Group/Zillow Closing Services (ZCS)- Multi- State/Remote
Joined the company during the expansion of the home renovation division to perform a wide variety of
escrow and title duties for the Florida (Orlando) market. Review purchase contracts as they come in for
accuracy and work very closely with Escrow Officer with support and Transaction managers with
assisting in duties to ensure a seeming less closing process. Obtained and reviewed title commitments
for any judgements, liens, etc., tax liens, mortgage payoffs from lenders, HOA estoppel letters, lien
searches and survey of property (resale transactions) from vendors used for review and ordered any
updated items if needed. Prepared prelim CD’s, CPL (closing protection letter), generated estimated title
fees, and other required title documentation for lenders title packages. Input proration of taxes,
commission percentages and amounts and any additional charges related to the transaction to create
CD/settlement statement. Followed up on and assisted title curatives on any issues related to the
transaction to clear up any title discrepancies. Followed up of all escrow transactions. Extensive
communication via phone and email with sellers, buyers, realtors, brokers, and lenders (resale
transactions) and other parties related to the closing transaction.

Hired as a Disburser preparing files to ship to lenders. Promoted to Escrow Assistant assessing
residential real estate files as the final reviewer for investor purchases of residential properties through
Opendoor. Reviewed titles, ordered mortgage payoffs from lenders, HOA estoppel letters, ensured that
key documentations were received including utility bills and balances were correct, and coordinated and
scheduled closings to any of our 23 offices. Used Softpro Select Title software to open and assign
contracts; served as a primary liaison with sellers in Georgia. Promoted within 11 months from Escrow
Assistant to Team Lead Post Closer resolving lender issues, reviewing/auditing files and preparing lender
packages. Served as a final reviewer of all closed files in a high-volume environment.
