What Factors Affect The Building Code Title 24?

Building code Title 24 has been there since the establishment of the California Title 24 calculations. The codes, however, underwent a major amendment in 2007. The new changes came into effect on 1st January 2008. Between the changes were codes on fire safety, environmental friendly construction and equal access for persons with disability. The aim of the amendments was to ensure that California adapted new policies with the change in technology. The introduction of California Fire Code was to enhance safety measures in all buildings, in California. The Building code Title 24 inspects and ensures that measures like installation of fire extinguishers, emergency exits and switches are done in all the buildings. Any building not meeting the standard is not eligible to have a California building code. On the environmental friendly aspect, all building owners should ensure minimal pollution during and after constructions of the buildings. It had been reported that 30-40% of energy in California was being wasted in residential buildings. To reduce the wastage of energy, the California Energy Commission introduced more provisions in the Energy codes. The cost of energy has increased over the years and the California Building Standards Commission aims at reducing the amount of wasted energy. By regulating the amount of energy consumed, the commission not only ensures low cost of energy, but also even energy distribution. If you are planning to construct a building, here are some of the things that will determine your building code Title 24. Location This is one factor that determines every buildings California Title 24 building codes. Codes for buildings in the city and those far from the city are different. Most buildings in the cities are commercial while residential buildings are constructed in the neighboring towns. Normally, non-residential buildings consume more energy than residential buildings. The fire codes are also determined by the location of the building. Buildings within or near the city is vulnerable to fire accidents than residential buildings. The commission must therefore inspect how vulnerable a building is to fire to determine its codes. The location factor can also be affected by how vulnerable a location is to natural disasters such as earthquakes, mudslides and floods. Building owners are not permitted to build high-rise buildings in areas vulnerable to the above natural calamities.

Size, Design and Style of the Building For the commission to determine the codes of a building, it must inspect the size and design of the house to be constructed. A larger building requires more safety measures than a single family building. A high-rise building, for example, should be installed with many fire extinguishers and at least one exit door in every floor. The building is also expected to consume more energy, it is therefore, required that the building should be installed with energy-saving appliances to reduce the amount of energy consumed. These are some of the factors inspectors and regulators from the county and municipal councils will look at before determining your buildings Title 24 codes. It is recommended that you hire licensed regulators and inspectors approved by California Building Standards Commission, to do California Title 24 calculations.
