Project Title A Proposed Two Storey Residential House-Two Bedroom Villa

Lot Unit B2-L7
Reporting Period January 1-5, 2024
Report Date January 6, 2024

SUMMARY

The current project involves the construction of a two-storey

residential villa. Key features of the villa include: two bedrooms (one
master bedroom and one extra bedroom); maid's room; full bathroom;
powder room; open layout of the kitchen, dining, & living room, with a
viewing deck and a one car garage.

The villa is an ongoing project, and according to the current

status observed by the OJT interns during their first week of
internship, significant progress has been made. The basic foundations
are already in place, indicating a solid start to the construction. The
plastering work, which is crucial for the finishing of the walls, is still in
progress. Structural elements such as beams and columns, along with
the trusses and purlins, have been successfully installed, providing the
necessary support for the building. However, the stairs have not yet
been installed, which is a critical component for accessing different
levels of the villa. Additionally, the roof in the garage has not been
started, leaving that area exposed. Interior features such as doors,
windows, and flooring are also pending installation, which are
essential for the completion of the living spaces. The electrical and
plumbing layouts are currently ongoing, ensuring that the villa will
have all the necessary utilities once completed.

In addition to the structural progress, some exterior features

have also been addressed. The canopy, which provides shade and
protection from the elements, has already been completed. This adds
both functionality and aesthetic appeal to the villa. The setbacks,
which are the distances from the property boundaries to the building,
are within the required limits, ensuring compliance with zoning
regulations. The foundation works are in good condition, indicating a
stable base for the entire structure. These completed tasks are critical
for the overall integrity and functionality of the villa. As the project
continues, the focus will likely shift to the completion of the interior
features and finishing touches, bringing the villa closer to its final form.

DOCUMENTATION

- On the first day, we embarked on

an all-around tour of the Aduna
Villa with Architect Cy and Engineer
Zeus. As we visited various units
within the villa, Architect Cy asked
detailed questions about the names
and specifications of different
materials and architectural
elements used throughout the
property. Our team was assigned
two specific units to monitor and
evaluate for their construction
progress, ensuring that each stage
met the required standards and
timelines.

- On the second day, Architect Cy

gave us the blueprints of the units
to verify if the construction aligned
with the planned designs. We
began our day by visiting our
assigned units, ensuring they were
progressing according to the
specifications. Additionally, we
visited a unit in the initial stages of
construction, where we observed
the footing process. We also
witnessed the creation of beams
and columns, including the
formation of stirrups and the
precise spacing required for
structural integrity. .
DOCUMENTATION

- On the third day, we did not check

our assigned units because we
visited Elizabeth Home, where our
classmates were assigned. The villa
there was in the early stages of
construction, and we witnessed the
creation of the foundation. We
interacted with the workers, asking
questions about the processes they
were undertaking and the specific
tasks they were performing. This
visit allowed us to gain insights into
the foundational aspects of
construction and learn directly from
the hands-on experiences of the
workers on site.

- On the fourth day, as we visited

our unit, we noticed that plastering
had already begun on the front side
of the house. Upon climbing to the
second floor, we observed that the
finishing work inside was also
starting. Additionally, shoring was
installed on this day, which we had
not seen on the first to third days.
This installation is crucial as it
prevents the structure from
sagging, ensuring the integrity and
stability of the building as
construction progresses.
DOCUMENTATION

- On the fifth day, we witnessed the

continuation of plastering on the
front side of the villa, with
plastering also beginning on the
back side. However, we noticed
that the cracked beam we had
previously seen was still not fixed.
Additionally, the column exhibiting
honeycomb issues remained
untouched, indicating that these
structural concerns had yet to be
addressed.

SUMMARY

The current project involves the construction of a one-storey

residential villa, designed as a single-detached house. Key features of
the villa include: one master bedroom with a loft bed; full bathroom;
powder room; open layout of the kitchen, dining, & living room, with a
viewing deck and a one car garage.

The villa is an on-going project and as per current status

witnessed by the ojt interns in their first week of internship, the basic
foundations were already in place. To elaborate, the garage has two
columns built in place while the deck has two pre-fabricated columns
standing upright with an unpatched column holes. The main part of the
house has already been installed with conrete hollow blocks in all
walls, the columns and beams has been seemlessly integrated within
walls. Although some parts still require plastering, door jambs, backfill
and slab-on-grade are still pending, the outlet & switch locations,
plumbing layout, and circuit pipe layout were completed. Septic tank
and grease trap receptacle holes are yet to be created. In addition, no
fixtures, lights, and panel board are installed. The canopy are already
built and only the roof frame was already installed in place, except for
the garage roof frame. As for the rest of the exterior components, the
deck, concrete step boxes, and catch basin canals are still absent.
Overall, the status of the project has a long way to go, and is expected
to finish by the second half of this year, barring any unforeseen
setbacks during construction.

 Canopies are already built,
however it is slightly
leaning downwards, the
plan requires a leveled
canopy from the horizon.
 Water supply layout has
already been installed in
place, although based on
the pipe channel on the
