, Popular Colony, Kerala
Masjid Road, Near St.Mary’s Church, Bommanahalli, Bangalore- 560068

Hereinafter called as the “LESSOR/OWNER” (which expression shall mean and include
wherever the context so requires admits his heirs, executors, representatives and assigns)
of the ONE PART:-

Hereinafter called as the "LESSEE/TENANT" which expression shall mean and include
wherever the context so requires admits his heirs, executors, representatives and assigns)
of the OTHER PART:-

WITNESSES AS FOLLOWS: -
Whereas the Lessor is the absolute owner of the schedule premises, whereas the lessee
has approached the owner to let-out the schedule premises on rental basis and the owner
agrees to let-out the same, under the following terms and conditions.

1. DURATION: The duration of the rent shall be for a period of 11 (Eleven) months
commencing from 09.03.2022 and is subject to renewal thereafter under mutually
agreed terms and conditions by the Lessor and the Lessee with an enhancement of 5%
in monthly rent.
2. RENT: The monthly rent payable by the Lessee to the Lessor for the schedule property
shall be Rs. 12,000/-(Rupees Twelve Thousand Only) This rent amount should be
paid on or before 10th day of every English calendar month.

3. ELECTRICITY AND WATER CHARGES: The lessee shall pay the electricity charges
separately to the concerned department regularly and water charges to the lessor and
the lessees shall pay maintenance charges of Rs.200/- per month to the lessor.

4. INTERNAL MAINTENANCE: The lessee shall maintain the schedule property and all
fixtures and fittings in a state of good order and condition and shall not cause any
damage or disfigurement to the schedule property therein always expecting wear and
tear.

5. ADDITIONS AND ALTERATIONS: The lessee shall not make any additions or
alterations in the premises without written consent of Lessor.
6. USER: The schedule property shall be used by the lessee only for RESIDENTIAL

PURPOSE and shall not use for any unlawful or business purpose. The lessee will not
store hazardous and inflammable articles like explosive and petroleum products.

7. LIABLE FOR DAMAGES: It is agreed that any damages caused by the Lessee in the
schedule property shall be made good by the Lessee promptly or the same amount
will be deducted from the security deposit.

8. SUB LEASE: The Lessee shall not be entitled or permitted to assign, underlet or
sublet the schedule premises or any part thereof or part with the possession of the
demised property or any part thereof to anybody whatsoever.

9. DEPOSIT: The Lessee has paid a sum of Rs. 40,000/-(Rupees Fourty Thousand
Only) to the Lessor as security deposit through cash and the same amount will be
refundable to the lessee at the time of vacating the schedule premises without any
interest.

10. TERMINATION OF RENTAL AGREEMENT: Either party may terminate this


agreement by giving 2 (TWO) month prior notice.

11. INSPECTION: The Lessor or their representatives shall inspect the schedule premises
at all reasonable hours with prior intimation.

12. PAINTING CHARGES: The tenant has agreed to pay ONE MONTH RENT towards
repainting charges at the time of vacating the premises or same amount will be
deducted from the security deposit.

Notwithstanding what is stated above, the agreement shall be liable to be revoked by the
Lessor, if the lessee is in default in the payment of the rent and/or other charges have fallen
due or if the lessee commits breach of any terms and conditions of this agreement.

SCHEDULE PROPERTY
The residential premises bearing No. 15, 2nd Floor, East Facing, Popular Colony,
Kerala Masjid Road, St. Mary's Church, Bommanahalli, Bangalore-560068,
consisting of one Hall, one Kitchen, Two Bedrooms, two bathroom and toilet with
electricity and water facilities.

FITTINGS AND FIXTURES:-


1. Ceiling Fan : 3 No.
2. Tube Lights : 1 No.
3. CFL Bulbs : 7 No.

4. Wardrobe : 1 No.
5. Bulcat fittings with CFL : 2 No.
6. Geyser : 1 No.
7. Exhaust fan : 1 No.
IN WITNESSES WHEREOF, the parties have executed this agreement in the presence of the
following witnesses on the day, month, year as first above written.
