DESIGN REALISATION DESIGN STRATEGY SITE CONSTRAINTS

site boundary

the site boundary sits on the boundary of the existing buildings, surrounded on 3 sides by pavements and the other by a party wall. site storage will be an issue. some materials may need to be stored offsite.

party wall

the east boundary of the site is a party wall between 68 and 69 whitechapel high street. a party wall agreement will need to be written up and signed by both parties, a qualified surveyer will be involved in this.

rights of way

rights of way run along 3 sides of the site, these will need to be retained in any proposal on the site. these rights of way may have to be temporarily closed off during the work.

building over pavement

the proposal involves extending the elevation over the pavement to the edge of the road. this pavement will need to be closed whilst the work is undertaken and precautions taken to avoid and debris falling into the road.

listed elevation

the existing building on the site has a listed elevation on its north and west sides. it also sits within a conservation area. listed building and conservation area consent will need to be obtained.

adjoining building sight lines

planning regulations state that a new development adjacent to an existing building should not sit within an angle of 45o horizontally of an existing window. the proposal will need to sit behind this line.

site deliveries

the only area that can be used ofr parking up of delivery vehicles is an existing layby in the road. permission will need to be obtained to use this during construction.

proximitey to subway

the site is in the subway which east underground to be undertaken

very close proximitey to provides access to aldgate station. surveys will need before an excavation work begins on site.

DESIGN REALISATION DESIGN STRATEGY CLIENT AND CONTRACT

the project is set in the year 2010, julian harrap architects have obtained permission to restore the facade at 64-68 whitechapel high street to its original condition. the project is part of the high street 2012 scheme which involves giving the buildings a facelift in preparation for the london 2012 marathon to pass by. however the marathon route changes and will no longer pass through whitechapel high street. the funding for the restoration falls through and the local council look for another investor to come into the area. As part of the london 2012 team edf energy take on the prominent site as a test ground for energy research, taking inspiration from the olympic values the building will be powered by himan movement and will remain in place as a legacy well after the games have finished.

we are proud to be an official partner and the official electricity supplier of the london 2012 olympic and paralympic games. we are using the power of the olympic games to encourage people to change the way they think about and use energy. we will deliver our low-carbon vision for london through the development of several innovative projects that will leave a positive legacy beyond the london 2012 games. we are helping to create a community and environmental legacy for the games, working with young people in london through the legacy champions programme CLIENT CONSULTATION METHOD OF PROCUREMENT edf energy official electricity supplier to london 2012 high street 2012, tower hamlets, transport for london, english heritage management the design is the responsibility of the client and their consultants, the contractor will be responsible for defining packages of work and managing the carrying out of the work. this method allows detail design to run in parallel with on site construction, this will allow on site development and testing of the energy capture devices. construction management the construction manager manages the carrying out of the work by trade contractors but the client is involved in the directing of the project and the contracts with the trade contractors are directly with the client. the construction manger will maintain a relationship with the client and as new technologies become available they will manage the retro-fitting of these into the building.

gym pods the pods act as energy cells where the energy expelled by the body on th egym equipment is captured and used to power the rest of the building. the users will accumulate energy points for the amount of exercise they undertake in the gym which can be exchanged for cinema tickets.

market area the elevation of the building has been broken up and the boundary between the building and high street has been removed. the ground floor is an extension of the high street which can be utilised by market traders.

juice bars the users of the gym require energy in the form of food to produce movement in the gym. the juice bars will act as refueling stations for the gym users and also provide refreshments to the cinema audiences.

Heated greenhouses the heated greenhouses will be used to grow high energy fruit and vegetables to supply the juice bar. the plants will be fertilised using the waste products of the urea electrolysis process. The greenhouses will be heated using air from the bore hole.

vertical circulation two staircases and a lift serve the buildingthe main staircase at the west end of the buidling opens onto the juice bar areas on each level. a second stair acts as a fire escape stair and serves the basement level. the lift will be a scissor lift which passes all the way through the buidling.

horizontal circulation there is a circulation zone which passes between the gym pods and the hall on each level. there are larger areas of circulation around the juice bars so these areas can act as small foyer areas.

plant the plant areas are located in the basement, including storage, energy stores, ventilation and urea electrolysis areas.

wc/changing wc and changing areas are provided in the basement for the users of the building. these will supply the urea for the energy production through electrolysis.

electrical energy to rest of building

electrical energy

the building is a test ground for capturing energy from the body. it serves to provide the enrgy cycle required to produce kinetic energy in the body to capturing that energy. starting with solar energy which is captured by the plants in the greenhouses the energy is then transferred to the body through high energy fruit juices and then this energy is expelled by the body in the gym pods where specialist exercise equipment is used to convert it into electrical energy.

DESIGN REALISATION DESIGN STRATEGY POD CONSTRUCTION

the pods will be constructed using a panel system called kalwall. the panels consist of an internal grid core of interlocked thermally broken composite i beams bonded to translucent glass fibre insulation with external acrylic face sheets. the density of the glass fibre insulation can be varied to allow different levels of light to pass through. the insulation diffuses the light to given an even spread of light within the pods. the density of the insulation will be reduced for the heated greenhouses. the system provides u values of 1.25 - 0.28 w/ m2k. 1.acrylic face sheets 2.translucent glass fibre insulation 3.thermally broken composite i beams

DESIGN REALISATION DESIGN STRATEGY HALL CLADDING

1. ACOUSTIC CLADDING THE TIMBER CLADDING OF THE HALL WILL BOUNCE SOUND IN MANY DIFFERENT DIRECTIONS WITHIN THE ROOM REDUCING ECHOES, MAKING A MORE CRISP ACOUSTIC. SOUNDS THAT PASS THROUGH THE TIMBER LOUVRES WILL BE ABSORBED BY THE INSULATION PANELS BEHIND.

2. VIEWING ANGLES OF LOUVRES VIEWING THE CLADDING FROM DIFFERENT ANGLES WILL GIVE THE HALL TWO DIFFERENT FACES, THE OPEN SPACE USED DURING THE DAY AND THE BLACKED OUT CINEMA SPACE. A.FRONT OF CINEMA LOOKING TOWARDS AUDIENCE 3. DIFFUSE LIGHT THE LOUVRES ACROSS THE WINDOWS WILL DIRECT LIGHT TOWARDS THE FRONT OF THE SPACE, THIS MEANS THAT NO ONE IN THE AUDIENCE WILL HAVE DIRECT LIGHT INTO THEIR FACE. B.AUDIENCE VIEW LOOKING TOWARDS FRONT

A. ONE SIDE OF THE TIMBER LOUVRES WILL BE LEFT AS THE NATURAL EXPOSED FACE OF THE TIMBER. A LIGHT COLOURED TIMBER SUCH AS BIRCH WILL BE USED, WHEN VIEWED FROM THIS DIRECTION THE HALL WALLS WILL APPEAR LIGHT AND THE ANGLE OF THE WINDOW LOUVRES WILL MEAN LIGHT BOUNCES INTO THE HALL TOWARDS PEOPLE FACING THIS WAY.

THE ANGLE OF THE LOUVRES WILL ALSO MEAN THAT ANYONE FACING FORWARD WHEN THE SPACE IS BEING USED AS A CINEMA WILL NOT BE ABLE TO SEE REFLECTTIONS OF THE SCREEN IN THE GLASS OF THE WINDOWS

B. THE OTHER SIDE OF THE TIMBER LOUVRES WILL BE PATINED OR STAINED TO BE VERY DARK. THIS IS THE DIRECTION THE CINEMA AUDIENCE WILL BE LOOKING IN, EVEN WITHOUT THE BLACKOUT DOORS SHUT THE ANGLE AND DARKNESS OF THE LOUVRES MEANS THAT NO LIGHT FROM THE WINDOWS WILL BE BOUNCED BACK TOWARDS THE AUDIENCE AND NO REFLECTIONS FROM THE GLASS IN THW WINDOWS WILL BE SEEN.

DESIGN REALISATION DESIGN STRATEGY STEEL FRAM CONNECTIONS

to support the cantilevered pods the steel beams which lie parallel to the cantilever will need to be connected to the columns of the structure with moment connections, this will allow the force to be transferred back through the structure and the beams will effectively act as one solid beam tied back into the building. to allow for ease of disassembly they will be bolted moment connections.
