CONTRACT TO SELL

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT TO SELL is made, executed and entered into by:

VICTOR C. GOC-ONG, of legal age, married to MA. ROWENA F. GOC-ONG, Filipino, and
with residence and postal address at Corner Villa Dolina Subdivision, Brgy. 82, Marasbaras, Tacloban
City, hereinafter referred to as the “ SELLER”;
-AND-

MARIA TERESA LIMONAR, of legal age, Filipino, married and with residence and postal
address at 67- Pangasinan St., Bago Bantay, Brgy. Sto. Cristo, Quezon City, hereinafter referred to as the
“BUYER”.

WITNESSETH;

WHEREAS, the BUYER offers TO BUY FROM THE SELLER a condominium unit at El
Pueblo One Condominium with unit number UGL 105A, in a total amount of NINE HUNDRED
FIFTY THOUSAND (950,000.00).

WHEREAS, the SELLER has agreed to sell to the BUYER, a condominium unit at El Pueblo
One, Unit No. UGL 105A, situated in El Pueblo One Condominium, Kingspoint Subdivision, Bagbag,
Novaliches, Quezon City, covered by Condominium Certificate of Title No. 004-2016019957, and
more particularly described and bounded as follows:

“Unit UG –L 105- A- A Residential Type Condominium units located at the Upper Ground Floor
Level of El Pueblo 1 Condominium Phase 3, Containing an area of 19.80 square meters, more or
less;

NOW THEREFORE, for and in consideration of the foregoing premises and the sum of NINE
HUNDRED FIFTY THOUSAND (950,000.00), Philippine Currency, payable in the manner stated
below, the SELLER hereby agrees to SELL, CEDE, TRANSFER, and CONVEY to the BUYER,
her successor/s-in-interest, and assigns of the above-described property, subject to the following
terms and conditions:

That the BUYER shall pay in two parts – Five Hundred Thousand Pesos on January 15, 2024 and
Four Hundred Fifty Thousand Pesos (P450,000) on January 16, 2024;

Thereafter, a Deed of Absolute Sale will be executed by herein Seller and Buyer.

IN WITNESS WHEREOF, the PARTIES hereunto affixed their signatures this ____ day of
__________ at Novaliches, Quezon City.
