EXTRAJUDICIAL SETTLEMENT OF ESTATE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT made end and entered into this ___ day of August 2018, in _____________,
by and between:

Josephine L. Tiu, of legal age, Filipino, widow, residing at 18 Gardenia Lane Phase 3 The
Bellevue Old Samson Road Balintawak Quezon City Philippines;

Jane L. Tiu, of legal age, Filipino single, residing at 18 Gardenia Lane Phase 3 The
Bellevue Old Samson Road Balintawak Quezon City Philippines;

Apollo L. Tiu Jr., of legal age, Filipino married, residing at 18 Gardenia Lane Phase 3 The
Bellevue Old Samson Road Balintawak Quezon City Philippines;

WITNESSETH, that:

WHEREAS, we are the sole heirs of the deceased Apollo Y. Tiu who died on May 24,
1992, at Manila, copy of his death certificate is hereto attached as Annex A;

WHEREAS, Apollo Y. Tiu, died intestate, without Will or Testament, and without any
outstanding debts in favor of any person or entity;

WHEREAS, the deceased at the time of his death left a certain parcel of land with
improvement (“Estate”) he co-owned with his siblings situated in 1567 Antonio Rivera St.
Tondo, Manila, containing an area of SEVEN HUNDRED THIRTY SIX SQUARE
METERS AND THIRTY THREE SQUARE DECIMETERS (736.33), more or less,
covered by Transfer Certificate of Title No.: N-166928 of the Registry of Deeds of Manila,
registered in the following names, namely - Albert Y. Tiu, married to Susan Tiu; Apollo
Y. Tiu, married to Josephine Laude; Anita Tiu-Chua, married to David Chua; Felita Tiu,
single; Hay Chong Tiu, single; and Joy Sixth Tiu, married to June Sy, more particularly
described as follows:

A PARCEL OF LAND with improvements thereon, situated on the


NW. line of Calle Antonio Rivera No. 1077, District of Tondo. Bounded
on the NE. by property of Diego Mercado and Anacleta Desideria; on
the SE. by Calle Antonio Rivera; on the SW. by property of Mamerta
Tabora Cruz; and on the NW. by property of Roman Catholic Church
Hacienda de N.S. de la Guia; Beginning at a point marked “1” on plan,
being S. 33 deg. 31’E., 697.80 m. from old Spanish Stone Monument
lettered United States thence N. 23 deg. 24’E., 18.83m to point 2; thence
S. 72 deg. 16’E 3.553 m. to point 3; thence N. 17 deg. 47’38’ W., 18.62
m. to point 4; thence N. 73 deg. 04’N., 40.382 m. to the point of
beginning; containing an area of SEVEN HUNDRED THIRTY SIX
SQUARE METERS AND THIRTY THREE SQUARE DECIMETERS
(736.33) more or less. All points referred to are indicated on the plan;
bearings true; declination 1 deg. 01’ E., date of survey Nov. 10, 1909 to
July 24 1910.”

WHEREAS, pursuant to Rule 74, Sec. 1 of the Revised Rules of Court of the Philippines,
and being with full capacity to contract, we do hereby adjudicate unto ourselves the parcel
of land described above, in equal shares.

The foregoing instrument which relates to an Extrajudicial Settlement of Estate of parcels of land
consisting of two(2) pages including the page on which this acknowledgement is written, has been
signed on the left margin of each and every page by the parties and the witnesses.
