CONSTRUCTION AGREEMENT

THIS CONSTRUCTION AGREEMENT is executed on this ___ day


of JANUARY 2013 BETWEEN AARTI GAURAV CO-OPERATIVE HOUSING SOCIETY
having it’s Registered Office at Plot No. 128, Sector 19, Ulwe,
Taluka Panvel, District Raigad THROUGH IT’S CHAIRMAN

SHRI DILIP P. KALUSE AND SECRETARY SHRI A.S. DESAI hereinafter


referred to as the "SOCIETY" (which expression shall unless and
otherwise repugnant to the context or meaning thereof be deemed
to mean and include their heirs, executors, administrators and
assigns) OF THE ONE PART AND M/S GAURAV ENTERPRISES having it’s
Office at D/3, Building No. 3/0-6, Sector 1, Vashi, Navi Mumbai,
District Thane THROUGH IT’S PROPRIETOR SHRI SHANKAR HANDE
hereinafter referred to as the CONTRACTOR (which expression shall
unless and otherwise repugnant to the context or meaning thereof
be deemed to mean and include his heirs, executors,
administrators and assigns) OF THE SECOND PART:-

WHEREAS:-

1. The AARTI GAURAV CO-OPERATIVE HOUSING SOCIETY LTD.


(hereinafter referred to as the SOCIETY) was registered under the
provisions of the Maharashtra Co-operative Societies Act 1960 as
per Registration Certificate bearing No. NBOM/CIDCO/
HSG(TC)/4784/ JTR/YEAR 2012-2013 dated 11/12/2012 issued by the
Joint Registrar of Co-operative Societies, (CIDCO), Navi Mumbai.

2. The SOCIETY in their Meeting held on 14.12.2012 at Ulwe,


Taluka Panvel, District Raigad:
A. Elected the following Managing Committee viz.
i. SHRI DILIP P. KALUSE CHAIRMAN
ii. SHRI A.S. DESAI SECRETARY

and authorized them to

a. Invite Offers for construction of the Residential Building on


the said Plot;

b. Scrutinize the Offers ;

c. Execute the agreement of Construction with the Contractors;

d. Pay the Bills raised by the Contractors after verification


from the Architect;

e. To do all acts as deemed to be necessary for completion of the


Building on the said Plot,

3. The SOCIETY in pursuance thereof invited Tenders with


Specifications and Conditions for construction of the Residential
Building on the said Plot and has received the Tenders from the
following person/s”

A. MR. VIRENDRA SHAH Proprietor of M/S DEEPAK CONSTRUCTION having


Office at Room No. 713, Kashiveer Chawl, Ambedkar Chowk,
Chinchpada, Airoli, Navi Mumbai, District Thane.

B. MR. SANDEEP JADHAV Proprietor of M/S OM SAI CONSTRUCTIONS


having Office at 201, Plot No. 1/1A, Sector 13, Kharghar, Taluka
Panvel, District Raigad.

C. MR. SHANKAR HANDE PROPRIETOR OF M/S GAURAV ENTERPRISES having


Office at D/3, Building No. 3/0-6, Sector 1, Vashi, Navi Mumbai,
District Thane.

4. The SOCIETY had called for a Special General Body Meeting for
considering the Offers received from the CONTRACTORS and in it’s
Special General Body Meeting held on 23/12/2012 considered the
Rates offered by the CONTRACTORS, Experience of the CONTRACTORS,

Time of Completion, Infrastructure of the CONTRACTORS etc. and


after giving an opportunity to the CONTRACTORS to re-present,
decided to appoint the CONTRACTORS herein for construction of the
Residential Building on the said Plot.

5. That the CONTRACTORS has deposited Rs. 6,00,000/- (Rupees Six


Lakhs Only) as Refundable Security Deposit with the SOCIETY i.e.
Rs. 4,00,000/- (Rupees Four Lakhs Only ) by RTGS No.
UTIBH12359089134 on 24.12.2012from Axis Bank Ltd. Vashi and Rs.
2,00,000/- (Rupees Two Lakhs Only) by cash deposited in the Bank
Account of the SOCIETY on 26.12.2012 and after studying the Terms
and conditions and the Specifications of the Contract to be
offered by the SOCIETY agreed to accept the Work Order and
execute these presents with the SOCIETY.

6 The Parties have decided to reduce the terms and conditions


agreed upon between themselves in writing:

NOW IT IS MUTUALLY AGREED UPON BY THE PARTIES AFOREMENTIONED AS


UNDER:

1. That the SOCIETY shall get the plans sanctioned from CIDCO
LTD.

2. The CONTRACTORS shall commence construction in accordance with


the sanctioned plan within a month of the sanctioning of plans by
CIDCO LTD. and construct the Residential Building as per the
specifications and List of Amenities annexed herewith at SCHEDULE
A and B hereto.

3. The Society shall pay the amount of Rs. 1,400/- (Rupees One
Thousand Four Hundred Only) per sq. ft. for 23000 Sq. Ft. Salable
area totally amounting to Rs. 3,22,00,000/- ( Rupees Three Crores
Twenty Two Lakhs Only ) to the CONTRACTOR as per the terms and
conditions of these presents..

4. That the CONTRACTORS shall strictly follow the plans and


specifications a copy whereof has been annexed here to and which
has been signed by the SOCIETY and their Architect and the
CONTRACTORS.

5. That the Architect and Structural Engineers of the SOCIETY


shall furnish such drawings or explanations as may be necessary
to illustrate the work to be executed by the CONTRACTORS and such
drawings and explanations shall be deemed to be part of these
presents so far they are consistent with the drawings and
detailed as approved.

6. That the SOCIETY shall have the right to issue direction in


writing to the CONTRACTORS through their Architect to make
alterations by way of addition or omission or otherwise and the
CONTRACTOR shall be bound by such instructions. However, the
value of such alteration by way of addition or omission shall be
worked out by the Architect of the SOCIETY which shall be added
to or deducted from the contract price.

7. That the entire construction work shall be completed by the


CONTRACTORS within a period of 3 years from the date of execution
of this Agreement and receipt of Commencement Certificate from
CIDCO LTD. and the CONTRACTORS shall be under obligation to
handover the possession of the constructed building within 30
days of expiry of the said 3 years. The CONTRACTORS shall be
responsible to apply for the Occupancy Certificate from CIDCO
LTD. and shall handover the same to the SOCIETY while handling
over the possession of the building, however the expenses for the
same shall be borne by the SOCIETY.

8. That it is also agreed upon by the Parties hereto that soon


after completion of the construction work the Architect of the
SOCIETY and the CONTRACTORS shall jointly carry on inspection of
the constructed building. The Architect of the SOCIETY shall
point out defects in the construction and issue instructions in
writing to the CONTRACTORS for removal of the defects and the
CONTRACTORS shall be obliged to follow the instructions.

9. That in case the construction is delayed due to any reason


beyond the control of the CONTRACTORS such as riots, natural
calamities and strikes etc., the CONTRACTORS may seek extension
in the period of construction and on being satisfied that the
demand of the CONTRACTORS is genuine, the SOCIETY shall allow
such further period of the time to the CONTRACTORS for
completion of the construction work.

10. That the total contract price has been worked out and agreed
upon as per the plans of the Building contained in Schedule A
thereof the CONTRACTORS shall not claim any further payment from
the Owner excluding the escalation upto 10%.

11. The Bills raised by the CONTRACTORS, shall after


certification from the Architect of the SOCIETY within 15 days of
submission of Bills and after deduction of Tax Deducted at Source
shall be paid to the CONTRACTOR and the CONTRACTORS shall not
raise any objections if the same are increased or reduced as per
the opinion of the Architect whose decision shall be final and
binding on the Parties hereto.

12. That the CONTRACTORS has deposited Rs. 6,00,000/- (Rupees Six
Lakhs Only) as Refundable Security Deposit with the SOCIETY i.e.
Rs. 4,00,000/- (Rupees Four Lakhs Only ) by RTGS No.
UTIBH12359089134 on 24.12.2012from Axis Bank Ltd. Vashi and Rs.
2,00,000/- (Rupees Two Lakhs Only) by cash deposited in the Bank
Account of the SOCIETY on 26.12.2012 and the SOCIETY has agreed
to release this amount along with payment of final bill of the
CONTRACTORS.

13. The Parties hereto agree that the TERMS AND CONDITIONS
MENTIONED IN SCHEDULE A hereunder shall be deemed to be a part
and parcel of these presents and read as part and parcel of these
presents for all purposes and are to be strictly adhered to by
the CONTRACTOR.

14. The Parties hereto declare that the CONTRACTORS shall provide
the General Amenities mentioned in SCHEDULE B written hereunder
and the same shall be deemed to be a part and parcel of these
presents and read as part and parcel of these presents for all
purposes

15. That the final bill of the CONTRACTORS shall be settled by


the SOCIETY only after receipt of a Certificate from their
Architect that the construction of the Building has been
completed in accordance to the sanctioned plan thereof and the
CONTRACTOR has removed and cleaned away all scaffolding, fencing,
unused materials and it’s rubbish from the premises leaving the
Building and it’s compound clean and fit for peaceful habitation
and occupation.

16. The CONTRACTOR shall be liable to complete the Building in a


Workman like manner and insure all workmen under the Workmen
Insurance Act.

17. The CONTRACTOR shall be liable to pay the Service Tax if and
wherever applicable.

18. That the CONTRACTORS shall indemnify the SOCIETY in respect


of all claims, damages, compensation in relation to any injury to
any workman, artisan, labour or any other person whether in
employment of the CONTRACTOR or not, caused due to any accident

during the process of construction of the Building. The


CONTRACTOR shall also indemnify the owner in respect of value of
material used in the construction work and also against any
action or proceedings which might be brought or taken against the
SOCIETY by any person relating to construction of the Building.

19. That the CONTRACTORS shall diligently perform the Contract


according to sanctioned plans. In case of any neglect of default
found on the part of the CONTRACTRORS, the Architect of the
SOCIETY shall serve Notice to the CONTRACTOR pointing out the
fault or default and the CONTRACTOR shall be responsible to take
immediate action to remove the same to the satisfaction of the
Architect of the SOCIETY. Failure on part of the CONTRACTOR in
removing the objections raised by the Architect may result in
assigning the work to any other person competent to carry on
construction work and the work done by such person shall be
valued by the Architect and the amount arrived at after such
valuation shall be deducted from the final bill of the
CONTRACTOR.

20. That the CONTACTOR shall appoint one Administrative person to


get instructions from the Architect of the SOCIETY and the
SOCIETY from time to time. The SOCIETY shall appoint a person as
works in charge who shall keep watch on the material being used
by the CONTRACTOR and such person shall have access to each part
of the premises and the building under construction.

21. That it has been specifically agreed by the Parties hereto


that cost escalation shall be subject to be solely considered by
the SOCIETY in case for any reason the period of construction is
extended on the request of the CONTRACTOR.

22. That CONTRACTOR only with the written consent of the SOCIETY
shall be at liberty to assign any part of the construction work
to any person or agency, but it shall be absolutely necessary
that such person or agency has the necessary skill and experience
to perform the work as an expert and the Contract Value agreed
upon herein is not exceeded.

23. That the Final Bill shall be drawn by the CONTRACTOR soon
after the completion of the work and the SOCIETY shall be duty
bond to pay the same within a month of receipt thereof after
being satisfied regarding correctness of the bill.

24. That in case the CONTRACTOR fails to perform his part of the
contract, the SOCIETY shall give Notice to the CONTRACTOR and
even then if the construction work shall be assigned to any other
person as decided by the SOCIETY and in that event the CONTRACTOR
shall be entitled to receive payment on the part of the contract
executed by him but shall forfeit the amount of

Security Deposit deposited by the CONTRACTOR with the SOCIETY


before execution of these presents and the CONTRACTOR shall not
raise any further claims on the SOCIETY.

SCHEDULE A
Terms and Conditions

GENERAL CONDITIONS:

Heading Clause Description

Definition 1.1 “SOCIETY/SOCIETY” hereafter called as


Aarti Gaurav CHS, Plot No.128, Sector
19, Ulwe, NaviMumbai

1.2 “Contractor” hereafter called as


contractor M/s. Gaurav Enterprises

Site 1.5.1 The Contractor shall depute requisite


Representatives number of site supervisors having
desired technical knowledge.

Workmanship and 2.1 The Contractor shall ensure that entire


Quality Control work shall be executed as per Good
Engineering Practice and the best
workman like manner.

2.2 The Contractor shall note that Best


quality of materials is to be used
hence he shall give the best quality of
workmanship to get the best final
product. Contractor is required to
maintain register for material issue
and he will maintain the inventory of
used material and report to the
SOCIETY.

2.3 The Contractor shall remove/


dismantle /demolish defective work as
per the opinion of E-in-C and redo the
same to the satisfaction of E-in-C at
his own cost.

The contractor also has to bear the


cost of SOCIETY’s material wasted due
to this defective work. e.g.
Honeycombing in concrete element shall
be treated by polymer modified mortar,
or by grouting as directed by
Consultant at earliest at his own cost.

2.4 The Contractor may be permitted by E-


in-C to do the Site Mix Concreting
using Volumetric basis. The Mix Design
will be given by Structural consultant
based on the materials to be
incorporated in the mix.

2.5 The Contractor shall cast time to time


Cement Concrete Cubes minimum 6 numbers
or more as directed by E-in-C /
structural consultant ,during casting
of footing, ground columns and each
slabs.

2.7 The quality and workmanship of concrete


and other works would be subject to
approval of E-in-C and or Structural
Consultant. The decision of above
persons shall be firm and binding on
the Contractor.

2.8 The Contractor must ensure that the


curing of R.C.C. elements is carried
out as directed by E-in-C.

The contractor shall arrange hessian


cloth (Gunny Cloth) to cover the
concrete elements for curing purpose at
his own cost. Secondly contractor
should produced or bring the micro
concrete cover blocks of size 15, 30,
40, 50 mm to site at his own cost.
Thirdly Binding wire used for
shuttering shall be contractor’s
responsibility.

2.9 The Contractor at all time shall


arrange curing pumps including standby
pumps, as directed by E-in-C and ensure
that the pumps are functioning properly
so that curing activity carried out
uninterruptedly.

2.10 The Contractor shall deploy dedicated


workers for curing purposes wearing
GREEN COLOURED UNIFORM only to detect
them easily during progress of work.

2.11 Contractor has to follow the


instructions of consultants for
priority and sequence of work

2.12 Contractor will maintain slump cone on


site and slump test to be carried out
and to be approved before every
concreting work.

2.13 Contractor will maintain one bag


concrete mixer and no concreting will
be allowed without mechanical mixing.

2.14 Ready Mix Concrete will not be allowed


in any case and contractor has to plan
the material dumping, storage and use.

Liquidated 3.1 In case the contractor failed to


Damages complete the all activities of work on
stipulated Completion agreed and
accepted by him, liquidated damages
will be levied against him.

3.2 The recovery of liquidated damages will


be recovered at the rate of 1.0% (One
percent) of the contract price per week
subject to maximum of 10% (Ten percent)
of the Contract price

3.3 The recovery amount will be deducted


from any amount due to Contractor and
shall be without prejudice to the
rights of the SOCIETY.

3.4 However, the Contractor shall note that


the payment or Deduction made for such
liquidated damages do not relieve him
from is obligations to complete the
work or other obligations and
liabilities under this agreement.

Risk Purchase 4.1. The Contractor will be given maximum


Clause one week notice to
repair/rectify/dismantle/demolish the
defective work and redo properly.

4.2 On completion of this notice period if


the Contractor is failed to
repair/rectify/dismantle/demolish the
defective work, the E-in-C in
consultation with the SOCIETY will
carry out the said works through other
agencies of Contractor’s risk and
Double penalty will be charged.

Insurance 5.1 Contractor shall, at their own cost,


obtain and maintain insurance to fully
cover their personnel deployed at site,
as required under Workmen’s
Compensation Act or Analogous law. Copy
of same shall be submitted to SOCIETY.

5.2 Contractor shall indemnify and shall


keep SOCIETY and PMC indemnified
against any and all actions, claims,
damages and costs under the Workmen’s
Compensation Act or Analogous law.

5.3 Contractor shall at their cost arrange


requisite Insurance policies for their
materials, tools, tackles, equipments
etc.

5.4 The Contractor shall pay any


compensation to affected person or his
legal heir, in case of any accident or
mishap happens at site premises,
irrespective of settlement of claim
from insurance agency.

5.5 The Contractor shall deal with


concerned authorities in case of
accident/mishap happens at site and see
that in PMC or SOCIETY are indemnified
from such dealings.

Labour/Labour 6.1 The Contractor is responsible to follow


Laws all applicable labour laws in force and
which may come during the course of
contract period.

The contractor shall be responsible for


and shall pay the expenses of providing
medical aid to any workman who may
suffer a badly injury as a result of an
accident. If such expenses are
incurred by SOCIETY, the same shall be
recoverable from the contractor
forthwith and be deducted without
prejudice to any other remedy of
SOCIETY from any amount due or that may
become due to the contractor.

6.2 The Contractor is responsible to ensure


that workers deployed at site shall not
occupy any space other than the labour
camp space approved by E-in-C.

6.3 All materials required for building


labour camp and toilets shall be
provided by the Contractor. In case
the materials provided by the SOCIETY,
the cost of materials will be recovered
from any amount due to Contractor.

6.4 The Contractor must ensure that


electrical energy, water and other
materials in the work shall be used in
most optimum way. Electrical Energy
shall be made available i.e. temporary
connection from MSEB by SOCIETY only.
Bill of Consumer of Electrical Energy
will be paid by Contractor.

6.5 It will be the responsibility of the


Contractor to ensure and maintain good
hygienic conditions in the labour camp
and toilets.

6.6 For collecting the dry and wet garbage


from labour camp, the Contractor shall
arrange dust bins/garbage collection
bins and also arrange the removal of
the same according to Municipal
regulations.

6.7 The Contractor will be responsible to


vacate the premises occupied by labour
camp, toilets, stores, offices,
temporary structures erected during the
tenure of work. The Contractor shall
immediately dismantle, remove all above
mentioned structures including his
plants and equipments, tools and
tackles as and when asked by E-in-C.
The site occupied shall be leveled
properly.

Safety 7.1 Safety of all workers, staff,


supervisors, subcontractors with their
workers. PMC’s staff, Consultant’s and
their staff, SOCIETY and SOCIETY’s
staff at the work site and premises is
the first priority of the Contractor.

7.2 The Contractor’s scope shall include


protection 0f formwork, materials,
scaffolding, provide Personal
Protection safely equipment/gears,
helmets, boots, safety belts, goggles
and everything else necessary for the
proper execution and successful
completion of the work, wherever
required. Wearing helmets for all
workers/persons is compulsory working
at site.

7.3 The Contractor shall be fully


responsible and liable for everything
and all matters in connection with or
arising out of or being a result or
consequence of Contractor carrying out
or omitting to carry out any work.
Where Sub-Contractors may execute any
parts of the Works such responsibility
and liability of Contractor’s work
shall cover and extend to the work of
all such Sub-Contractors also.

7.4 It may be noted that the Contractor


shall take full responsibility for the
safely, stability and adequacy of all
site operations and methods for
Contractors work including all
temporary works. In any-case SOCIETY
will not be responsible for any
accident happened at site of
Contractors employs.

7.5 The Contractor shall guard personnel at


his cost around all excavations,
construction/civil work in progress,
and openings and at all edges,
temporary stairs and other temporary
measures required during construction.
The supports used for the scaffolding,
tied together with horizontal pieces
and braced properly. The entire
scaffolding arrangement together with
the staging, guard rails, barricades
and safely barriers, and temporary
stairs, provided needs the approval of
the E-in-C however such approval shall
not relieve the Contractor of any of
his responsibilities, obligations and
liabilities for safely and for timely
completion of the works.

7.6 The Contractor will deploy an


electrician at site at Contractors cost
for any accident/ safety negligence due
to Contractors employs, in handling of
any electrical equipment, it may be
noted that it will the sole
responsibility of the Contractor to
provide proper protective measures for
electrical wires/cables insulation
provided for operations of vibrators,
hoists, spot lights, drill machines,
welding machines and other electrical
equipments during the tenure of work.

7.7 Open water storage (tanks), water


stagnation on site is strictly
prohibited to avoid mosquito breeding.

7.8 Contractor is required to display


boards such as name of site, name of
contractor, name of consultants,
details of plan approval, date of
commencement and completion, restricted
areas, safety majors for workers as
well as school authorities, students
etc.

Shuttering. 8.1 Contractor shall use only 12 mm Plastic


coated ply for concrete finish. The
same will be of 34 Kgs. For 32 Sq. Ft.
of ply. i.e. densified.

8.2 Contractor prior to quote shall undergo


the study of the relevant RCC &
Architectural drawing.

Housekeeping 9.1 The prime responsibility of the


Contractor is to keep the site always
clean and accessible. If may be noted
that good housekeeping always avoids
risk of accidents and mishaps at site.

9.2 The entire site to be cleaned after


brickwork, internal plaster and
external plaster is completed in
addition to the daily process of
housekeeping. No extra claim will be
entertained on this account.

9.3 The site is situated at main Road. The


road may get soiled due to spillover of
earth or concrete and the like due to
thoroughfare of vehicular traffic. The
Contractor shall always keep sufficient
workers to clean the entry and exit
routes and main road by removing
soil/concrete and the like spilled over
during the entire construction period.
This cleaning is to be done if the
problem arises due to our construction
activity.In case, any penalty charged
by local authorities shall be borne by
the Contractor at his own cost.

Discipline 10 The Contractor must be aware that the


work is in residential / commercial
area. Any nuisance, misconduct caused
by his workers, staff, subcontractors
or subcontractors workers shall be
dealt by the Contractor and he shall
indemnify SOCIETY, E-C, Consultant and
PMC’s staff from such acts.

Mode Of Payment 11.1 The Contractor shall claim Running


Account Bill (R.A. Bill) for actual
work done not less than Rs. 7 Lac
(Rupees Seven Lac only) at 15 days
interval. Bill certification will be
done within 5 days after submission of
3 copies of bill along with measurement
sheet/Stage of Work (and soft copy) to
the SOCIETY. Payment will be made only
after Architect’s and PMC’s
Certificate.

11.2 The contract is based on Per square


Feet Rate on saleble area; hence stages
of payment will be as per the
bifurcation of works i.e. R.C.C. Work
masonary and tiles, Electrical works-
Plumbing works with
accessories-,Foundation ,plinth, septic
tank, G.W.T, Compound wall gate etc-
Finishing works-etc. as per the
progress of work and disbursement of
loans from bank as per the completion
status given by architect.

If the RA Bill is delayed beyond the


stipulated time than 5% penalty per
month will be charged on RA Bill & If
two successive RA Bills are delayed
than the work will be stopped till the
Balance Bill is paid by the SOCIETY.
In such case the work will re-commence
after two months of stop of work and
this period will be deemed to be
deducted from the contract completion
period as agreed upon herein.

11.3 All measurements will be as per I.S.


1200 and in MKS system

11.4 In no case, escalation more than 5 to


10% will be entertained till completion
of project.

Retention Money 12. The retention money shall be 5% of work


done. This will be deducted from each
R. A. Bill and 2.5% will be released
after satisfactory completion of work
along with final bill and balance 2.5%
after defect liability period of one
year from the date of handing over the
site to SOCIETY.

Water 13.1 Water for Construction purposes will be


the responsibility of Contractor.

13.2 All necessary infrastructures for


distribution of water shall be carried
out by the Contractor at his own cost.
The Contractor shall ensure that the
curing work shall be carried out
properly at any/all levels. Water
pumps required for supplying the water
at locations shall be arranged by
contractor at his own cost.

13.3 The Contractor shall make adequate


capacity storage tanks to store the
water required for construction
purpose. Curing tank for C.C. Cubes,
cover blocks etc. The contractor will
arrange the water supply as per demand
at site.

13.4 Water for labour camp shall be arranged


by the contractor as per optimum
demand. The Contractor must ensure
that water is used in proper manner and
wastage is nullified. If it is noticed
that the water is wasted by the workers
or through leakages of distribution of
pipe lines laid by the Contractor will
have to take immediate action for
stoppage of such misuse/wastages.

Electricity 14.1 The Electric supply will be arranged by


the SOCIETY at one point.

14.2 The electric energy bills consumed


during construction period will be paid
by the contractor.The Contractor shall
use electric energy in most optimistic
manner and for bonafide purpose.

14.3 The Contractor to arrange


infrastructure and distribution of this
supply at various locations as per the
site requirement at his cost.

14.4 It will be the whole responsibility of


the Contractor to keep electricians
along with a trained helper/assistant
at site for during work in progress

14.5 All the electrical points,


installations made at various locations
shall be thoroughly checked before
using the equipments. In any
circumstances wires shall not be kept
loose or hanging. Joints if any shall
be secured properly so that no leakage
of electric current occurs.

Storage of 15.1 The contractor shall prepare location


Materials plan to store his material in an
optimum space and show to E-in-C before
implementing at site.

15.2 Storage of consumable materials shall


be arranged in such a way that the
materials used follows “first come-
first used” basis.

15.3 Perishable materials like sand, Coarse


aggregates shall be stacked on proper
hard base to avoid wastages.

Duration of Twenty Months


Project

Termination 16.1 The work will be terminated due to


following reasons.

a) Substandard quality of workmanship.

b) Failing to carry out rectifications/


repairs ordered by E-in-C with in
specified time frame.

c)Failing to adhere mutually agreed


time schedule due to slow
progress/improper scheduling/mis-
management of work.

In all situations mentioned above, the


SOCIETY will have sole right to
terminate the Contract agreement. The
SOCIETY in consultation with E-in-C
shall issue prior termination notice to
Contractor through consultants and the
contract agreement will be terminated.

SPECIAL CONDITIONS

SETTING OUT, SITE 1.1 The Contractor shall be responsible

of the Works, any error appears in the
position, levels, dimensions or
alignment of any part of the Works.
The Contractor, shall at his own cost,
rectify such error to the satisfaction
of the E-in-C, unless such error is
based on incorrect data supplied in
writing by the E-in-C, in which case
the E-in-C shall determined an
addition to the Contract price and
shall notify the Contractor
accordingly with a copy to the
SOCIETY.

The checking of any setting out or of


any line or level by the
E-in-C/Architect shall not in any way
relieve the Contractor of his
responsibility for the accuracy
thereof and the Contractor shall
carefully project and preserve all
bench marks, slight rails, pegs and
other things used in setting-out of
the Works.

Line out and site preparation (site


cleaning) will not be paid separately.

Excavation 2.1 i) The Contractor shall take


appropriate care to achieve the
desired levels/edges cutting of
excavation. The Contractor shall
satisfy himself that, the
excavated levels made by the
excavation agency are proper.

Any fine trimming to be done for


excavated surfaces shall be carried
out by the Contractor at his own cost.

ii) All the excavated material In


case extra excavation carried out at
site, the Contractor at his own cost
provide P.C.C. or Plum Concrete as
given below.

a) P.C.C. of M-15 grade up to 200 mm


for extra depth.

b) Extra depth beyond 200 mm shall be


filled with plum, concrete using 40%
of plums and 60% of P.C.C. of M-15
grade.

Dewatering 3.1 The Procurement, maintenance of pumps


and repairs/replacement of accessories
for dewatering pumps shall be borne by
Contractor.

Formwork 4.1 Formwork to be used in the work shall


be of Good quality plywood of reputed
brand or steel plates approved by (E-
in-C).

Materials 5.1 The contractor shall use all the


materials like Cement, sand, Steel,
aggregate and all other as per the
list of approved material and approved
by E-in-C/Consultant from time to
time.

Workmanship 6.1 The contractor shall execute the whole


and every part of the work in the most
substantial and workman like manner,
best engineering practice and both as
regard materials and every other
respect in accordance with the
specifications.

6.2 External plaster to building shall be


sand faced, in two coats, first coast
using C.M.(1:4) having wire grooves to
receive second coat using C.M. (1:3)
both coats shall be adding
waterproofing compound as per dosage
directed by manufacturer and approved
by the (E-in-C).

Fencing/Barricading 7.1 The Contractor shall maintain at all


to site premises times fencing/barricading provided by
the SOCIETY around the periphery of
site at his own cost, till handing
over the project to the SOCIETY. Any
additional materials required to
maintain this Fencing / barricading
such as C. G. I. sheets/Vertical
Support (M.S. or wooden) shall be
provided by SOCIETY.

Defect Liability 8.1 The defect liability Period shall


Period start from the date of Completion
Certificate issued to him after
satisfactory completion of work in his
scope and shall be tow year. All
defective items of work and defects
noticed and brought to the attention
of the Contractor during the Defects
Liability Period shall be promptly and
expeditiously attended to and replaced

carried out at contractors risk and
cost through other agencies.

Coordination 9.1 The Contractor shall coordinate and


/Cooperation with co-operate other agencies appointed by
other agencies the SOCIETY at site for carrying out
their work.

Interference at 11 The Contractor shall resolve all


site issued in consultation with SOCIETY,
related to Police Authorities,
Political Persons/Parties and Local
Religious groups etc. throughout the
contract period. No financial
liability on SOCIETY for any such
issues.

Scaffolding for 12 The Contractor shall provide


lift well scaffolding for erection of the lift
and remove the same after lift work is
completed and work is certified by E-
in-C. The cost of erecting and
removing the scaffolding shall be
borne by the Civil Contractor.

Building. 13.1 The building is of Stilt + 7 Upper


floors as per Architectural drawing
and structural design.

13.2 The scope of work includes


construction of building as per
Architectural drawing and structural
designing , all items of works for
construction of residential building,
including Water tank at Ground level,
Over head water tank, Pump room,

works for Footings, columns, beams,
slabs, chajja etc., masonary works,
plumbing works with accessories,
Electricity works, Plastering,
colourings, Granite Kitchen otta.
Doors and windows, Gymnasium, entry
lobby , RWH works etc. All the
materials shall be as per the
specifications provided by the SOCIETY
and the cost of all the materials will
be borne by the contractor.

Completion Drawing 14.1 The Contractor shall during the


course of execution, prepare and
keep updated a complete set of
‘record’ drawings recording all
works on the tracings or of re-
producible, which shall be
periodically corrected to show
each and every change from the
working drawings and showing the
exact location, size and kinds of
work etc. This set of drawings
shall be kept on the site and shall
be used for record purpose. Changes
recorded shall be countersigned by
the Engineer and the Contractor.
Copies of ‘record’ drawings shall be
supplied by the Contractor to the
Engineer on request. The Contractor
shall submit complete “record”
drawings on tracing/ re-producible/
CDs as directed by the Engineer -
in-Charge within 30 days of the
completion of that portion of the
work to which the Drawing pertains.

Drawings and 15.1 The Contractor shall receive from


Specifications the Engineer-in-charge through the
Engineer two sets of drawings
approved for construction. These
drawings will be generally same
as issued at tender stage. However
these drawings may have

additional details from


construction / working/ execution
point of view and to facilitate

Protection of 16.1
Environment The contractor shall take all
reasonable steps to protect the
environment on and off the Site and
to avoid damage or nuisance to
persons or to property of the public
or others resulting from
pollution, noise or other causes
arising as a consequence of his
methods of operation. During
continuance of the contract, the
contractor and his sub-contractors
shall abide at all times by all
existing enactments on environmental
protection and rules made there under,
regulations, notifications and bye-
laws of the State or Central
Government, or local authorities and
any other law, bye-law, regulations
that may be passed or notification
that may be issued in this respect in
future by the State or Central
Government or the local authority.

Signing of “No 17.1 The Contractor shall not be entitled


Claim certificate” to make any claim whatsoever against
the SOCIETY under or by virtue of
or arising out of the Contract,
nor shall the SOCIETY entertain or
consider any such claim if made by the
Contract or after he shall have signed
a “No Claim Certificate” in favour of
the SOCIETY in such form as
stipulated by the SOCIETY, after
the works are finally measured

up.The Contractor shall be debarred


from disputing the correctness of any
item covered by the “No Claim
Certificate” or demanding a reference
to arbitration in respect thereof.

SPECIFICATIONS OF WORK
A: GENERAL

1. CLEARING THE SITE


The site under reference shall be cleared of all obstructions,
loose stones and materials, rubbish of all kinds as well as brush
wood. All holes or hollows originally existing and produced by
removal of loose stones or brushwood shall be carefully filled up
with earth, well rammed and levelled off, by the CONTRACTOR at
his own cost as directed.

2. TEMPORARY OFFICE AND ACCESSORIES


The CONTRACTOR shall erect and maintain entirely at his own cost
properly lighted and waterproofed lockup office for the clerk of
work and his own staff, respectively, on such part of the site as
directed by the E-in-C/ Consultant. For the office meant for
clerk of works, he shall arrange to supply at his own cost office
furniture, light, and attendant for official use of the clerk of
works. He shall also at all times maintain at his own cost and in
good working order, dumpy level/theodolite at site to enable the
clerk of works to check the line and the level of the work. On
completion, the materials, furniture, etc., shall be removed by
the Contractor from site.

3. STORES ON THE SITE


The Contractor shall provide for all necessary storage on the
site in specified areas for all materials such as timber,

cement, lime, steel, and such other materials, which are likely
to deteriorate by the action of sun, wind, rain or other natural
causes, either in compounds or in store in such a manner that all
such materials, tools etc. shall be duly protected from damage.
All such stores shall be cleared away and the whole left in good
order on completion of the work. All materials, which are stored
on site, shall be stocked in such manner as to facilitate rapid
and easy checking of the quantities of such materials.

4. LATRINES
The Contractor shall provide at his cost for the use of workers
and the staff adequate temporary latrines and sanitary
accommodations to the satisfaction of local authorities, and keep
them in perfectly sanitary conditions, at the location specified
by the E-in-C/ Consultant

5. WORK PROGRAM
The Contractor, before starting the work shall furnish and get
approved from the E-in-C/ Consultant of bar chart for carrying
out the work stage by stage in stipulated time. These charts
shall be maintained, at site, showing progress of the work week
by week.

6. INCLEMENT WEATHER
The Contractor shall take necessary steps at his own expenses to
protect all work from the effects of inclement weather

7. LOADING TO FLOORS
Particular care shall be taken by the Contractor to see that the

floors are not overloaded by the stacks of materials during


construction. It is important that the load on floors shall not
come especially until the curing of RCC floors is complete and
the centering for the same is removed. In any case at no time the
load shall exceed the design load of the floors.

8. MEASURES OF MATERIALS
Sand and metals for concrete and mortars shall be measured in
boxes, the sizes of which are approved by the Architect and/or
Consulting Engineer. The measuring of sand and metal by any other
mode shall not be permitted.

9. MIXING OF MATERIALS
The mixing of materials shall be done on closely constructed
platforms approved by the Architect/Consultants as that there
will be no leakage of any of the material through the platforms
and also that no foreign materials can get incorporated during
the mixing.

10. STRUCTURAL FABRICATION


The Contractor shall be supplied with the basic design drawings
for the structural steel work. He shall at his own cost prepare
necessary fabrication drawings to the satisfaction of the
Architect and/or Consulting Engineer. The Contractor supply the
Architect and/or Consulting Engineer with three copies of the
fabrication drawings for approval. The fabrication shall be done
on neatly constructed, levelled platform at the location shown by
the Architect.

11. Increase in payment due to increase in base rates for the


items mentioned herein:-

In the event the cost of the following material increases by more
than 5% of the rates mentioned herein i.e.

in-C/ Consultant as per above. It shall also be noted that the E-
in-C/ Consultant if he finds that the said rate can be arrived
from quoted items then the rates worked out by the E-in-C/
Consultant shall hold good.

13. WATER & ELECTRIC POWER


Water and Power shall be provided at one point in the boundary of
the Plot by SOCIETY. The Contractor shall make his own
arrangements for its distribution as and where needed within the
plot.

14. USE OF OLD MATERIALS


Old materials except for temporary work such as shoring,
shuttering, bracing etc. shall not be permitted at site, unless
approved by the Architect. No old or reused material shall be
used in the building.

15. SCAFFOLDING
The Contractor shall provide all the shuttering, scaffolding
needed for any item of work as is required.

16. SUFFICIENCY OF LABOUR


At all times the Contractor and/or his sub-contractors shall have
sufficiency of labour to complete the work on schedule If
according to the E-in-C/ Consultant the progress of work is
affected by insufficiency of labour the Contractor and/or sub-
contractor shall show good cause for the insufficiency. No delays
or excuses shall be entertained for the lack of labour.

If the Contractor is found to be negligent about supplying the


labour required on the work, the owner shall at his own right
shall do the work and recover the expenses incurred from the
moneys due to the Contractor.

17. Technical Specification

17.1. A list of approved make of Civil and Electrical items for


use in the tendered works are enclosed as Annexure. Contractors
are advised to note the same.

17.2. Connections / Completion Certificate


It will be the responsibility of the Contractor to get the works
approved and obtain completions, stage completions and
occupancy certificates and necessary connection for
building work, electrical work, main water supply and
sewage connection. NOC from Fire Authority / Local Municipal /
Govt. Authorities or other local authorities of respective
region.

The date of virtual completion shall be only after the building


and external works are virtually complete as certified by the
Engineer and all required connections and NOCs for main
Electric supply, water supply, sewerage connection.

NOCs and completion certificates from Fire Authority / Local


Municipal / Govt. Authorities or other local authorities
of respective region, obtained by the contractor and handed
over to the SOCIETY.

SOCIETY will not be responsible for obtaining any approval from


the aforesaid authorities whatsoever. CONTRACTOR alongwith
Architect and RCC consultant appointed by the SOCIETY will be
responsible for obtaining stage wise approvals, final approval
required in overall completion of the project so as to
enable the SOCIETY / SOCIETY to take over possession of
the premises.

Where no specific reference has been made to any Standard


Specifications in any of the items under this Section,
the following shall be the order of precedence:

(i) Building works : MPWD Specifications as per these presents.

(ii) Electrical works : ISI Specifications

(iii) Miscellaneous works: not covered under Item (i) & (ii)
above IS Specifications

B TRADE & MODE OF MEASUREMENTS


1. EXCAVATION
The excavations for wall footings, RCC columns etc. shall be
carefully got out by the contractor as per the instructions of
the Architect or the Consulting Engineer, to receive the concrete
work of the foundations. Should any of the excavation need be
taken below the specified levels, the Contractor shall receive
the instructions for the same from the Architect and/or
Consulting Engineer. If the Contractor excavates below the
specified levels of the excavation then He shall fill it up with
well-rammed earth of specified quality (by the E-in-C) to bring
the excavated level to the required foundation level. The
Contractor shall bear the cost of this extra work. Filling in
with excavated material in such cases shall not be allowed to the
Contractor. The excavation shall be inspected and approved by the
E-in-C/ Consulting Engineer before the foundation work can be
proceeded with. Excavation shall include dewatering during the
excavation including shoring; strutting etc and keeping it dry
during excavation and construction.

The measurement of the work shall be as per rectangular bottom


length, breadth, height measured vertically multiplied together.
The measurements of length and breadth shall be taken as per the
structural or architectural detail drawings, even though
contractor might have excavated with sloping side/ full length
trench for his convinces. And the height shall be as per the
actual excavation to the lowest depth of the foundation.

NOTE: THE CONTRACTOR SHALL NOT BE GIVEN ANY EXTRA CLAIM FOR
LENGTH AND BREADTH MEASUREMENT ON ACCOUNT OF CONTRACTOR EXCEEDING
THIS SIZE ON HIS OWN. IT SHALL ALSO BE NOTED THAT THIS ITEM ALSO
INCLUDES BACKFILLING OF THE TRENCHES AFTER THE FOUNDATION WORK IS
OVER.

2 EARTH FILLING
The measurement shall be only for the murum supplied by
SOCIETY and approved by the E-in-C /Consultant and shall be
calculated after taking the joint levels before and after
the consolidation and filling.

3 CONCRETE
FORM WORK.
Contractor should submit for the Consultant's approval
design and drawing for all formwork showing sizes of member
including props and its foundation .Only steel and new
plywood shuttering shall be permitted for its first use at
site, and its number of uses will be solely with discretion
of Consultant. A mock-up of formwork for columns, typical
column-beam junction, beams should be made and only after
obtaining approval of the mock-up, the contractor will be
allowed to proceed with the work Providing cut-outs, holes,
slits, depression etc. for electrical fixtures shall not be
paid separately. Size of the panels used for exposed
concrete finish areas shall be approved by the Engineer-in-
charge/ consultants. For quick erection of shuttering and
staging the system should have suitable arrangement for
moving entire set in transverse as well as in longitudinal
directions and rails/wheels on any suitable arrangement
which will be approved by the consultant.

The formwork shall be cleaned, levelled and examined and


wetted before placing of any concrete. Construction joint
shall be minimum in number and their location shall be
approved by the Consultant. Construction joints shall be
treated properly with bonding coat of approved material to
be applied at the old concrete before commencing the fresh
concreting operations.

All joints in shuttering shall be sealed properly as


instructed. Size of the panels used for exposed concrete
finish areas shall be approved by the Architect/
consultants.

CONCRETE:
Concrete mix shall be M-20, as specified. Material and
workmanship shall confirm to the relevant IS code
standards. Mixing shall be done with power driven mixture
thoroughly and shall be for at least 2 minutes. Quantity of
water shall be sufficient to ensure the workability of the
concrete and also as per the water cement ratio required
for the desired strength of the concrete. The Contractor is
entirely responsible for the design of concrete mixes. The
design is however, to be approved by the Engineer. The
mixed concrete shall be tamped and vibrated in all parts of
the mould and between the reinforcement. Architect’s and/or
Consulting Engineer’s instructions if any in this regard
shall be followed very strictly. The Contractor shall not
use hand mixed concrete without prior permission of the
Architect and/or Consulting Engineer. No concrete shall be

placed under unfavourable weather conditions. During laying


compacting the concrete steel reinforcement bar should not
move from their position and bars of laid portions should
not be disturbed. All concealed items like conduits,
junction boxes, fixtures etc. shall be located as per
details and locations to be approved before casting.
Inclusive of providing pockets, holes, inserts, pipes, etc.
No concreting shall be done without mechanical vibrator
unless instructed otherwise by the Architect and/or
Consulting Engineer. When concrete has begun to get harden,
(after, about 2 hours of laying) it shall be kept wet by
covering wet gunny bags then cured by flooding with water
making by mortar watta, 3" high for 15 days. Curing
compound may be permitted only for in accessible locations.
The concreting shall be done continuously between sections
indicated by construction joints or expansion joints
wherever necessary. Construction joint shall be minimum in
numbers and their location shall be approved by the
Consultant. When commencing with new day’s work or if pour
has to on old concrete, the old concrete in place shall be
thoroughly cleaned, freed of all dirt and greasy materials
and shall be wetted with cement slurry. Newly placed
concrete shall be kept wet for minimum of seven days
continuously. For testing of concrete contractor shall
provide and fill at his own cost 150mmx150mmx150mm cubes
while concreting work is carried out on site. The number
cubes shall be as per Is code IS456 or as specified by
Architect and/or Consulting Engineer. The cubes shall be
numbered as they are taken and dated. The position of the
concreting at the time of taking cubes shall also be noted.

Half the number of cubes shall be tested after 7 days of


curing and other half numbers shall be tested after 21 days
of curing in the laboratory acceptable to Architect and/or
Consulting Engineer. The cubes shall be cured by the same
procedure as the main concreted work is cured. The
Contractor shall be responsible to deliver the cubes to the
laboratory in time. The Contractor shall get the test
reports from the laboratory at his own cost and submit the
report to the Architect and/or Consulting Engineer.

Mix design shall be done by the contractor at his cost if


so desired by the Architect and/or Consulting Engineer
under their guidance. All the sand used for concreting work
should be river sand or. Gujrat sand.

Formwork shall be of steel/wooden props and plates/ply. The


placing of formwork shall comply with the lines and
dimensions as shown on the drawings of Architect and/or
Consulting Engineer. The tolerances in the formwork shall
be as follows

a. Deviations from specified dimensions +/- 6 mm

b. Deviations from dimensions of the footings +/- 12 mm

1. Dimension in plan +/- 12 mm

2. Eccentricity 0.02 times width of member in direction of


deviation but not more than 50 mm

3. Thickness 0.05 times the specified thickness

The tolerances apply to concrete dimensions only and not to


the position of the vertical or horizontal steel placed.
The cover blocks of required sizes shall be made in micro-
concrete subject to approval by Architect and/or Consulting
Engineer, and total requirement of the blocks for the
project to be prepared before start of the work. The
formwork shall be left in position after casting for as
long as possible. In normal circumstances when ordinary
Portland cement is used the formwork may be removed after
expire of the following period. :

1. Walls, Columns, and generally vertical faces 24 to 48


hrs or as decided by Architect and/or Consulting Engineer.

2. Slabs Spanning up to 4.5 m 10 days


Spanning over 4.5 m 14 days

3. Beam soffits (up to span of 4.5 m) 21 days

4. Beam soffits beyond 4.5 m and cantilever beams 28 days.


The curing of various members to be carried out as per
following guidelines.

Footings – After 24 hours of casting, covering with soft


soil – 10 days

All columns, beams, walls – After 24 hours of casting,


covering with gunny bags and making wet fully – 10 days
Floor slabs, PCC in plinth / grade slab – After 24 hours of
casting, ponding with C.M. vata for 10 days. In no case,
column casting will be allowed before 7 days of curing &
satisfactory result of 7 days concrete testing.

The imperfect concrete surfaces if found after removal of


the formwork shall be indicated by the Contractor to the
Architect and/or Consulting Engineer and the same shall be
repaired as required by Architect and/or Consulting
Engineer at Contractor’s own cost. No concreting shall be
commenced with unless checked and approved by Architect
and/or Consulting Engineer. If so done the concreting in
part or as whole is liable to be rejected by Architect
and/or Consulting Engineer. And then the Contractor shall
have to redo it at his own cost.

In form finish surfaces the patterns to be provided for the


formwork shall be as per architect’s suggestions. Where
plastering is specified, concrete surfaces are required to
be hacked immediately after the removal of formwork as
directed by the Architect wherever required. Additional
rate shall not be paid to contractor for hacking.

All concealed items like conduits, junction boxes, fixtures


etc. shall be located as per details and locations to be
approved before casting. The measurement of the concrete
work shall be as per drawings of Architect and/or
Consulting Engineer.

5 STEEL REINFORCEMENT
The lengths of all types of round bars shall be calculated
from the relevant drawings of Architect and/or Consulting
Engineer. The quantity for the item shall be arrived at by
multiplying the unit weight of the bars, as specified in
relevant IS code, and the length as measured above. For the

round bars the laps shall be paid for only as deemed


necessary by the Architect and/or Consulting Engineer.
Column reinforcement bars are required to be lapped in the
middle portion of columns as per IS 13920. Proper
arrangement shall be made to support reinforcement
projecting above floor level. Similarly laps within a
distance of 2 D (depth of beam) or 1/4 span from the face
of the column are not allowed. The overhanging bars should
be properly supported. The cost of these works is deemed
to have been included in the rate. Labour rate for
reinforcement shall include the following
1. Chairs to the reinforcement in slab. 2. Pins between
layers of bars or as required for lapping of bars.3. Space
bars if required. 4. Binding wire to tie the bars. 5.
Fan hooks etc. as may be required.

Above shall be confirmed with the Architect and/or


Consulting Engineer by the Contractor before quoting for
the work. No extra payment shall be given to the contractor
on above list unless the Architect and/or Consulting
Engineer accept so. Laps provided by the Contractor due to
use of short length bars or due to fault of the contractor
(even if asked by the Architect and/or Consulting Engineer
on site) shall not be paid for separately. The Contractor
shall bear the wastage of steel bars (below 3.0 meters
length) and labour charges for straightening of the coils
of bars. Wherever welding of reinforcement is specified,
the same shall be carried out conforming to IS: 9417 or
IS:2751. Welding shall be carried out by approved qualified
welders only. One percent testing of welds shall be
carried for all types of welds.

6 BRICK MASONARY/ Siporex Masonary

7 ASHLAR OR RANDOM RUBBLE MASONARY


The stones shall be rough or well dressed or finely dressed
as the type of masonry may be. Stones shall be laid on
their natural beds. Larger stones shall be placed on lower
courses. Joint thickness shall be 12mm to 19 mm thick. The
holes shall be filled with smaller stones of sizes not less
than 130 mm thick in any direction. No hollows shall be
kept in the masonry. All stones shall be wetted before use.
The work shall be in plumb from both sides. All stones
shall be carefully fitted to next stones so that neat and
clean joints are formed. The bond stone at a rate of one
stone per every square meter shall be provided if
necessary. No extra payment shall be made for the same. The
joints shall be staggered to avoid cracking in the masonry.
Measurement shall be in Cum. For deduction refer brickwork
item specification. The mortar shall be removed from the
stone faces after completion of the work.

Shaping and dressing shall be done before the stones are


laid. No stone used in random rubble masonry shall be less
than 230 mm in height/breadth, and 1.5 times height,
length. The joints shall be raked after completion of the
masonry. The rate shall include all procuring and providing
all material, labour, joints filling dressing of corner
stone’s even in case of random rubble masonry, bend, quoin,
scaffolding, curing for minimum 14 days, etc., complete.

8 PLASTER
In all plaster works H-frame formwork shall be provided so
that the scaffolding is independent of walls. If required,
ceiling plaster shall be completed before wall plasterwork
is commenced with. Wall plaster shall be done from top to
bottom and the plastering of each wall shall be done within
a single day. If for reasons of wall being long the
Contractor feels he has to the plastering of each of the
walls will have to be done on different days, then he shall
take a prior permission from the E-in-C/Consulting
Engineer. All the corners shall be straight in vertical or
horizontal or curved alignment as the case may be. But
these corners shall be sharp wherever required. Junctions
wherever required shall be done without extra payment. Any
cracks visible on the surface, or any portion or patch that
will be found hollow by the E-in-C/Consulting Engineer, the
same shall be rectified by the method suggested by the E-
in-C/Consulting Engineer, by the Contractor without
claiming any extra payments. Curing shall be started as
soon as the plaster has hardened sufficiently not to be
damaged when watered. The internal plaster of 12mm
thickness(1:4) shall be cured least for seven days and the
external plaster shall be cured for least fifteen days.

The external plaster rate shall include sand facing, raised


pointing, sunk bends, pattas, moulds, grooves, encasing all
pipes etc. Complete. Having thickness of 23mm. in c.m (1:4)
Measurements for plaster shall be paid on area basis for
the area actually plastered. It shall be noted that apart

from the non-permissible deductions of masonry items no


deductions or additions in area of measurement of the
plaster shall be allowed. The measurement shall be
actualising also for door, windows jambs etc. All the sand
used for plastering work should be river sand or. Gujrat
sand.

9 POINTING
The raked joints of the stone wall or the brick wall to be
pointed shall be kept wetted for the pointing to be done.
The mortar for pointing shall consist of 1 part by cement
and 3 parts by sand. This mortar shall be applied to the
wetted joints uniformly. The joints of the pointed work
shall be neatly defined by pointing lines being regular and
uniform in breadth. The edges of the pointing shall be cut
off parallel so that well defined lines are seen at 19 mm
apart. The pointing shall be kept well-wetted least for 5
days after pointing is finished. The rate of pointing shall
be paid on the area of the wall on which the pointing is
done.
