Now, the opinion is sought for two sites formed in the same layout. Hence, we are releasing this report based on the aforementioned documents provided to us. TRACING OF TITLE: On perusal of the documents furnished to us, it is observed that, 1. As represented in the recitals of the Assignment Agreement dated 22- 07-2022, the owners of the Schedule Property named Sri.S.Taneer Pasha, Sri.Akram Pasha and Sri. Nasir Pasha had entered into an Agreement of Sale dated 15-07-2020, with M/s.Swabhumi Developers represented by their Managing Director, Sri.C.Likhith Reddy, which is registered as Document No. 906/2020-21, in Book-I, in the office of the Sub Registrar, Madugiri 2. Thereafter, M/s.Swabhumi Developers represented by their Managing Director, Sri.C.Likhith Reddy had executed an Assignment Agreement with respect to the Schedule Property in favor of Smt.Sunitha.c W/o.Sri.Vishwanath. WHEREFORE, upon the Execution of Absolute Sale Deed by Sri.S.Taneer Pasha, Sri.Akram Pasha and Sri.Nasir Pasha along with the Agreement Holder M/s.Swabhumi Developers represented by their Managing Director, Sri.C.Likhith Reddy, the intending purchaser would become the absolute owner of the Schedule Property and would derive clear and marketable title upon the same. PART IV: EVIDENCE OF THE TITLE OF PROPERTY: Sri. Also the documents perused do not reflect any violations of any of the present statutes or do not demonstrate any irregularities in respect thereof. The title of the property is clear, marketable. Equitable mortgage can be created in favour of the company by depositing the original title documents as referred above.
