Subject: Ceiling access fixing and repairing works

1. Scope of Work & Methodology

The purpose of this guide is to highlight safe working practices for: Working above false ceilings (in
false ceiling voids)

1. Identify the correct equipment and tools required to perform your tasks safely
2. Use all necessary personal protective equipment.
3. Cordon off work area if practical to do so and use appropriate safety signage.
4. Suitable signs and barriers will be positioned directly below works to warn of overhead
operations.
5. Tiles should not be removed whilst persons are directly beneath the area of works.
6. Push gently up on the centre of the tile, and tapping the corners gently it should lift easily
out of the grid, turn the tile through 90 degrees, and lower it through the grid square.
7. Should there be resistance to lifting, do not force it. Try another tile nearby instead.
8. When the first tile is out, store it to one side where it cannot be trodden on, knocked
over, or damaged in other ways.
9. With the first time out, look carefully over the ceiling from within the grid to establish any
difficulties with other tiles to be removed. Typically these will be trunking, conduits, ducts,
insulation, etc. Some tiles may have to be left in due to equipment being fitted close to
the grid on the inside.
10. Carry on along the run to remove other tiles. Never remove all the tiles from an area as
this will weaken the grid.
11. Stack all the removed tiles in one place.
12. Never remove grid bars from the ceiling. Do not remove or cut ceiling suspension wires.
13. When tiles are removed from an area, take them away, and store them flat, in a clean
secure place, until the job is finished.
14. If possible, do not replace tiles that will have to be removed later in the job, as this will
increase the risk of damage to the tile.
15. Never lean on the grid, place weight on other tiles or the grid, or allow cables to drag

METHOD STATEMENT
against the grid when they are being pulled in.
16. Always have a man in the tile space to feed cabling over the grid, never over-reach, and
always remove another tile to access areas beyond your arm’s length.
17. Electrical extension leads will be checked before use. No taped joints or connector type
joints will be permitted.
18. Ensure all step ladders and / or mobile scaffolds used are in good condition and
constructed and used as per manufacturer’s instructions. See the relevant RAMS for
details.
19. Rubbish to be removed on an ongoing basis as work progresses.

2. Project Organisation for Health & Safety Control

3. Health & Safety Risks and Controls

• Refer to the attached Risk Assessment.

4. Access/Egress

No access to other people shall be permitted into the work area whilst work is in progress unless it
is deemed safe. Appropriate signage and/or hoarding will be set up around the work area to
prevent access. Such signs and hoarding will be removed and area made-good on completion of
work. Alternative arrangements to be provided: Suitable signage to be fixed to show the
alternative egress or emergency escape.

5. Lighting

• Arrangements for ensuring that work place(s) are provided with adequate illumination:
- Work place survey for lighting fixtures before starts.
- Provide extra lighting source (torch light, mobile lighting) if required.
- In case of lighting emergency shutdown, battery lighting source must be arranged prior
to work start.
-

6. Plant & Equipment

Any tools and equipment used must have maintenance records up to date and be fit for purpose.

All tools and equipment must be used as per guidelines and training.

Evidence of staff qualifications must be available in the COMO Office.

It is the responsibility of staff to request further training if required.

It is the responsibility of the supervisor to observe and recommend training if required

Under no circumstances shall unqualified staff carry out any carpentry work.

8. Hazardous Materials & Substances

Materials Safety Data Sheets to be available, reviewed and updated for the above materials
monthly to be compliant with COSHH requirements.

Please comply with RAMS for hazardous materials and substances.

9. Waste Management

Ensure work area is clear of any waste and hazardous materials before starting the work

Any waste accumulation from activities shall be removed and disposed of immediately in the
waste receptacles provided.

Hazardous waste must be disposed of in the appropriate receptacles and stored in the secure wet
waste room until removal from site.

10. Special Control Measures

• Supervisory staff periodically visits the work area.

• Inspect tools and equipment for faults/damage before use.
• Where necessary use a dust mask to prevent inhalation of dust.
• Warning and safety signs must be displayed if appropriate.
• Comply the RAMS for working at height before doing any suspended ceiling activity.
