1. PREMISES.
1.1 Landlord hereby rents to Resident La Nueva Casa Apartment # 401, Aloe Vera Street,
Purok 4,Puting Kahoy, Silang, Cavite, and the Resident accepts the apartment in its
present condition.
2. TERM.
2.1 Starting date: _________________.
2.2 Ending date: __________________.
2.3 Total Number of months: ____ months
2.4 If the renter leaves before the expiration of the contract, the renter NEEDS to pay the
remaining months according to the contract.
3. RENT.
3.1 Resident agrees to pay FOURTEEN THOUSAND PESOS ONLY - Php14,000.00 each
month through Bank BDO Account #: 006890069667 [Jeremiah C. Fameronag]. The
due date is every 1st day of each month.
3.2 The rental fee DOES NOT include the parking space fee of Php500.00 per month for
open parking or Php1,000.00 per month for covered parking.
3.3 The first month of payment will be pro-rated based on the actual number of days stayed
in the unit.
3.4 The Resident will also need to pay for the following
3.4.1 Electric Bill – according to own usage (personal electric meter is installed; pay
to Meralco directly)
3.4.2 Water Bill – according to own usage (personal water meter is installed; pay to
Care Taker – ask for Official Receipt)
3.5 If the renter pays after the 7th day of the month, an additional Php500.00 per week will be
charged as a late payment fee.
4. PAYMENTS
4.1 Upon execution of this lease, the resident deposits one month’s payment with the
landlord as a security deposit and one month of advanced payment [Total of 2 months’
payment].
4.2 The security deposit will only be returned to Resident AFTER the contract expires or
following the full and faithful performance by Resident of this Lease.
4.3 In the event of damage caused by Resident or Resident's family, agents, or visitors, the
Landlord may use funds from the security deposit to repair, but is not limited to, this
fund, and Resident remains liable.
5. PENALTIES.
24.1. Resident should follow the Seventh-day Adventist lifestyle / responsible citizenship
while near the apartment. Penalties are given to the following offense:

6. QUIET ENJOYMENT.
6.1. Landlord agrees that if the Resident timely pays the rent and performs the other
obligations in this Lease as well as in the signed Rules & Regulations, Landlord will not
interfere with the Resident's peaceful use and enjoyment of the apartment unit.
7. USE OF PREMISES.
7.1. The Apartment Unit shall be used and occupied by the Resident exclusively as a private
single-family residence. Neither the Apartment Unit nor any part of the Apartment Unit
or yard shall be used at any time during the term of this Lease for the purpose of carrying
on any business, profession, or trade of any kind or for any purpose other than as a
private single-family residence.
7.2. Resident shall comply with all the health and sanitary laws, ordinances, rules, and orders
of appropriate governmental authorities and home associations, if any, with respect to the
Apartment Unit.
8. NUMBER OF OCCUPANTS.
8.1. Resident agrees that the Apartment Unit shall be rented by no more than four individuals
of the same sex or maximum of four family members.
8.2. If the renters are students of mixed sex, letters from the parents allowing this setup is
required.
8.3. Once this contract is signed, the number of renters as written in this contract shall be
FINAL.

9.1. Resident agrees that Resident has examined the Apartment Unit, including the grounds
and all buildings and improvements, and that they are, at the time of this Lease, in good
order, good repair, safe, clean, and residentiable condition.
9.2. Landlord and Resident agree that a copy of the “Joint Inspection" the original of which is
maintained by Landlord and a copy provided to Resident, attached hereto, reflects the
condition of the Apartment Unit at the commencement of Resident's occupancy.
9.3. Seven days after moving in, everything that will be repaired shall be shouldered by the
tenant.

systems, floors, ceilings and walls whenever damage to such items shall have resulted
from Resident's misuse, waste, or neglect, or that of the Resident's family, agent, or
visitor.
14.4 Resident agrees to promptly notify Landlord in the event of any damage, defect or
destruction of the Apartment Unit, or the failure of any of Landlord's appliances or
mechanical systems, and except for repairs or replacements that are the obligation of
Resident, Landlord shall use its best efforts to repair or replace such damaged or
defective area, appliance or mechanical system.
15. ANIMALS.
15.1 Resident shall keep no domestic or other animals in or about the Apartment Unit
without the prior written consent of Landlord.
19. ABANDONMENT.
19.1 If at any time during the term of this Lease, Resident abandons the Apartment Unit or
any of Resident's personal property in or about the Apartment Unit, Landlord shall have
the following rights:
19.1.1 Landlord may, at Landlord's option, enter the Apartment Unit by any
means without liability to Resident for damages and may relet the
Apartment Unit, for the whole or any part of the then unexpired term,
and may receive and collect all rent payable by virtue of such reletting;
Also, at Landlord's option, Landlord may hold
19.1.2 Resident liable for any difference between the rent that would have been
payable under this Lease during the balance of the unexpired term, if this

Lease had continued in force, and the net rent for such period realized by
Landlord by means of such reletting. Landlord may also dispose of any
of Resident's abandoned personal property as Landlord deems
appropriate, without liability to Resident. Landlord is entitled to presume
that Resident has abandoned the Apartment Unit if Resident removes
substantially all of Resident's furnishings from the Apartment Unit, if the
Apartment Unit is unoccupied for a period of two (2) consecutive weeks,
or if it would otherwise be reasonable for Landlord to presume under the
circumstances that the Resident has abandoned the Apartment Unit.
20. SECURITY.
20.1 Resident acknowledges that Landlord does not provide a security alarm system or any
security for the Apartment Unit or for Resident and that any such alarm system or
security service if provided, is not represented or warranted to be complete in all
respects or to protect Resident from all harm.
20.2 Resident hereby releases Landlord from any loss, suit, claim, charge, damage or injury
resulting from lack of security or failure of security.
21. SEVERABILITY.
21.1 If any part or parts of this Lease shall be held unenforceable for any reason, the
remainder of this Agreement shall continue in full force and effect.
22. INSURANCE.
22.1 Resident acknowledges that Landlord will not provide insurance coverage for
Resident's property, nor shall Landlord be responsible for any loss of Resident's
property, whether by theft, fire, or otherwise.
(1) When the lessee has assigned the lease or subleased the residential unit/s in whole
or in part, including the acceptance of boarders or bed spacers, without the written
consent of the owner/lessor;
(2) Arrears of the lessee in payment of rent for a total of three months;
(3) Legitimate need of the owner/lessor to repossess his or her property for his or her
own use of for the use of an immediate member of his or her family as a
residential unit, provided that (a) the lease for a definite period has expired, (b) the
lessor has given the lessee the formal notice three months in advance of the
lessor’s intention to repossess the property, and (c) the owner/lessor is prohibited
from leasing the residential unit or allowing its use by a third party for a period of
at least one year from the time of repossession;

(4) Need of the lessor to make necessary repairs of the leased premises which is the
subject of an existing order of condemnation by appropriate authorities concerned
in order to make the said premises safe and habitable; provided that (a) after said
repair, the lessee ejected shall have the first preference to lease the same premises;
(b) the new rent shall be reasonably commensurate with the expenses incurred for
the repair of the said residential unit; and, (c) if the residential unit is condemned
or completely demolished, the lease of the new building will no longer be subject
to the aforementioned first preference rule in this subsection; and

A. GENERAL
1. This Agreement is the Rental Agreement between Landlord and Resident.
2. Landlord may adopt new rules and regulations or amendments to those rules upon
giving thirty (30) days’ notice in writing. These rules and any changes or amendments
have a legitimate purpose and are not intended to be arbitrary or work as a substantial
modification of Resident’s rights. They will be equally enforced. Resident is
responsible for the conduct of all guests and the adherence to these rules and
regulations at all times.
B. OCCUPANTS
1. Only the father, mother, or siblings of the occupants will be considered as regular
visitors1 in the Residents’ unit. Regular visitors may spend the night in the Residents’
unit without any additional fee provided that the number is within the agreed number.
2. Only registered visitors2 (first-degree cousins, aunt, uncle) are allowed to spend the
night in the Residents’ unit provided that payment (Php500.00 / night) has been
settled prior to the arrival of the guest. Proof of relationship may be required (birth
certificate / identification, etc).
3. Day guests3 are allowed to stay in the Residents’ unit from 8:00 AM – 5:00 PM only.
Day guests must be of the same sex / gender as the Resident. Day guests of opposite
sex are not allowed inside the Residents’ Unit.
4. All visitors and guests are required to log in and log out every single time they come
and visit.
1. Residents shall not make or allow any disturbing noises in the unit by Resident,
family or guests, nor permit anything by such persons that will interfere with the
rights, comforts or conveniences of other persons.
2. Resident shall ensure that all musical instruments, television sets, stereos, radios, etc.,
are played at a volume which will not disturb other persons or residents.
3. Resident is responsible for the activities and conduct of residents, occupants of their
unit and their guests, including behavior within their unit, outside of the unit, on the
common grounds, parking areas, or any facilities. The activities and conduct of
Resident and Resident’s guests shall not annoy or disturb other persons or residents.
4. No lounging, visiting or loud talking that may be disturbing to other Residents will be
allowed in the common areas between the hours of 10:00 p.m. and 7:00 a.m..
1. The unit must be kept clean, sanitary and free from objectionable odors at all
times.

2. Trash should be properly segregated into the following categories:
a) Biodegradable (left-over food; vegetable / fruit peelings; leaves / flowers,
etc)
b) Recyclable (papers, water bottle containers, cans, plastic shampoo/soap
containers; glass bottles, etc)
c) Non-Bio – Non-recyclable (tissue, napkins, battery, used bulbs, etc)
3. Residents shall assist management in keeping the outside and common areas
clean.
4. Resident shall not permit the littering of papers or trash in and around the unit.
5. Resident shall ensure that no trash or other materials are accumulated which will
cause a hazard or be in violation of any health, fire or safety ordinance or
regulation.
6. Resident shall ensure that garbage is placed inside the containers provided and
lids should not be slammed. Garbage should not be allowed to accumulate and
should be placed in the outside containers on a daily basis. Items too large to fit in
the trash containers should not be placed adjacent to the containers. Resident shall
not dispose of any combustible or hazardous material in the trash containers or
bins. Such items will be deemed to be a nuisance and must be disposed of
properly by the Resident in accordance with local laws.
7. Resident may not leave items in the hallways or other common areas. All
furniture must be kept inside the unit. Unsightly items must be kept out of vision.
8. Clothing, curtains, rugs, etc., shall not be shaken or hung outside of any window,
ledge, or balcony.
9. No car washing or car repairs are allowed at the property.
E. SAFETY

1. The unit is supplied with smoke detection device(s) upon occupancy. It shall be the
responsibility of the Resident to regularly test the detector(s) to ensure that the device(s)
is/are in operable condition. The Resident will inform Landlord immediately, in writing,
of any defect, malfunction or failure of such smoke detector(s). Resident is responsible to
replace smoke detector batteries, if any, as needed unless otherwise provided by law.
2. Resident shall advise Landlord, in writing, of any items requiring repair (dripping
faucets, light switches, etc.). Notification should be immediate in an emergency or, for
normal problems, within business hours. Repair requests should be made as soon as the
defect is noted.
3. Service requests should be made in writing or through FB messenger/e-mail / SMS,
addressed and delivered to Landlord, and not directly to maintenance personnel.
4. Costs of repair or clearance of stoppages in waste pipes or drains, water pipes or
plumbing fixtures caused by Residents’ negligence or improper usage are the
responsibility of the Resident. Payment for corrective action must be paid immediately by
Resident upon demand by Landlord.
5. Resident shall make no alterations or improvements without the consent of Landlord,
including painting or wallpaper, shelving or flooring. Resident shall not drill any hole
on the wall. Resident shall be liable for any repairs necessary during or after residency
to restore premises to the original condition. To hang frames, clock, etc, Resident can use
3M heavy duty hook.
1. Resident shall only use assigned parking spaces and shall ensure that their guests park
only in unassigned areas or designated guest parking at all times, and will not park in
another resident’s designated parking space. Vehicles parking in unauthorized areas or in
another resident’s space may be towed away at the expense of the vehicle’s owner.
2. All vehicles on the premises must be operational, registered, insured and free from
leaking fluids. There shall be no vehicle repairs or maintenance performed, nor any
washing of vehicles, on or about the premises.
3. No Resident shall keep, maintain or allow to remain on the premises for a period in
excess of seven (7) days, any non-working, inoperable or non-functioning vehicle of any
kind. The parties agree that the presence of any such vehicle on the premises for a period
in excess of seven (7) days shall constitute a nuisance and may, at Landlord’s option, be
the basis for terminating the tenancy herein.
4. Garages, if provided, are to be used for the parking of operable, registered vehicles only
and not for the storage of other personal property.

of a duplicate original.
