unless repugnant to the context or meaning thereof is deemed to

PREAMBLE
RECITAL
Thus the Vendor acknowledges for having received the full sale
consideration amount of Rs.22,00,000/- (Rupees Twenty
Two Lakhs Only) in full satisfaction and full sale consideration
and the vendor hereby sells, transfer all the right, title and
interest in the said property and set over the possession of the

2. The Vendor further assure and covenant with the purchaser that
the vendor has neither sold nor alienated the schedule “c”
property to any other person and vendor has perfect right title,
interest and vendor is in lawful possession and enjoyment over
the schedule property.
3. The vendor thus having received the full sale consideration, the
vendor through this sale deed sell, convey, transfer, assign and
grant by way of absolute sale, free from all types of charges and
encumbrances, with all estate rights, title, interest, claim and
demand, easementary rights, paths, ways, water sources,
liberties etc., of the vendor in to or upon the same TO HAVE AND
TO HOLD AND TO ENJOY the same UNTO and to the use of the
purchaser absolute and forever, without any let or hindrance
from the vendor
4. The purchaser shall hereinafter and at all times peacefully and
quietly hold, own, possess and enjoy the schedule’C” property
without any let or hindrance, interruption or disturbance
whatsoever from or by the vendor or any person or person
claiming any right whatsoever. The Vendor is desirous to the
purchaser the B schedule property givenup to the purchaser
and the B Schedule Property has been retained by the Vendor
till her death and after death, the Purchaser has right to entitle
the “B” Schedule property as per will.
8. The vendor further covenants that the vendor shall at all times at
the request of the purchaser do or execute or cause to be done
executed all such lawful acts, deeds and things whatsoever for
further and more perfectly conveying and assuring the schedule
property and every part thereof in a manner aforesaid according
to true intent and meaning of this deed.

11. The Vendor hereby declare that neither she nor any
persons claiming under her, shall not have any manner or right,
title, claim, ownership whatsoever over the schedule property
from this day onwards and the Purchaser can HAVE, HOLD,
ENJOY, possess the same as absolute owner thereof forever.
15. The vendor assures and covenant with the purchaser that
the purchaser shall be entitled to receive, use and enjoy all the
available resources like water etc. and the purchaser can put up
any construction on the schedule property and the purchaser
shall also enjoy the schedule property, and hereinafter the
purchasers shall be the true and absolute owner of the schedule
property.
