The ability to purchase or rent a property depends on the economic strength of the
buyer or tenant, which in turn depends on the economic prosperity of the state or nation.
Due to the current economic reality of Nigeria, the property market is experiencing low
demand and low level of buyer activity. This tend to be the opposite for rental
properties. Rental properties have high demand and high level of tenant activities. This
is due to the increasing population with limited accommodation.
There much competition in the real estate sector. It is therefore important to know why
many properties are selling and renting faster with well-priced priced property selling
and renting within few weeks from being available in the market. Below are some tips
on how to sell or rent a property without much struggle.
1. Review Price.
The first step is to start with price review of the property. Have you pegged a realistic
price compared to current selling or rental prices in same area? You need to speak to
your agent or valuer to get and obtain a list of latest sales and rents to compare with
yours. There may be too many similar properties in the market which you may be
competing with. Some of these properties may have lower prices or offer same price as
yours but with some extra features.
2. Add Key Features.
You will need so add some key features to your property to distinguish it from the
others. This will add more value to your property and make it attractive. For instance,
just some extra ceiling fan, air-conditioner, mirror in the bathroom or anything more than
the ordinary might just be the focal point of your rental property. In terms of a property
for sale, you may add some smart technology devices, painting color combination,
modern design, conservative means of energy consumption etc. will work the magic.
3. Marketing and Advertisement Strategy.
Is the marketing optimal? You need to take good quality photographs and have an
enticing description that catches the attention of the buyers or would be tenants at a
glance. Take advantage of social media ads such as Instagram, Facebook, twitter,
telegraph etc. There are also online property sites where you can advertise your
property free of charge. You can also put-up bulletin boards or sign posts in strategic
areas as well as inform your contacts.
4. Engage an Estate Agent.
Sometimes you may need to engage the services of a very good estate agent to help
sell or rent that property. If you have one already and such agent is not giving it their
best, it might be time to change to another agent.
