ARCHITECTURAL SERVICE AGREEMENT

1.0 PROJECT DEFINITION


1.1 The Project shall be generally defined as follows:
PROPOSE : AS-BUILT OF 3-UNIT APARTMENT BUILDING
LOCATION : SAN JUAN, IROSIN, SORSOGON
1.1.1 Building Area: 180 SQ.M.

2.0 GENERAL SCOPE OF ARCHITECTURAL SERVICES


The ARCHITECT/s shall perform professional services, which can consist
generally of the following:
2.1 Preparation of Contract Documents consisting of the following:
2.1.1 Architectural Drawings and Details
2.1.1.1 Site Development Plan
2.1.1.2 Floor Plans, Elevations, Sections
2.1.1.3 Schedule of Doors and Windows
2.1.1.4 Reflected Ceiling Plans
2.1.1.5 Toilet & Bath Details
2.1.1.6 Roof Plan and Roofing Details
2.1.2 Structural Drawings and Details (if applicable)
2.1.2.1 General Structural Notes
2.1.2.2 Structural Analysis
2.1.2.3 Foundation Plan and Framing Plans
2.1.2.4 Details of Structural Components, i.e. columns, beams,
and slab
2.1.2.5 Detail of Roof Trusses
2.1.3 Electrical Drawings and Details
2.1.3.1 General Electrical Notes
2.1.3.2 Lighting and Power Layouts
2.1.3.3 Schedule of Loads
2.1.3.4 Riser Diagram
2.1.4 Sanitary and Plumbing Drawings and Details
2.1.4.1 General Notes
2.1.4.2 Clean Water and Sanitary Layouts
2.1.4.3 Septic tank and Catch basin Details
2.1.4.4 Isometric Layout and other blow-up Details
2.1.5 Specifications (if applicable)
2.1.6 Budgetary Cost Estimates (if applicable)

3.0 BASIC FEE

3.2 Signing and Sealing of Fees of the Architect and Allied Professionals:

3.3 The total cost of Services based on the above tabulated scope of
services to be rendered shall be with a sum of Sixty-one Thousand Pesos
(Php 61,000.00) only.
3.4 The following items are specifically including the scope of other allied
Engineering Services i.e., structural design, electrical, sanitary and
plumbing design services.
3.5 The cost of surveys, soil investigations and other tests shall be made at
the Client expense.

4.0 MANNER OF PAYMENT
4.1 Upon signing of this Agreement, an amount equivalent to Twenty-five
Percent (25%) shall be paid by the Client to the ARCHITECT, as the
minimum payment for Architect’s basic services that shall cover the
mobilization component of the services.
4.2 The balance of the Basic fee for the production of drawings shall be
payable upon completion of the working drawings together with the
fees of the allied professional in signing and sealing of the said plans and
specifications as provided for under this Agreement together with
previous payments equivalent to One hundred percent (100%) of the
basic fee.
4.3 Upon request of the Architect, the Owner agrees to make partial
payments during each of the various stages of work, provided that such
payments are within the frame work of the payments outlined above.

5.0 SEPARATE CONTRACTS


5.1 The Architects fee applies to work under one general contract only
which is only intended for this project, for other projects similar in nature
shall be quoted separately.

6.0 OWNERSHIP OF DOCUMENTS


6.1 Contract documents shall remain the property of the Architect in
accordance with RA 545 and PD 49 whether the design is executed or
not. Additional copies when required will be for account of the Owner.

7.0 RIGHT OF CLIENT TO REUSE THE PLANS AND SPECIFICATIONS


7.1 For the projects beyond this contract, the CLIENT reserves no right to
construct another project from the set of plans and specifications
developed for this project without full authority to use by the Architect.

8.0 AGREEMENT BINDING ON SUCCESSORS AND ASSIGNS


8.1 This agreement shall be binding upon and inure to the benefit of the
partners, heirs, executors, administrators, successors and assigns of the
respective parties hereto.

I trust that the foregoing service proposal shall merit your favorable
consideration and kind approval.

Should this service proposal acceptable, payment of 25% of the Basic


fee may be given to the Architect in Cash, or in Bank Transfer to the account
detailed as follows:
