RENTAL AGREEMENT

Landlord and Tenant Agree to lease the Premises at the rent and for the term stated.

Monthly Rent: Four thousand Pesos (Php 4,000.00)
Two Months Advance: Eight thousand Pesos (Php 8,000.00)
Security Deposit: Four thousand Pesos (Php 4,000.00)

TERMS AND CONDITIONS

1. USE AND OCCUPANCY:


The premises may only be used for residential purposes and may only be occupied by Tenants
only:
• The OWNER has the right to terminate the contract if the tenant is delinquent.
• The OWNER has the night to open the premises, shut down the utilities along with a witness if
the tenant is not coordinating and responding to any calls & messages.
• The OWNER has the right to evict the tenant if rental payment for two months is not paid or
agreed.
• The period of this agreement is for 1 year and renewable by a further period upon mutual
consent of both parties.
• The TENANTS are not allowed to have pets in the premises.

2. RENT:
Tenant shall pay Monthly rent of FOUR THOUSAND PESOS (Php 4,000.00) in full on the First (1st)
of the month with five (5) days grace period. Monthly rent shall be paid in advance with no notice being
required from the Landlord. Failure to pay on time shall subject to penalty of 5% of monthly rental.
Tenant shall not deduct any sums from the Monthly Rent unless Landlord consents

Upon signing, Tenant shall pay the TWO MONTHS ADVANCE RENT (Php 8,000.00) and FOUR
THOUSAND PESOS (Php 4,000.00) for SECURITY DEPOSIT.

Minimum rental duration will be One (1) year, failure to comply will be charged one (1) month
rental and security deposit will be forfeited.
3. FORM OF PAYMENT:
Tenant has to pay his/her rent in CASH.

4. REPAIRS AND ALTERATIONS


That Tenant confirms that heshe received the property in good condition, and he/she shall return
them to the Landlord in the same condition upon expiry or end of the contract Repairs and replacement
of parts due to tear and damages will be under the Tenant's responsibility The one month (Security
Deposit) is not consumable but refundable only upon the end of the contract but subject to deductions
depending on the maintenance inspection, settling of remaining bills and key handover.

5. SERVICES AND UTILITIES


• Tenant shall be responsible for the payment of the following utilities expenses: electric, water,
and other utility bills and should be on time.
• The TENANT shall keep and maintain the leased premises in a clean and in good condition always
and shall undertake minor repairs thereof.
• The LANDLORD or his authorized representative shall have the right to enter the leased premises
to conduct inspection thereof or make necessary repairs to preserve the premises or for the
benefit or convenience of the TENANT.
• The TENANT shall have no night whatsoever to sub-lease the leased premises or portion thereof
to any other persons.
