EXTRAJUDICIAL SETTLEMENT OF ESTATE

with Deed of Absolute Sale

Know all men by these presents:

This Deed is entered into by, between and among:

MILAGROS E. ECHON, of legal age, Filipino and with residence at


Babancal, Candelaria, Zambales;

NESTOR A. ECLARINO, of legal age, Filipino and a resident of Yamot,


Candelaria, Zambales;

ALVIN A. ECLARINO, of legal age, Filipino and a resident of Lauis,


Candelaria, Zambales;

GREGORIO A. ECLARINO, of legal age, Filipino and a resident of


Yamot, Candelaria, Zambales;

ROGER A. ECLARINO, of legal age, Filipino and a resident of Lauis,


Candelaria, Zambales;

ELENA E. HIDALGO, of legal age, Filipino, married and a resident of


South Poblacion, Masinloc, Zambales;

SALVADOR A. ECLARINO, of legal age, Filipino and a resident of


Yamot, Candelaria, Zambales; and

MARCOS A. ECLARINO, of legal age, Filipino and a resident of Lauis,


Candelaria, Zambales.

WITNESSETH, That:
1. The above-named parties are the lawful heirs and legitimate children of
AGATONICA A. ECLARINO, who died on November 4, 2011 at
Candelaria, Zambales. Attached as ANNEX A is a copy of the Death
Certificate of Agatonica A. Eclarino;

2. The deceased, Agatonica A. Eclarino, died intestate, sans a Will or


Testament, and without any outstanding debts to any person or entity;

3. Said deceased, at the time of her death, left a parcel of land under TCT No.
C-T-4255 (initially EP/CLOA TCT No. C-T-4255) of the Register of Deeds of
the Province of Zambales with an area of Twenty Six Thousand Square
Meters (26,779 sq. mtrs), more or less, , more particularly bounded and
described as:

4. The above-described parcel of land is not tenanted and no longer come


within the operation of the Comprehensive Agrarian Reform Program;

5. Pursuant to Section 1 of Rule 74 of the Revised Rules of Court of the


Philippines, by agreement between and among the parties herein, the
entire interest of the decedent in the above-described property shall be
divided and settled among them in equal shares pro indiviso;

6. Further, for and in consideration of the sum of FIVE HUNDRED


THOUSAND PESOS ONLY (Php500,000.00), receipt of which is hereby
acknowledged by the herein parties, do hereby SELL, CONVEY, and
TRANSFER by way of ABSOLUTE SALE unto ATTY. WADE A.
LATAWAN, his heirs, assigns and successors-in-interests, all their rights,
interests and participation over the ONE-HALF of the total land area of
the above-describe parcel of land, specifically the half portion when cut
across from West to East thereof;

7. Finally, parties affirmed that the foregoing was knowingly executed of


their own voluntary will, without force, intimidation or violence upon our
persons.

IN WITNESS WHEREOF, they have hereunto affixed their signatures
